The Bouldin neighborhood is one of Austin's hippest areas with plenty of fun things to do and places to eat, drink and be merry. All of the pictures of the Bouldin Neighborhood on Airbnb's site are within 4 blocks of my house. It's a great walking/biking neighborhood and close to many I like to say you're within 3 miles of most anything you would probably want to do in Austin.
This is a 1 bedroom+ studio with 2 beds. 1 bath house (600 sq.ft. on) 1/3 of an acre. Full kitchen, extra linens and towels, coffee maker, microwave. My style is eclectic for sure. I'm an artist and it looks like an artist's home.
Breakdown of how many people:
1-2 people is perfect. 3 is comfortable. 4 is not uncomfortable.
5-6 is doable for instance, 2 kids.

You will share a huge yard with the big house but also have a private courtyard. I live in the big house and this is my guest house. I have 2 small dogs that will say hello but stay on my porch when they're not inside. Your pets are welcome for an extra charge.
1.5 miles from downtown. Most important is the location.
- It's a 15 drive to Circuit of the Americas racetrack which hosts the Formula 1 Grand Prix.
-The house is about 10-15 minutes from the airport and is a cheap taxi ride.
- It takes 10 minutes to get to the convention center by bike.
-The #5 bus is 20 yds. from my door.
- I’m 2 blocks from S. Lamar- lots of venues and restaurants. 4 blocks from South 1st-lots of trendy food trailers and restaurants. And 8 blocks to South Congress. That’s right, THE world famous part of South Congress.
-Across my back fence is Thai Fresh and Thrice coffee house and venue
- 3 blks away is Bouldin Creek Café and Polvo’s Mexican restaurant. -Zilker Park- 1.5 mi.,
-The Long Center-1 mi., and Lady Bird Lake
- This is a great place to be during SXSW as we also have SXS Austin for free everywhere in my neighborhood. And no wristbands!
-During ACL you're 5 min by bike because it's all downhill. Coming home is another thing
- Each person over 2 is $40 except during during F1($75)and Sxsw ($100/person)
-F1 has a 3 night minimum, ACL has a 3/night minimum
-pets are $25/day

Gentrification and property taxes have moved a lot of what others considered "weird" but I've always considered pretty normal, there are still enough Movie stars, rock stars, and vatos to keep things interesting.
Bus is in front of my house. Walking distance to some of Austin's best restaurants.

great location and comfortable flat. The pictures represent the space well. I would stay here again in a heartbeat. The coffee shop behind Gretchen's flat has the most amazing vegan breads!
This was my first stay using Air BnB, and I loved it! Gretchen is a gracious, kind, and welcoming host. Her SoCo Guest House is beautiful, clean, and the perfect base for exploring Austin. The neighborhood she lives in is within walking distance to many different Austin hot spots. Also, Gretchen has two adorable puppies, which make her house feel even more cozy. I would definitely recommend staying here to anyone!
Gretchen's guest house is an Austin gem. As a previous Austinite looking to share a girls weekend it was ideal. The studio plus bedroom was spacious, well appointed, and had enough space for even 4 to sleep. The grounds were great, we read out in the sun by the fire pit, snacked on the picnic table, and cuddled with her two adorable pups.
It's all within walking distance to Uchi, Odd Duck, Bouldin Creek Cafe, Torchy's and the shops on S. Congress! We loved it. We will definitely be back.
Our first time using AirBnB; also our first time in Austin. Both experiences were great. If we get the chance to come to Austin again I would certainly stay in Gretchen's guesthouse again. It was very cold last week when we stayed but her place was both warm and cheery. It looks smaller in the pictures then it actually. A tv would have been nice, to see the weather if nothing else.
I've been hiding from the Extreme Winter up North for a spell and I have really enjoyed my stay in Gretchen's guesthouse. It's everything one would want in a guest house and Gretchen is a great host. It's within walking of #5 bus right to the capital (and surrounding hotspots) and also So. Congress and S. 1st and all it's trailers, restaurants, shops, etc. is within walking too. Thai Fresh coffee shop around the corner has great vegan coconut ice cream and gluten free baked goods (whether or not you are vegan, it's tasty). The dogs Betty and Repo are adorable and Gretchen and I are like minded individuals; we had several great conversations.
In a nutshell, you will find everything you need for a great stay in Austin; a comfy bed with memory foam topper, lots of hanging space for clothes, good water pressure, good HVAC, a functional kitchen, and private outdoor space for morning coffee or evening cocktail. Way better than a hotel people.

The guest house is so charming and super clean. And I loved how private it felt with the outdoor area and being a detached guest house.
The location is ideal. I walked everywhere from Gretchen's place. Just blocks away is 1st St and then South Congress. It's easy to rent bikes on South Congress at self-service stations, and the bus is super easy if you are not a biker. There is a direct bus to the Broken Spoke just blocks away, and I easily took a 2 min bus ride to downtown. Just pull the bus routes on (website hidden) maps...Life changing. And yes cabs are everywhere too.

This was our first Airbnb experience, and it couldn't have gone better. Gretchen accommodated our late check-in request and gave us a tour of the guest house. Her place is in a great location for exploring. It was quiet and very private, and we loved the decor. The kitchen was well-equipped, and there were nice books about the area provided. Repo was a brown streak that occasionally ran past the door, while Betty visited daily. Overall, everything was great and hopefully future Airbnb experiences will go as well as this one.
Gretchen's place is so cheery and inviting. We loved the riot of color, and the location, which was quiet but close to shops and restaurants. Gretchen made us feel right at home. Highly recommended!
My friend and I arrived in Austin during a freezing spell in Austin. Luckily the cabin we rented was well heated and very cozy! Beds are comfortable, clean bathroom with fluffy towels and well stocked kitchen if you need to cook. Walking distance to South Congress and coffee shop behind the house. Definitely stay here again if we ever come back to Austin!
Gretchen's place is truly amazing! It is one of the best airbnb experiences I have ever had. The actual guest house is set up perfectly! The set up is super cool. I loved Gretchen's decorations! The bed was comfy and there is so much room!
