This is our home. Your apartment is the entire lower level. We will be upstairs during your stay.
WELCOME to the PET, and HORSE friendly MINI RANCH! A private apartment (a walk out basement) on a small family "ranch" that is spacious and close to all the fun on the central coast.
One of our guests left a review that said "Everything is for sharing" . YES! That is exactly how we feel about being hosts. Wanting to share all that we have is why we love being hosts! Meeting our guests from near and far has enriched our lives.
This listing is for a PRIVATE ONE BEDROOM APARTMENT ON THE LOWER LEVEL OF OUR HOME. It is designed as a walk out basement. WE WILL BE UPSTAIRS DURING YOUR STAY. It includes a large living space, one large separate bedroom, and a bath. It is very spacious and will accommodate up to five people comfortably. Please note the $110 per night fee is for ONE or TWO guests. There is an additional $20 fee for each extra guest up to 5 total. We do consider your children to be "guests". Please count all guests when you make your reservation.
The apartment has its own separate entrance. Private parking right is out front. There are stairs in the apartment that leading up to our living space, however, a folding door closes to provide privacy. (see the pictures) Please note: YOU MAY HEAR SOME NOISE FROM UPSTAIRS WHEN WE ARE HOME.
There is one bedroom with three beds: a full size bed, a queen size bed, and a single bed. All beds are very comfortable with foam toppers, and quality bedding. . There is closet space, a dresser, large mirror, rug, reading lamps, and original artwork.
It is small but has a nice tile shower with great water pressure! ( no bathtub)
The living area has a custom made concrete dining table, two comfy couches, (NOT a pull-out sleeper) good books, and large TV with lots of channels. The rustic concrete floor is heated so it feels quite cozy. There is original artwork throughout the apartment (abstract female nudes)
Please note:There is NO KITCHEN IN THE APARTMENT. There is NO oven or stove for cooking meals. However, there is a "kitchenette" which includes a small sink, mini fridge, microwave, coffee pot, hot water kettle, and a toaster oven. . A light breakfast of cereal, coffee and tea are provided by the hosts.
Interaction with Guests
We LOVE meeting and spending a little time with our guests, chatting over wine or coffee and getting to know you. We are more than happy to give you tips and ideas about how to enjoy your time on the central coast. We can recommend hikes, beaches, restaurants....whatever you need. But we also respect your privacy and your need for solitude after a long day of travel. We can follow your lead on how much interaction you would like to have with us (hope that makes sense!)
We'd love to enjoy a glass of wine with you out on the deck and help you plan your activities.
You will be in walking distance (approx one mile) to the charming village of Arroyo Grande with shops, restaurants, bars , and a Saturday farmer's market. Nearby beaches are....Pismo Beach, Avila Beach and Shell Beach. Montana De Oro State Park , Morro Bay, and Cayucos are a short drive north. Some guests drive south to Santa Barbara for the day or up the coast to Cambria and San Simeon. These are easy full day adventures.
A 15 minute drive through beautiful wine country will take you to San Luis Obispo.... a lively college town. There are wonderful wineries all around us. Many right up the road here in Arroyo Grande. Also just up the road is Lopez Lake. Nice place for camping, water sports, trail rides, mountain biking, and hikes.
You can walk or bicycle to the Arroyo Grande village, but you will need a car for most other adventures on the central coast.
Other Things to Note
We are happy to be a KID FRIENDLY house, however, based on the livestock, dogs,and the ranch property, we'd prefer kids to be SIX YEARS OR OLDER PLEASE. It is important to message me with details about your kids and pets before booking.
We happily share our outdoor space with our guests, including our hot tub! There are....decks, patios, outdoor tables, chairs, gardens, and a fire pit. Our house is very well insulated, and there is radiant heating under the floors. Our electricity is powered by solar panels, and we feed all green waste to the chickens, so you can feel very "Eco-Friendly" during your stay with us.
We are ANIMAL LOVERS and have two cattle dogs. They are quiet, friendly, obedient family members. The dogs will not come into your apartment. But you are welcome to come up and meet the dogs in the garden. They love guests. If you are allergic to dog hair, you may not be comfortable staying with us. Many of our guests do bring their own dogs to stay in the apartment.
This is a "ranch" atmosphere....in addition to the dogs, we have 1 horse, 2 goats, and a small crew of chickens. (no noisy roosters though!) So be prepared for "ranchy" type smells and a bit of dust on your car.
Yes, our home is PET FRIENDLY! If you are traveling with a well mannered, socialized dog, we'd be happy to host your dog as well. Tell me in advance if you are planning to bring a dog....there is an additional charge of $10 PER NIGHT. I would like to know a few details about your dog before booking. (such as size, breed, sex, age) There are many dog friendly beaches, hikes and restaurants in our area and we can direct you to all of those. Please read the HOUSE RULES pertaining to dogs before you book.
This is also a HORSE HOTEL!! I have room for two (maybe three) horse guests. Your horses can stay in separate box stalls in my barn (two stalls) with turn outs, or turned out together in a 1/4 acre grass pasture. There are FANTASTIC trail rides near here, including riding on Pismo Beach, Montana De Oro, and the trails around Lopez Lake.There are no trails directly off our property so you will have to load up and trailer out for any riding.(Pismo Beach is only 10 min. away) We have room to park your truck and trailer. Horses will cost $15 per horse, per night.( bring your own feed). Your horses will be right outside your door and visible from the decks and gardens.... WE DON'T BOARD HORSES UNLESS THEIR OWNERS ARE RENTING THE APARTMENT..
We may ask you to show some kind of ID such as a passport etc. Please be prepared to do so if we ask.
Absolutely NO SMOKING INDOORS, and honestly, we prefer that you don't smoke outside either. but if you must.... it's OK to smoke outside.
No drug use or loud late night "party" activity.
Want to have a glass of wine or a cold beer and some laughs out on our big deck??.....You bet, that's just fine! We will probably hang out and join you!!
No grumpy people, no negative attitudes, and no whiners! Please bring a smile, a giggle, and an open heart instead. We promise the same attitude for you.
Do NOT bring fire-arms or weapons of any kind onto this property. No exceptions.
Dog guests are welcome if they are well behaved, "fixed",and socialized to get along with people and with other dogs. We charge a pet fee of $10 per night for each dog. (two dogs max please) The pet fee will be paid in cash when you. Our two dogs are gentle and welcome strange dogs visiting. They are not "territorial" . We expect that you will keep your dog with you 90% of the time, that means you will take it with you on most activities away from the house. We do NOT provide "Doggy Day Care" while you are out all day. The apartment does not have its own fenced yard. You are welcome to bring your dog into our large fenced yard as long as you supervise them and they do not bark at or harrass the livestock.
Ask me any questions you need to about bringing your dog before you book. WE LOVE DOGS, We have never had a bad experience and have hosted many many dogs!
(even horses and parrots have stayed here as guests!)
We had a great stay at the mini-ranch! Kate and Bryce were super friendly and made us feel welcome right away. We brought our pup with us and she got along great with theirs. The setting was nice and relaxed and everything we wanted to do was just a short drive away. We highly recommend staying here!
Kate and Bryce's place was so charming and we had a wonderful stay! The apartment was clean, airy, sunny, and perfectly equipped with everything we needed including a bottle of wine, great books about the area, extra bedding, and tons of great bath products. The mini-ranch is beautiful and we loved spending the morning having tea on the patio while the horse and goats roamed around their pasture. Wish we could have stayed longer and will definitely be back!
Even better than we remembered! Very spacious but cozy place with a horse and goats in the pasture. We were even treated to a chilled bottle of wine. Very comfortable beds and bedding. Thanks again Kate and Bryce for taking us on short notice!
My boyfriend and I just stayed here one night but the place was great. We met Kate when we arrived and she gave us a quick tour. The place was clean and exactly what we expected from pictures. We used the hot tub and met the goats and horses on the property as well. Very nice, peaceful stay. I would recommend it.
The home was spacious and clean and beautiful! It was perfect for me and my three friends for the weekend. It was equipped with all the necessities and Kate and Bryce were very welcoming and kind. Kate gave me the lay of the land and made me feel comfortable. The place was very clean!
The mini-ranch is awesome and was exactly as described. The chilled white wine was an extra nice touch! Can't wait to come back and try the hot tub. :)
We were greeted by Bryce upon arrival, and Kate came over to meet us a bit later. Bryce showed us around the property and our unit, which is well-furnished and very comfortable, especially since we had been on the road all day. We felt like we were at home. Their pets are friendly too, and we hope to return soon so our dog can meet theirs. We wish we could have stayed longer,

Hi, I am Kate, a third grade teacher, my husband, Bryce, is a self-employed architect. We are in our forties and have been married about 15 years. We love to travel and explore the world when I have a break from school. We prefer international travel, (got married in Fiji) but also think local road trips are a blast too. Cities, mountains, deserts....we love it all. We don't have any "human" children, just lots of animals.. Here at the mini ranch we have two ranch dogs, two horses, two goats, a flock of hens, and one old barn cat. We keep a big vegetable garden going all year round, so there is always something fresh to eat from the garden. I speak Spanish (not quite fluently) and we love to meet world travelers. We love the central coast and are both Cal Poly SLO graduates. We have done many home exchanges in the past and are now excited to be part of the Airbnb community. So far we LOVE it. We welcome any travelers that come through the central coast area to stay at our home. Five things we don't ever want to be without are........animals, hot-tubs, wine, laughter, nature, and travel (oops, I think that's six) We are easy-going, curious, talkative, and fun. (at least we think so) Our travel style is active, engaged, and open minded. Our style as hosts is to help you feel right at home and completely relaxed.
