The Bouldin neighborhood is one of Austin's hippest areas with plenty of fun things to do and places to eat, drink and be merry. All of the pictures of the Bouldin Neighborhood on Airbnb's site are within 4 blocks of my house. It's a great walking/biking neighborhood and close to many I like to say you're within 3 miles of most anything you would probably want to do in Austin.
This is a 1 bedroom+ studio with 2 beds. 1 bath house (600 sq.ft. on) 1/3 of an acre. Full kitchen, extra linens and towels, coffee maker, microwave. My style is eclectic for sure. I'm an artist and it looks like an artist's home.
Breakdown of how many people:
1-2 people is perfect. 3 is comfortable. 4 is not uncomfortable.
5-6 is doable for instance, 2 kids.

You will share a huge yard with the big house but also have a private courtyard. I live in the big house and this is my guest house. I have 2 small dogs that will say hello but stay on my porch when they're not inside. Your pets are welcome for an extra charge.
1.5 miles from downtown. Most important is the location.
- It's a 15 drive to Circuit of the Americas racetrack which hosts the Formula 1 Grand Prix.
-The house is about 10-15 minutes from the airport and is a cheap taxi ride.
- It takes 10 minutes to get to the convention center by bike.
-The #5 bus is 20 yds. from my door.
- I’m 2 blocks from S. Lamar- lots of venues and restaurants. 4 blocks from South 1st-lots of trendy food trailers and restaurants. And 8 blocks to South Congress. That’s right, THE world famous part of South Congress.
-Across my back fence is Thai Fresh and Thrice coffee house and venue
- 3 blks away is Bouldin Creek Café and Polvo’s Mexican restaurant. -Zilker Park- 1.5 mi.,
-The Long Center-1 mi., and Lady Bird Lake
- This is a great place to be during SXSW as we also have SXS Austin for free everywhere in my neighborhood. And no wristbands!
-During ACL you're 5 min by bike because it's all downhill. Coming home is another thing
- Each person over 2 is $40 except during during F1($75)and Sxsw ($100/person)
-F1 has a 3 night minimum, ACL has a 3/night minimum
-pets are $25/day

Gentrification and property taxes have moved a lot of what others considered "weird" but I've always considered pretty normal, there are still enough Movie stars, rock stars, and vatos to keep things interesting.
Bus is in front of my house. Walking distance to some of Austin's best restaurants.

We enjoyed staying at Gretchen's place for 4 days. The place is great for 2-3 people to stay there comfortably. Being from a city like Chicago, we did not mind walking 15-20 minutes to get to South Congress street. Would recommend taking the number 5 bus right outside the place to get to downtown for just $1.
We enjoyed our stay at Gretchen's SOCO Artist's Funky Guest House this past weekend. The guest house is very spacious. The beds are comfortable, shower is great, and it was very nice to have the full kitchen. The location is wonderful, walking distance to many different shops, dining and fun establishments. Gretchen is a wonderful hostess and her pups are so sweet. : ) I wanted to pack up Repo and take him home with me. I am already planning a return trip with my hubby for the summer.
we loved staying at gretchen's guest house. everything was great, just as described. gretchen was very nice and easy about leaving our bags at check out day. the location was perfect for us. lots of nice places and cool bars and food trucks in walkable distance as well as easy bus rides to downtown etc. and a nice coffee place in the back of her house. austin is pretty cool and we'll definitely be back and for sure we would stay in gretchen's guest house again.
You couldn't find a better South Austin experience. Gretchen's place has a wonderful relaxed atmosphere with all the comforts of home. The location is walking distance to most of south Austin's most popular restaurants and shops. Having grown up in Austin, it was great to reminisce with Gretchen who has a similar perspective on the city's development. We would highly recommend the chance to stay in this artistically designed gem, and get a locals perspective of south Austin Texas.
Gretchen's place is fantastic. It's bright, comfortable, and located in a great neighborhood. From her place, we could easily get to South Congress, Bouldin Creek Cafe, Zilker Park, and downtown via walking or bus. The location really is perfect, and the interior delightful.
And of course, most importantly, Gretchen was quick to respond to all correspondence before the trip and warmly invited us to Texas when we arrived.
Gretchen's place is fantastic. She is a lovely host. Gives you space if you want it but is a phone call away for questions or anything you need. The shower is great, the place is perfectly clean and quiet. Her place is cozy, adorable, colorful and situated in the middle of SOCO, a stone's throw from amazing restaurants and shops. We attended a conference at one of the hotels downtown and just didn't want to stay in the hotel. I am so glad I didn't! Bus stops are close, and service is reliable and convenient. You could actually walk downtown, or most anywhere, if you are ambitious. Austin is even more wonderful than I expected and Gretchen's place made it a wonderful visit. I can't wait to come back and stay there again!
We had a wonderful time staying at Gretchen's Guest House. It is in a peaceful neighborhood with lots of really interesting restaurants and food carts within easy walking distance. Downtown Austin only a short bus ride away. We loved being visited by Gretchen's two small dogs, Betty and Repo.
This house was amazing ! It's in a great area and the house is equipped with everything you need for an enjoyable stay. Gretchen is awesome and is really great at making sure you are comfortable.
Had a great stay a the guest house during SXSW. Not a problem for three people to share, during a shorter stay!
great location and comfortable flat. The pictures represent the space well. I would stay here again in a heartbeat. The coffee shop behind Gretchen's flat has the most amazing vegan breads!
