In this particular occasion the minimum stay required has been reduced to 3 nights ONLY for the nights in the following periods: November 3 to 30, 2013, December 9 to December 22, 2013, January 6 to February 21, 2014 and from March 5 to 31, 2014.
Simple but nice flat at the third floor with mansard, for the use of tourists, in one of the most popular ant authentic parts of Venice (a side street of Fondamenta Cereri), close to Piazzale Roma, to the railway station or to S. Margherita and Zattere. Certainly a central and handy zone for the arrivals by car or train!
The flat is at the third floor of a particular building notified to the Belle Arti, an example of the public housing that goes back to 1500.
The guests will find a recently restored flat, completely and newly furnished.
It is made of the entrance, a well-lit kitchen with dining area and with a nice view on the roofs around, a small sitting-room with a sofa bed as well as book shelves with TV, a double room, a bathroom with shower. On the second floor you will find another double room again with bathroom and shower.
From the second floor you can reach the “altana”(typical wooden terrace) where with a splendid view of the surroundings you can have marvellous dinners or simply….lie in the sun!!
The flat is furnished and has all the necessary (linen, towels,…). Moreover you will find two TVs, a tape recorder, the washing mashine and independent central heating, on the second floor there is a conditioned air.
It is suitable for four people, a possible fifth bed can be placed in the small sitting room with a sofa bed.
We had a lovely time here. It's on a little street which is dead quiet at night. Off the tourist path, but still easy to get to anywhere from. There's a little shop around the corner, and a much larger one not ten minutes away. The flat itself is cosy and comfortable. We made good use of the terrace - even in the cold! The hosts were friendly and helpful, prompt at check-in and check-out, and quick to reply to any emails sent prior to arrival. Next time I travel to Venice in a small group I would definitely want to stay here again.
Very nice and clean apartment in a quiet residencial neigbourhood of Venice, on walking distance from Piazzale Roma.
It is well-located, just nice and short strolls to the Vaporetto, and to restaurants and bars (Campo Santa Margherita). Grocery store around the corner.
The wooden terrace is large enough to seat out and have breakfast on, watch the sun go down over the Venetian rooftops or simply enjoy a superb view of the historical centre.
Communication with Manuela before and during our stay was perfect.

We had a very nice stay in Venice. The process of checking in was very quick and straightforward. The apartment is great, with a nice roof deck. I travelled with my 6 year old, who enjoyed building forts in the apartment's nooks and crannies.
The place is in a fairly quiet neighborhood and is much larger than the pictures suggest. The roof terrace was splendid. If you're not looking for a true Renaissance palazzo, with marble bedrooms, and Tintorettos on the wall, you'll spend some wonderful days in a really spacious Venetian appartement (just like us).
Eine gute Adresse für einen entspannten und unvergesslichen Aufenthalt. Die Wohnung ist gut eingerichtet mit allem Notwendigen, einfach, aber mit einem traumhaften Blick über die Dächer. Auch für 5 Personen noch ausreichend, am besten eine Familie, die auch mit einem Bett im Durchgangszimmer leben kann. Die Terrasse ist das highlight! Sehr netter freundlicher Empfang!
Ein gutes Sestiere: Geschäfte, nahe am (website hidden).Margherita, nahe am Zattere, gute Bars und Restaurants, abseits der Massen von Tagestouristen.

This is a realy good appartment! It is situated in a very quiet neighbourhood and still close to the center of Venice and to places were the action is! Everything you need is available and the terrace is realy nice! Ou can look all over Venice while you're taking your breakfast.
The livingroom is very very small but the kitchen is OK. And besides, you're not coming to Venice to stay in your appartment, so it does't matter that much.
We liked the way in which we were welcomed. We came from the airplane and already got a phonecall to welcome us. When we arrived at the appartment they were already there with the key, we didn't have to wait at all! Perfect!
The apartment was great- big, clean and with all the necessary facilities. The terrace was a delight, despite the not-so-great weather. It is quite close to Piazzale Roma and 2 minutes away from a supermarket, which was very useful for us.
The only downside was that we could not check-in until 4 p.m. and it was a bit hard to find the address.
Overall, I would definitely recommend the place.
We all enjoyed our beautiful weekend in Venice living in this nice flat. The two floors makes it possible to be there four people without it at all feeling to small, even though you live there four grown-ups.
The attic is simply amazing, the place where you spend all your time, if you not running around checking out the beautiful city of Venice.
The flat is located close to a very cosy and nice square, with both nice bars, coffee-places and of course fresh fish, vegetables and cheese. Also the easy, and flexible management with the lenders of the flat, from everything from reserving to payment for the flat.
Venice is amazing, and i'm sure you make your self a big favor by renting this flat, max 5 minutes to everything and still in an area that is not to touristy.
The apartment was clean and well-held, and this makes you want to leave it in the same condition, just to say thanks for an incredible opportunity to enjoy Venice with this flat as the backbone in your stay.
This apartment is well priced, roomy, and in a great location. It is close walking distance to the bus entrance to Venice, and also an easy walk to St. Mark's and the main attractions. The nearby square "Santa Margarita" is a hang out for university students, so it's filled with low key restaurants, bars, and shops.
What we liked best about this apartment: it is two floors with a full bathroom on each floor, so our daughters really had their own space. The rooftop terrace is a wonderful extra feature. We loved watching the huge cruise boats dock and leave the port.
This apartment would be great for a long stay for light packers. There is a washing machine and two clotheslines for hanging out laundry. The kitchen is equipped for making simple meals. We loved the stove top espresso pot.
This is not a fancy flat but it is clean, comfortable, roomy, and well situated. Staying here gave us the feel for life of "real" Venetians as we hung out our wash, shopped at the nearby grocery shop, and dashed out for bread and coffee at the bakery down the way in the mornings. If we are lucky enough to return to Venice, we will surely rent this again.
Lovely people Maria and Manuella. We got lost (through our own fault as we should have called them when we arrived at the bus station, as instructed) and ended up in the wrong area and thankfully Manuella came to pick us up with a huge smile. Great apartment, especially nice when the weather is beautiful as there is a roof terrace, great for aperitif time. All the amenities and fantastic location. Very, very quiet.....Only downside are the steps to get up to the apartment which are quite steep and it's on the second floor. Otherwise, I can recommend without hesitation!
