Interaction with Guests
You probably will rarely see other Guests. Housemate Mel is quiet and respectful. All Guests need to respect the peace and privacy of others....someone may be sleeping or studying. I saty Part-time and am usually there a couple afternoons a week to clean, ect. Please text or phone , as needed, or send messages using this system. The system wont display phone numbers til a reservation is confirmed, fyi.
Parkrose is pleasant and quiet, lots of trees. Great for walking and BIKING - and a Farmers Market is on 122nd. LOTS of Food and shopping is nearby, with easy freeway, Bike path, and bus access.
A short-hopper City bus # 22 comes to the property- it links to 3 MAX trains and additional major bus-lines. The 87 runs along 102nd weekdays, and a Cross-town 71 runs thru Prescott just north by the Elem School, and Sandy Blvd 12 runs later than both, 7 days a week. (if you are going east toward Gresham, the 21 goes that way and back - it meets the 12 at Parkrose SUmner Transit Center) ALL CARRY BIKES. Bring a lock to use FREE Bike Lockers at MAX Stations!
Other Things to Note
A wonderful fireplace is available if you know how to open the damper. ALWAYS close the metal grate before leaving the room, to be SAFE. Free use of wood from under the carport, near doors and kindling from trees east of the property. (Be very careful - watch for nails or spiders when handling firewood!) Please close doors and walk QUIETLY - others may be in the house who need to sleep. Thank You!

Explore Portland! Don't hang out here all day. Invite other Guests to go explore or see a movie with you. 2 for 1 cheap movies Tuesdays at Academy Theater, in Montavilla. Great Cafes, Coffee, pool, music and Pubs there too.
Nice home in the park rose neighbourhood. Julie was there to welcome me to her house and show me around. The room was as depicted in the photo and for the price was quite good. This is a great place for someone moving to portland and wanting to live temporarily.
Julie is very down to earth and her home is very vintage with a great wild overgrown garden. Most of us staying there made good use of the kitchen facilities. There are two easily accessible bus lines, and if you miss the connecting bus, the MAX is only a twenty minute walk away. Julie wasn't around much when I was there, but I enjoyed talking with her the times I did see her. She was very helpful and gave good advice. There's also lots of delicious tea!
This was my second stay at Julie's house. Both times I had a great experience. She is very accommodating and I highly recommend staying with Julie if you can!
Julie's room on the main floor was perfect for my 12 day stay. It had a bed and desk with plenty of room. Julie was kind and present for my check-in. She knows tons of great places to hang in Portland and is mindful of the earth, ensuring guests use compost, recycle, & minimal waste. Her place is nice, inviting, abd accessible to Trimet (line 22 stop is literally right outside her door). If she is not at the house she promptly responds to text. I would def stay with julie again snd recommend her place to anyone.
Julie is a fantastic host! She provides a calm, quiet space equipped with tons of warm blankets...she's also a very kind person and great to converse with! Her recommendations on neighborhoods and activities are spot on. Highly recommended!
I really enjoyed my stay at Julie's. She is very helpful and sweet and the room was perfect for what I needed. Excellent location--getting downtown was super easy thanks to the bus stop right outside the door, and one just a few blocks away. If I ever go back to Portland I would definitely want to stay with Julie again!

There are 3 levels and 5 possible private rooms. 1st to finalize gets the space..but please be a respectful NON-smoker. Sorry, NO pets at this time. Arrivals are normally after 3pm, so there is time to clean after a Departure. WEEKLY minimum since it is a quiet Residential area, and not a Commercial BnB.
Considering Selling the house and yard. If an Offer on the house is accepted - a minimum of 30 days notice will be provided to all Guests and Housemates. NO SMOKERS or Pets, please.
The Master is dark and peaceful - it is a spacious sleeping room. TWO walk-in closets!
Possible Buyer Tours during reasonable daylight hours. Brokers will need access to each room for a BRIEF walk thru or inspection.. We try to reach each person at least 2 hours in advance to let you know someone may be coming thru Most Guests are gone afternoons, so that's usually the timing. Sorry for any inconvenience. Thanks for being flexible and patient. We can all support each other like decent humans. In this vein - pls be patient while the Washer is repaired or replaced. DO let them in if a crew arrives with a replacement! (Crossing fingers that it will happen as promised!)
The utilities room has a double kitchen sink with sprayer, which also can be used for Hand washing of garments - there's a working clothes Dryer, Iron; Toaster, ect, and a huge selection of tea, French press, coffee maker, etc. are in the main kitchen upstairs.
A low-flow shower-head that was un-popular in the main floor shower was replaced long ago...so come get wet! The NEW shower-head is lively ~ and has a simple switch for escape. I mean...for water and energy conservation. Just flip the switch to slow the flow to a trickle for soaping up, then switch it back to an energizing strong flow to rinse, without losing your water temperature. Neato. Please skim long hair from the drain, and try to keep floors dry. Use a hand towel for that and put a CLEAN new towel in it's place. Most all items in the UPPER cabinet are for GUEST use, And a new FIRST AID KIT is there, too. TY for helping keep common areas CLEAN.
The Stove will be repaired, or replaced, when possible, as some connections are getting loose on burners. Please NEVER let burners get red hot - that causes damage.
PLEASE help sort recyclables and keep food scraps OUT of the garbage and sink. ALL food scraps, shells, grounds go in to the compost bucket by the sink.
Except for Glass, ALL PLASTIC, TIN, and PAPER go into paper bags, and are collected in the garage to deliver to a nearby Depot at least quarterly. Garbage pick-up is at the street-side near the carport. ( A grey 36 gal container goes out the nite before - we learn the exact date when I call to get on the next Pick-Up list ~> when can is full...monthly or as needed) Thanks for being responsible for the planet ~ and for helping to reduce the waste stream. IT IS WORKING in Portland - if we take a zen sec to pitch in.
DO ask, in advance, if additional storage is needed - I have no way of knowing if you need more than the usual roller bag and duffel, otherwise. Please let me know your desired arrival time as soon as possible, and try to allow time for a tour and chat the first day, so we can answer questions, or make any changes needed for your comfort. A SHARPIE pen is on top of the Guest Fridge. Kindly put your NAME or Initials on food labels, so I know what to compost after you move. Don't eat anyone else's food. Please scrape ALL food scraps into the compost bucket, and put rinsed dishes in the Dishwasher, for sanitizing. So simple and fast to do! THANX!
No Maid is present, nor mom around to watch your habits, lol. The Host does, or arranges for, routine cleaning...but if you use any area or surface - kindly leave it clean for others. Household towels and sheets can go in the laundry drop, from the main floor bath cabinet to the laundry area below.
Portland is an urban rain-forest and it is very alive and healthy eco-system...and slast spring and summer was warmer and more humid than any in memory. SO: Boric acid is available and present, for window areas and corners. If you see ANY ants or other crawly critters indoors - kindly take the initiative to deal with it - as I can't enter your personal, area and don't know what you see unless you communicate. The Boric acid dusting is easy to do, and No poison need be sprayed in the house. The safe-for-humans form of diatomaceous earth may be present occasionally. Thank You for being a reasonable adult to take responsibility for the shared environment.
The Guest Fridge is on the EAST Wall, by the large wood table and window. Space can easily be made for your Kitchen items in the upper left kitchen cabinet near the stove. Please mark your name on items you store in the fridge or cabinets, so i know what to clear out after you depart. MUCH appreciated!
It's very peaceful here, and summer has arrived, though in our urban rain forest we still can have cool mornings and evenings, so bring warm clothing, or dress in layers. The front, side and back yards are shady, with sunny areas, and VERY pleasant surroundings - like having your own PARK in the city. Come enjoy it!

I was told to do very little housework or yard-work - due to brain, spine and neck injuries. A friend DARRELL - who looks like SANTA may present sometimes to help in the yard and garage. He has permission to shower and do laundry and can use any room when one is open. He's a lot of fun, if you like spirited conversation with humor...and is also a Craft ALE / Festival and State Parks expert.

TIP: If you can get something Private for $30/night downtown, or in Alberta or Hawthorne, ect TAKE IT - especially if you like to walk to food and activities in those zones to save Bus Fare, (Those are noisy areas, however - can you sleep thru car alarms, party and traffic noise?)
Sandy, Gateway and 122 are nearby shopping/food districts here, live music at 108th/Sandy..a fun bike ride away.
ECO-Friendly household - please CONSERVE energy, Close and lock doors and windows then you are leaving for the day.
READ what we RECYCLE at the CURB in Portland...ALMOST everything! Separate LIKE things in paper bags. They go to the garage 1-2x a week then to a major sorting station.
NO food scraps, bottles, clean paper, or tin, in the trash, please. NOR most plastics - or glass unless it is broken. These are environmentally managed in Oregon. RECYCLE!
Put in the Compost pail ALL peelings, shells, food scraps. Bones too. If you are a Longer-term Guest, please help take the Compost Pail to the Bin 1x a week. (West of Kn)

Don't spend all day at home, please. (Why were you coming to Portland, again? --- get OUT daily, and work your Portland plan!)

Long Term Housemate proposals possible - but I need people who actually help out as if it was their own place, like an avid gardener, or person who LIKES mowing to make it possible to keep it. A ROOF project may happen by Fall. Best plan is to be away during days when that happens...and the small upper room will be taken off-line that week for a new ceiling also. It is too chilly in winter in that room for most people...so the Owner or Darrell sometimes use it)
It is often cool at night in Oregon, including Spring, and some summer nights. Pack LONG sleeves - warm socks, gloves, hoodie, a hat...warm clothing. Central gas heat November- March...but this is a Brewers house, and cool Temps are preferred for healthier air. Heat will NOT be set here to the 70's. (If you want that, please stay elsewhere) Bring sweaters, warm jammies, long-johns, warm robe and slippers if coming fall-Spring. Jules has 4 electric blankets available, very nice for initial bed-warming - but turn off ASAP after bed is comfy --> for conservation and to avoid exposure to EMFs. Please turn OFF Radiant/other space heaters when you leave the room...and EVERY time before you use a microwave...they may be on the same circuit. DO NOT use indoor space heaters outdoors. (yes someone did that...) There is a pleasant INDOOR Fireplace, and Julie will help you get it going safely. OPEN DAMPER before lighting - ALWAYS - and leave it open the next FULL day. Close screen before leaving the room EVERY time - sparks can SUDDENLY fly across the room, even if no flame is visible. SAFETY FIRST - always!

My Guests need to have courtesy, humor, common sense, and MUST be independent. My friends Roy and Dale can help in a pinch, and I am usually available quick - by SMS or phone. It takes 20 mins to 1.5 hrs for me to travel to the house in an emergency if I am across town.

My house has plenty of on and off-street parking...and it is FINE to park across the street, to the west, also. OK to park in driveways in front of Garage and Carport. All Neighbors are decent people, but couple in the blue house to the North prefer no Cars be parked in front of their fence.

Ok to request just 1 or more rooms, while you work to Qualify for Financing ~ and Save a Down-payment to Purchase! A large Down or Option Fee is required if you want Julie and her stuff gone full-time. Part-time / on-going housemate status is possible...as she wants to buy another Property...and is only Part-Time at the house now.
