The Space

Spacious sleeping room, with a big window, morning light and garden view - with fragrant lavender and Honeysuckle vines just outside.

Enjoy restful sleep on a very comfy, queen size, low bed. If you eed storage, there is a big Closet, (partly shared with the Host ) an Armoire with dressing mirror, built-in cupboards, desk and chair, lamps, peaceful sage green walls The high white ceiling has soft lighting and a 3-speed ceiling fan. RESERVED, as of early June ~ on a week-to-week basis by a past House-mate. Inquire or make offer - changes can happen. All common areas and the large yard and porch. Free off-street parking - but the City bus 22 come to the yard. The 87 runs along 102nd weekdays, between MAX stations - and the Cross-town 71 and Sandy Blvd 12 run later than, 7 days a week.

The Neighborhood

Parkrose is pleasant and quiet, lots of trees. Great for walking and BIKING - and a farmers market is on 122nd. LOTS of Food and shopping is nearby, with easy freeway, Bike path, and bus access.

Getting around

A short-hopper City bus 3 22 comes to the property- and it links to MAX trains and additional major bus-lines! In addition The 87 runs along 102nd weekdays, and the Cross-town 71 and Sandy Blvd 12 run later than both, 7 days a week. ALL CARRY BIKES! Bring a lock to use FREE Bike Lockers at MAX Stations!

Other Things to Note

A wonderful fireplace is available if you know how to open the damper and can be SAFE. Free use of wood from under the carport, and kindling from east fence area. (Be very careful - watch for nails or spiders when handling firewood!) Please close doors and walk QUIETLY - others may be in the house who need to sleep. Thank You!

  • Julie's room on the main floor was perfect for my 12 day stay. It had a bed and desk with plenty of room. Julie was kind and present for my check-in. She knows tons of great places to hang in Portland and is mindful of the earth, ensuring guests use compost, recycle, & minimal waste. Her place is nice, inviting, abd accessible to Trimet (line 22 stop is literally right outside her door). If she is not at the house she promptly responds to text. I would def stay with julie again snd recommend her place to anyone.

  • I really enjoyed my stay at Julie's. She is very helpful and sweet and the room was perfect for what I needed. Excellent location--getting downtown was super easy thanks to the bus stop right outside the door, and one just a few blocks away. If I ever go back to Portland I would definitely want to stay with Julie again!

Due to a Change - the upstairs Master is available immediately til end of June - but NO SMOKERS or Pets, please. The room is dark and peaceful - it is a sleeping room. The house IS now on the real estate market...so Sunday afternoon and possibly other daylight hours - Brokers will need access to each room for a walk thru or inspection.. My Broker jesse and I will try to reach each person at least 2 hours in advance. Sorry for any inconvenience. Several Buyers say they are working on Financing details. Seems many are in transition) Thanks for being flexible and patient. We can all support each other like decent humans. The utilities room does have a double sink with sprayer, which can be used for Hand washing - a recently replaced Washer, and Dryer. A Clothes line and Rack are outside the side door for SOLAR drying. The rack is great - just move it to a sunny area, and a whole load of laundry dries fast! 30 days minimum notice will be given if I accept an Offer on the house. Unsure if new Owners will offer rooms, sorry. Most say the basement will be available for Guests. I don't know yet if I will own another place for a few years yet either. Sigh...MAYBE tho! Will add rooms to this service as soon as I can. Thank You. A low-flow shower-head that was un-popular (last Spring) in the main floor shower was replaced long ago...so come get wet! The NEW shower-head is rather lively. It has a simple switch for escape, I mean...for water and energy conservation. Just flip the switch to slow the flow to a trickle for soaping up, then switch it back to an energizing strong flow to rinse, without losing your water temperature adjustment. Neato. Please try to keep floors dry...Ok to use a hand towel for that and put a CLEAN new towel in it's place from the UPPER cabinet. TY The Stove will be repaired, or replaced, as soon as the repair guy can come.,,some connections are getting loose on burners. Except for Glass, ALL PLASTIC, TIN and PAPER go into paper bags, and are collected in the garage to deliver to a nearby Depot at least quarterly. Next garbage pick-up is June 3, at the street-side near the carport. ( A grey 36 gal container goes out the nite before) Thanks for being responsible for the planet ~ and for helping to reduce the waste stream. DO ask, in advance, if additional storage is needed in some rooms - I have no way of knowing if you need more than the usual roller bag and duffle, otherwise. Also allow time for a tour and chat the first day in case any changes are needed for your comfort. Thank you! REMINDER: Every Guest needs to clean after themselves. Kindly put your NAME or Initials on your food labels, so I know what goes after you move on. ..and don't eat anyone else's food. When done, scrape ALL food scraps into the compost bucket, and put rinsed dishes in the Dishwasher, for sanitizing. So simple and fast to do! THANX! No Maid is present, nor mom around to watch your habits, lol. The Host does, or arranges for, routine cleaning...but if you use any area or surface - kindly leave it clean for others. Household towels and sheets can go in the laundry drop, main floor bath cabinet to the laundry area below. Portland is an urban rain-forest and it is very alive and healthy eco-system...and slast spring and summer was warmer and more humid than any in memory. SO: Boric acid is available and present, for window areas and corners. If you see ANY ants or other crawly critters indoors - kindly take the initiative to deal with it - as I can't enter your personal, area and don't know what you see unless you communicate. The Boric acid dusting is easy to do, and No poison need be sprayed in the house. Thank You for being a reasonable adult to take responsibility for the shared environment. Towels and other bath Items you may need are in the upper Cabinet. Space can easily be made for your Kitchen items in the upper left kitchen cabinet near the stove. Please mark your name on items you store in the fridge or cabinets, so i know what to clear out after you depart. MUCH appreciated! It's very peaceful here, and summer has arrived, though in our urban rain forest we still can have cool mornings and evenings, so bring warm clothing, or dress in layers. The front, side and back yards are shady, with sunny areas, and VERY pleasant surroundings - like having your own PARK in the city. Come enjoy it! Be competitive in your offer if you want a room in Portland now - AND READ CANCELATION POLICIES. IF YOU ARE PICKY..COME IN ADVANCE TO LOOK IF YOU CAN. Many inquiries may be in the works, and Reservations can be final any hour. RESERVE FROM YOUR OWN ACCOUNT, please - First to confirm gets a space. I do my best do check in with current and returning Guests and prior inquiries, before accepting new Reservation requests, if the system allows it. PLEASE help keep the kitchen and other common areas tidy, as I may not be there every day to pick up after you, and recovery from car accident injuries prevents strenuous work. Two fridges are now in the main kitchen. The EAST wall fridge in the main kitchen is for Guests. OK to bring a Dorm fridge if you want. ((website hidden) is a great source..or i hv an old one you can scrub and use.) Kindly include first and last names of each person who would be staying before arrival - and describe your vehicles or bikes that may be present so I know who to contact if needed. There is plenty of free parking, and it is a quiet street. Bikes can be locked in the garage. Rooms may appear booked - but changes happen. Please Inquire. Let's try to get all your questions answered before confirming a Booking. Lot of info already here...including bus info. 3 Buses come within 3 blocks of the house - linking to the Light Rail/Bus Malls and 24 hr Grocery Shopping! Plan $5 per day for transit - that will take you anywhere ALL DAY on any system in the metro area. Thank You. Jules is a progressive public policy advocate - and also an AirBnB traveler. Brewer and Beer Judge; semi-retired after over 25 years in Human Services, and over 10 years Consulting, and helping change the law to promote sustainable industries. Please be patient - I am recovering from a broken foot - AND a recent CAR ACCIDENT - so I am re-gaining strength and working to tackle some deferred projects... I was told to do very little housework or yard-work for this year - due to brain, neck and other soft-tissue injuries. A friend DARRELL - who looks like SANTA may present sometimes to help in the yard and garage. He has permission to shower and do laundry and can use any room when one is open. He's a lot of fun, if you like spirited conversation with humor...and is also a Craft ALE / Festival and State Parks expert. EVERYONE: please pitch in to help keep the place neat. Kindly do NOT leave wet things on wood furniture, as that ruins the finish (and this system has not reimbursed for any damages to furnishings so far...they will ask you to pay for damages) Thanks. No loud night life here - just a quiet neighborhood...with private sleeping rooms at a rate less than Hostels charge. No front Desk Staff...no Maids or Mothers either, lol. Everyone please pitch in. If you use it, clean it! Mops and Brooms are in the main Kitchen and utility areas. A Vacuum is in the basement utility area. Grocery shopping bags are here, and get you a discount for use. ** Please inquire, with your dates, and note any special needs or concerns. It helps to know your likely schedule...so everyone can get peace and privacy. TY! ** - Large BASEMENT space with en Suite bath - - Master BR - - Mini-Suite - Main Floor Bedroom with built-ins and garden window - used by Owner now. Make an offer early, if you need it - so help can be hired to clear it out for you. - Small Upper Room - available, but needs a bit of paint on a chimney and ceiling around it. Cheapest place in PDX, perhaps, for short stays mainly Spring-Fall. TIP: If you can get something Private for $30/night downtown, or in Alberta or Hawthorne, ect TAKE IT - especially if you like to walk to food and activities in those zones to save Bus Fare, (Those are noisy areas, however - can you sleep thru car alarms, party and traffic noise?) Sandy, Gateway and 122 are nearby shopping/food districts here, live music at 108th/Sandy..a fun bike ride away. House RULES ECO-Friendly household - please CONSERVE energy, Close and lock doors and windows then you are leaving for the day. READ what we RECYCLE at the CURB in Portland...ALMOST everything! Separate LIKE things in paper bags. They go to the garage 1-2x a week then to a sorting station. NO food scraps, bottles, clean paper, or tin, in the trash, please. NOR most plastics - and glass!! These are environmentally managed in Oregon. RECYCLE! Put in the Compost pail ALL peelings, shells, food scraps. Bones too. If you are a Longer-term Guest, please help take the Compost Pail to the Bin 1x a week. (West of Kn) NO CATS. No exceptions --> due to allergies, and Friends with Asthma. Don't spend all day at home, please. (Why were you coming to Portland, again? --- get OUT and work your Portland plan!) This is a NON-Commercial ste -- > with a 1 Week Minimum Stay. Host has a Diabilitiy and this IS her income. So - If you cancel a reservation on this system ...the CANCELLATION POLICY APPLIES. use the ALTER process if you need a shorter stay...and explain the issue. Perhaps it can be resolved. Please read everything here. If you can afford a Hotel, and require MAID SERVICE, by all means, go to a Hotel, or offer a higher rate - since Julie has a concussion and neck and upper back injuries now...shortly after getting off Crutches. catching up on projects...and will sell house since she can't keep up on vigorous garden plan anymore. It is often cool at night in Oregon, including Spring. and some summer nights. Pack LONG sleeves - warm socks, gloves, a hat...warm clothing. Central gas heat November- March...but this is a Brewers house, and cool Temps are also preferred for healthier air. Heat will NOT be set here to the 70's. (If you want that, please stay elsewhere) Bring sweaters, warm jammies, long-johns, warm robe and slippers if coming fall-Spring. Jules has 4 electric blankets available, very nice for initial bed-warming - but turn off ASAP after bed is comfy --> for conservation and to avoid exposure to EMFs. Please turn OFF Radiant/other space heaters when you leave the room...and EVERY time before you use a microwave...they may be on the same circuit. DO NOT use indoor space heaters outdoors. (yes someone did that...) There is a pleasant INDOOR Fireplace, and Julie will help you get it going safely. OPEN DAMPER before lighting - ALWAYS - and leave it open the next FULL day. Close screen before leaving the room EVERY time - sparks can SUDDENLY fly across the room, even if no flame is visible. Please inquire first, with dates in your note. Thank you! Host receives Phone texts, email,and checks this site most days. Most evenings my Guests have a great house all to themselves. Bake, create art, turn up music, do laundry, read, just relax! Fix a healthy breakfast, but do not spend all day here please - for now, this is my home office. The mini-suite and basement are large enough to linger for a bit for reading,but do not stay all day running SPACE HEATERS. . Get out to enjoy the city, Oregon COAST, magnificent GARDENS, Columbia River GORGE and many nearby waterfalls, and more of the region! KYAK, SKI, go Skate-boarding, BIKE, take LONG Walks. Try all our Brew-Pub THEATERS! Food Pods Breweries and Happy Hour Food is GREAT in Portland, #1 in the USA. Frequent interruptions tend to wear out one's welcome, yes? Also please keep wood furnishings (and floors) clean and dry. If you borrow some of my beans, rice, flour, ect for cooking, that's probably fine, just leave me some, please. YUM!! Guest Cupboard and storage items are left of the Stove. . My Guests need to have courtesy, humor, common sense, and MUST be independent. My friends Roy and Dale can help in a pinch, and I am usually available quick - by SMS or phone. My house has plenty of on and off-street parking...and it is FINE to park across the street, to the west, also. OK to park in driveways in front of Garage and Carport. Neighbors are decent people, but the blue house to the North does not like Cars parked in front of their fence. TY! This peaceful Portland Craftsman is a corner property, near 2 major Freeways, Public Transit, the PDX Airport. #22 Bus comes to the house from GATEWAY Transit Center. Major shopping stores are there too! (just a 5 min short hop by bus) Another bus links us to TWO Transit Centers w/in 5 mins. The 87 runs along 102nd, just a couple blocks West of the property. Transit Planner and real-time Transit Tracker tools. 5 spaces - have separate Calendars and varied photos of the property - so please look around, then inquire from the Room Listing of MOST interest to you, so the Calendar for THAT space will work. Inquiries accepted now...always include dates as you best know them. Either of us can propose an Alteration to a Reservation. I have a Library of Travel Books, CDs, and language study materials you can borrow while here. A LOT of VHS Film and music CDs too. Classical and Rock Cassettes, Yes, lol. If interested in Purchasing, OR BEING A CO-OWNER at the Property, please ensure that you Qualify for Financing. (I found Properties at the Coast I'd like to buy...so now is the time to consider a change) LEASE-OPTION POSSIBLE for this property. Buyers could come any daylight hour...and will NOT enter any closed door without permission. Ok to request just 1 or more rooms, while you work to Qualify for Financing ~ and Save a Down-payment to Purchase! A large Down or Option Fee is required if you want Julie and her stuff gone full-time.
