Our 2 queen bedroom, 2 bathroom guest suites, each with private entrance can convert into a single unit,. Each suite has a/c, cable TV, mini fridge, coffee pot, toaster and microwave. A tropical patio with deck, grill, 2 burners stove, WI-fi and a pool complete the amenities. Your hosts live just across the garden in the main house. We are fluent in both English and Spanish, and we will help you to find the best places to eat, relax and play in and around Cozumel. Rooms can be rented individually or together by the night, week or month.
They are located 10 blocks from the ocean front and the heart of Cozumel. We are at 1 and 2 blocks of 2 of the main avenues here: 11 street and 65 avenue. Nearby you can find 2 supermarkets, movie theaters, bowling alley, a public sport field with basket ball, tennis and volley ball courts also a running track. Several restaurant can be find in a ratio of 10 blocks!! and we have a SCUBA diving training facility at the house too!!
Guest will walk in regular bases but some will like to rent a car to go to far places such as the other side of the island...to get around town bicycles are a great option, we have 2 bicycles for rent and a very reasonable rate.
The price listed ( 48 usd per night ) is for a the "Big room" alone, the "Small room" cost 38 usd per night... BOTH rooms run for 80 usd per night. 2 guest allow per room, extra guest can be accommodated in the Big Room by adding a single mattress.
Our rules are very basic...don't smoke inside the rooms, lock the main door when you leave the property, be conscious about the environment and the fact that utilities are expensive on the island, meaning: please turn off the a/c and fans when you are not in the room, don't waste water... keep all doors and windows close while using the a/c.
We have a pool... we expect you to dry off before jumping in bed to take nap, so will go for getting that excess of suntan lotion off your body before going to bed...
We are a very friendly and easy going family...however..not so found to have guest with alcohol issues or/and drug use. No smoking marihuana at our property please
Alex is awesome, his place is awesome! Quite convenient, if you don't mind a short walk, to the best tacos on the island -Los Seras! Easy to get a taxi from if that's your style, too. I highly recommend staying here, whether or not you are interested in diving. But if you are wanting to go out diving, you best stay here!
I didn't had the chance to meet Alex on our trip because he was away for the duration of our stay but he has a friend who comes by quite often to check on everything and help us if necessary, the rooms are perfect and clean, water is very good compared to caribbean standards, WiFi, the lifeblood of modern times, is only available when you are seated right next to Alex's entrance door so it has some advantages, like keep you from checking your phone every 5 minutes when you're in the room...
Going around town is best done by bicycle, Alex has two but they really need new seats! (still hurt from all the riding) or you can rent them, going downtown take 4 minutes by bike.
The pool was an awesome addition every evening after going downtown!
Since we where in Cozumel to dive we also booked with Alex's dive operation, so we where picked up and brought back at the door everyday, we had a perfect time.
We rented the smaller room of the two Alex has. It is clean, the bed very comfortable and the shower the very best we had during our four week stay in MX. Alex was extremely accommodating and even though we saw him seldom, is a super host with lots of knowledge of the area and of diving. Given a chance to do it again, I would have rented the larger of his two rooms to give us a bit more space. The small room is approx 10x10. There are traffic noises and it is on the second floor. We found that if we shut the window and turned the AC on low, it was very pleasant and not so noisy. The WIFI only works out in the garden area, so if you want WIFI inside, this could be challenging. We liked being away from the main road along the water as the cruise ships cause the shop owners to be crazy towards anyone walking by! One even grabbed my arm and held it to try to get me into his shop, yucky. We loved being in Cozumel and rented a scooter that we managed to get inside his gate each night. Every place has it pluses and minuses, this definately had many many pluses
If you are looking for a semiprivate place to crash after a long day of exploring the island, this is for you.
If you are looking for a "hotel clean" room, this is not for you.

(+'s) Alejandro gave great directions from the airport as well as clean towels & plenty of water for drinking. great circulation between the fan and windows, no need for AC. large closets. nice bathroom.
(-'s) be sure to bring a roll of toilet paper - wasn't included. only 1.5 channels worked on the "cable tv". i was unable to find the wifi connection - tried in the bedroom and down by the pool - nada. there is another room that is connected to yours - when the other guests are there you can hear everything (bring earplugs).
The room was clean and spacious. When we arrived we were welcomed very friendly. The house is in a quiet area but the way to the beach with a bike is not that far. We really enjoyed the recommended places and location Alex suggested to us and I would highly recommend to stay at this place. Thanks for everything!!
This was my first experience with Airbnb and it was exceptional. Alex gave me very clear directions to the house and it was exactly as advertised. The courtyard and pool area were very peaceful and quiet. I had my breakfast out there each morning and spent a lot of time reading in the shade.
The room, I had the smaller one, was very clean and comfortable. If I come back I'll opt for the larger room because its window faces into the courtyard. The smaller room's window faces the street. There was some traffic noise, but it wasn't bad at all. I felt very comfortable in the neighborhood and I traveled alone. Its about a 15-20 minute walk to the water and downtown area. I rented a bike (Coffee and Bike in town - $15 per day) and it made getting around much easier. What made the stay special was meeting Alex and Stephanie and their boys Henry and Franklin. Fantastic people each one. They were incredible hosts and very welcoming. I was only able to dive with Alex once because I had a head cold and congestion, but the one dive was fantastic. He's been diving in Cozumel for many years and really knows his way around the reefs. His dive operation (Alex Scuba) is very professionally run.
The room of Alejandro was perfect for us : clean, quiet and not so far from the center (20min walk). Local restaurant in the neighborhood, very good ! Good price quality ratio. Alejandro was very nice, Thank you for the advice to dive in Punta Tunich ! It was wonderful ;)
Hi! Im a man born in Mexico City that just felt in love with the island of Cozumel back in the 80's. I moved here in the 92 and still dont see the day that I will move and live somewhere else, Cozumel is a great, save, lay back and friendly place to live and visit PLUS I can do what I like the most: SCUBA dive. In fact, i am a PADI Master Scuba DIve Trainner and run my own dive operation and my passion is to share the underwater world with other people. My wife and our kids are divers as well and pretty much that what we are all about, of course, the kids have other interest like basket ball , martial arts and wind surf!!! I will say that we are very down to earth, low key people...often we host divers coming for dinners, drinks and just hang out with us... we also like to go out and dance salsa music..and if you dont know how to do it..well... we will teach you!
