I'm a licensed innkeeper in Austin Tx., OL V(phone number hidden). My rates include all local hotel taxes.
The Bouldin neighborhood is one of Austin's hippest areas with plenty of fun things to do and places to eat, drink and be merry. All of the pictures of the Bouldin Neighborhood on Airbnb's site are within 4 blocks of my house. It's a great walking/biking neighborhood and close to many I like to say you're within 3 miles of most anything you would probably want to do in Austin.
This is a 1 bedroom+ studio with 2 beds. 1 bath house (600 sq.ft. on) 1/3 of an acre. Full kitchen, extra linens and towels, coffee maker, microwave. My style is eclectic for sure. I'm an artist and it looks like an artist's home.
Breakdown of how many people:
1-2 people is perfect. 3 is comfortable. 4 is not uncomfortable.
5-6 is doable for instance, 2 kids.

You will share a huge yard with the big house but also have a private courtyard. I live in the big house and this is my guest house. I have 2 small dogs that will hello. Your pets are welcome for an extra charge.
One of the best things about my listing is the location
-1.5 miles from downtown.
- It's a 15 drive to Circuit of the Americas racetrack which hosts the Formula 1 Grand Prix.
-The house is about 10-15 minutes from the airport and is a cheap uber ride.
- It takes 10 minutes to get to the convention center by bike.
-The #5 bus is next door from me
- I’m 2 blocks from S. Lamar- lots of venues and restaurants. 4 blocks from South 1st-lots of trendy food trailers and restaurants. And 8 blocks to South Congress. That’s right, THE world famous part of South Congress.
- Across my back fence is Thai Fresh and Thrice coffee house and venue
- 3 blks away is Bouldin Creek Café and Polvo’s Mexican restaurant. -Zilker Park- 1.5 mi.,
-The Long Center-1 mi., and Lady Bird Lake
- This is a great place to be during SXSW as we also have SXS Austin for free everywhere in my neighborhood. And no wristbands!
-During ACL you're 5 min by bike because it's all downhill. Coming home is another thing!
-Each person over 2 During SXSW is $100
- Each person over 2 is $35 except during during F1($75)
-F1 has a 3 night minimum, ACL has a 3/night minimum
-pets are $25/day

Interaction with Guests
I will interact with you as much or little as you want. If you just want to ask questions or hear stories, I'm happy to oblige. If not, no problem. I take all social clues from my guests.
Even though gentrification and property taxes have moved a lot of what others considered "weird" but I've always considered pretty normal, there are still enough Movie stars, rock stars, and vatos to keep things interesting.
The # 5 bus is in front of my house. Walking distance to some of Austin's best restaurants.
Other Things to Note
The washer and dryer are on the porch of the big house.
-No smoking inside. The security deposit will be withheld for smoking inside the house. There are ashtrays provided outside. No butts in the yard. Bag the butts when you put them in the big trash.
-Respect the guests in the front house as well as other neighbors.
-Keep the farm fence closed.
-absolutely no fires in the pitunder any circumstances.
-The Casita has a specialized plumbing system. It’s imperative that no feminine products be flushed. If this happens, the pump costs $900- $1000 to fix. Repairs will come out of your deposit.
-I don’t lock the door and have always been safe here but you probably should.
-This is a sanctuary not a party house. Anyone that isn't a guest can't hang out all day or spend the night.
My daughter and I really enjoyed our stay at GiGi's. Her place was exactly as described. Incredibly clean and nicely furnished. We loved the big fenced backyard for our dogs. It was triple digits in
Austin during our stay and the apartment had great A/C. Neighborhood was very quiet and safe. Kitchen and bathroom were stocked with dishes and linens. Much nicer than a stay in a hotel and free WiFi.
We will definitely stay here again when we visit Austin.
We loved staying at Gigi's place! My friend and I were looking to stay at a clean, quiet, accessible place that would really feel like Austin, and this place had all of those things plus artsy charm to spare. Gigi herself was warm and friendly, and gave great recommendations for food and live music, and her dogs were cute and sweet. From the time we booked the trip through our entire trip she would respond to any questions or concerns we had via Airbnb with lightning speed which was really reassuring.
For those looking for a good location, this place was within walking distance of South Congress Street (full of cute shops and restaurants), and an easy bike ride or Uber ride anywhere around the city (we only did Uber because we went in July). The Bouldin Creek neighborhood is very quiet and residential, but not far from downtown, Zilker Park, and other tourist attractions.
I'd highly recommend staying here, and would jump at the chance of staying here again myself!
Our stay at Gigi's art studio style guest house was excellent. It was comfortably spacious and impeccably clean. And we loved everything about the boho decor. It looks exactly like it does in the pictures. She also has a very large yard (which our dog greatly appreciated!) with a gravel circle seating area which was the perfect spot to drink our morning coffee.
Gigi is a very friendly and gracious host and we really enjoyed our conversations with her. We will most definitely stay with her again on future trips to Austin.
Gigi was an absolutely fantastic host! She immediately asked how old our little one was, and if we needed a pack-n-play. Despite the listing not mentioning this, it was a very pleasant surprise. This alone made our stay so much better. Gigi also had an awesome board book to keep our baby entertained during the stay.
We even brought our little dog Bow Wow, who ended up getting along very well with Repo and Bettie! There was plenty of space for him to roam. With our baby and dog feeling comfortable, it seriously felt like we didn't even leave home!
You will not be disappointed with the furnishings of the guesthouse. The vibrant colors and quirky artwork echo the energy of the neighborhood. It was very easy to get to Lamar St. from the house, as well as to Congress. Everything we wanted to eat was within a 5-10 minute drive away. The location, needless to say, was the best we could've hoped for.
I guess the only negative thing I can say is that I wish we could've stayed even longer!
Being a road warrior, I spend a lot of time in hotels. Gigi's Guest House was the first time I really felt at home on the road. After a long day I could come home and relax and let my dog play with Betty. I plan on staying with Gigi on future Austin visits!
Lovely place to stay, the place is perfectly described as in the ad, and her dogs are the sweetest things!
Gigi's studio was really great for our stay - cozy, colorful and airy and in a wonderful location. We had bikes, but her place is close to bus lines and very walkable to S. Lamar, S. Congress, 1st Street. No need for a car! The studio is tucked back on the property so is very private and quiet. It rained tons while we were there, so we did not utilize the outdoor space, but there was plenty of it. As a host, Gigi was very communicative and friendly. Definitely recommended!
