Clean, basic, and a little funky 450 sqft 1 bedroom house just 6 blocks east of downtown Austin.
Close to Austin's Central Business District, 6th Street Entertainment District, Rainey Street District, the Texas State Capitol Complex, the Austin Convention Center, and the University of Texas at Austin campus. It makes it a great base for exploring all of Austin and Central Texas.
The house is situated on a short, quiet street in a tranquil, safe, and friendly historic residential neighborhood, and is within easy walking distance to several bars, restaurants and food trailers (East Side King, Three Little Pigs, LaV, Qui, Franklin's BBQ, Stubb's, Takoba, Blue Dahlia, Sagra, Vintage Heart Coffee, and the White Horse, to name a few), and convenience stores like Quickie Pickie with great beer selections.

Barton Springs pool, Lady Bird Lake, the famous Congress Avenue bridge bat colony, the Texas State Capitol building, Blanton Art Museum, Texas History Museum, Memorial Stadium, ACL Grounds, and supermarkets including Whole Foods flagship store plus almost anything else you'll want to see or do in Austin are within a 5-10 minute drive or short bike ride. The Circuit of the Americas track is about a 20 minute drive east.
The historic Texas State Cemetery is 1/2 block to the east of the guesthouse, and the 1846 French Legation is situated is 3 blocks west.
If you're afoot there is a Capital Metro bus stop 2 blocks away where you can connect with the rest of the city, and a light rail stop is about 5 blocks. Uber and Lyft services are available, as well as Zipcar and Car2Go. Pedicabs go everywhere in the evening, and we do supply bikes too, see below.
The house is furnished with a new queen size Tempurpedic bed, sofa, flat screen TV with basic cable, Wi-Fi, galley with stove, oven, microwave, fridge, and coffee maker. There's a hairdryer and ironing board with iron in the closet.
Bathroom has shower but no tub.
The place has central heat and air conditioning, and its own driveway for your vehicle.
Naturally all of your towels, linens, soaps, dishes, etc., are furnished, and the galley is stocked with beer, snacks, coffee, bottled water, and other items for your convenience, our treat.
There are also a couple of bicycles with helmets and locks for your use.
We can't allow smoking inside the house, but you're always welcome to puff 'em up on the front porch or on the back patio!
You are welcome to make use of the backyard, which is certified by the Texas Department of Parks and Wildlife as a "Texas Wildscape Backyard Habitat".
This house is perfect for 1 or 2 people but would consider more as long as everyone knows that somebody has to crash on the sofa or floor (there are sleeping mats and extra bedding should that be the case). Kid friendly.
The place is all yours while you're here, so relax and come and go as you like, whenever you like.
The owners live in a separate home next door but are respectful of your privacy and won't be in your way. But if you need to do laundry, get too tipsy to find your way back to the house, or need anything else while you're here just let them know and they'll be delighted to help!
We usually don't do bookings more than 90 days out, so please check back if you're looking at a date beyond that.
This guesthouse is registered and licensed as a Short Term Rental property with the City of Austin, Texas, and all applicable City and State tax is included in the nightly rental rate.

Interaction with Guests
We know you're not coming to Austin to see us, so we make the keys easy to find so you can let yourselves in without having to mess with us. We respect your privacy so unless you need something it's possible we don't even cross paths. But, if you do run into us or our little hound dog Stella out in the yard we're all friendly and would love to meet you!
The house is located within the historic Guadalupe neighborhood of Austin. Aside from a large inventory of historic homes in the area other interesting sites include the Texas State Cemetery, 1/2 block to the east of the guesthouse, and the historic French Legation dating from 1846 3 blocks west.
Songbirds abound in the neighborhood, you'll wake up to the sounds of Mockingbirds, Blue Jays, Cardinals, and Inca Doves.
Easy. Capital Metro Bus & Light Rail, Pedestrian Friendly, Bike Friendly, Uber, Lyft, Car2Go, ZipCar, Pedicabs, and if you have your own wheels you get your own driveway.
Other Things to Note
No daily housekeeping services furnished, but we'll exchange towels, linens, restock soap, supplies, etc., for you at any time.
Pets on a case by case basis. (You're welcome to play with our dog Stella while you're here, but we don't let her in the guesthouse!)
By keeping the guesthouse clean and in good structural condition we are able to avoid the use of any kind of chemical pesticides!

4 person maximum occupancy. The place just isn't that big!
Letting us know your approximate arrival and departure times helps us make sure everything will be in order for you and the next guest in a timely manner.
The most important rule is that you relax and enjoy your visit to Austin!
We had a perfect stay. Greg and Mary think of every detail — from the flawless communication to the well-stocked fridge to the fast wi-fi. Not only did they provide two bikes to borrow (a big selling point for us), but also helmets, a backpack, maps and local gift certificates. The guest house is on a quiet little side street, but only a block or two from fun local bars and a 5-10 minute bike ride downtown via Fourth Street. We'd love to stay here again.
We were so lucky to reserve Greg and Marys cosy house for our visit to SXSW. Its a peaceful oasis of nature and has everything you could want and need for an enjoyable and stress-free business trip or vacation. They are gracious and considerate hosts who make sure everything is just right. I can't recommend them enough, and I hope its available for our next trip to Austin!
Greg and Mary have mastered hosting! You cant ask for a better AirBnB experience than what Greg and Mary have to offer. The property is very accurately described. It is a true cozy guest house that offers more than adequate privacy. It is in a very convenient location in very close proximity to downtown. There are local bars that are within minutes walking distance. The true win in the experience was the stocked fridge and cabinet. A good host ensures that the necessary essentials are taken care of, a GREAT host goes above and beyond and provides drinks and snacks! Greg and Mary are GREAT hosts!
My experience was wonderful! This is a great little home located near a good coffee shop and a variety of restaurants. I would definitely recommend saying here. Greg and Mary were very polite and helpful. Great Experience!!

Greg and Mary were terrific hosts with a beautiful place. It was an excellent location but tucked away on a quiet street.
They stocked the cabinets and fridge and were quick to respond to any questions. They also left a few bikes for us to use (sadly we never got the chance!)
Though we were mostly using Greg and Mary's place as a place to sleep after our host's sister bumped us from our original accommodations, we were impressed with the set up. The place is as advertised and the snack spread was appreciated (though hardly touched).
Place was very comfortable, nice backyard and the bikes are a brilliant touch.
Never actually saw him but Greg was super helpful in recommending a neighborhood spot for breakfast.
