The Space

WELCOME to the KID, PET, and HORSE friendly MINI RANCH! A private apartment on a family "ranch" that is spacious and close to all the fun!
One of our guests left a review that said "Everything is for sharing" . YES! That is exactly how we feel about being hosts. The desire to share all that we have is what got us started on this airbnb adventure!

Guest Access

This listing is for a PRIVATE ONE BEDROOM APARTMENT. We do have another bedroom available to rent upstairs. Let me know if you would like to include that room as well and I can make a special offer, and you will have room for 6 adults. (three beds)
This basement apartment is the lower level of our home. It includes a large living space, a separate bedroom, and a private bath. It is spacious enough to be perfect for two or four can stay very comfortably as well. If you have five people one person can sleep on a single fold out mat on the floor with a memory foam topper. The price is $99 per night for two people and an additional $20 for each additional guests up to 5 total.
The apartment is located on the lower level of our home with a separate entrance through french doors. Private parking right out front. There are stairs leading up to the main floor with a folding door that closes to provide privacy. (see the pictures)


There are two beds: a full size bed and a queen size bed. Both beds are very comfortable with foam toppers, and down comforters. A single foam mattress is available as well that can sleep one person (or child) on the floor. There is closet space, a dresser, mirror, and original artwork. Ample floor space to stretch out.

It is small but has a nice tile shower with great water pressure! (sorry no bathtub)

. The living area has a custom made concrete dining table for four, comfy couch, (NOT a sleeper couch) leather chair, books, and large TV with lots of channels. The stained concrete floor is heated so it feels quite cozy. There is original artwork throughout the apartment (abstract female nudes)

Please note:There is NO KITCHEN IN THE APARTMENT. However, there is a nicely set up "kitchenette", a small sink, mini fridge, microwave, coffee and tea maker, and a toaster oven. Your will find simple plates, cutlery, wine glasses etc. A light breakfast of cereal, yogurt, coffee and tea are provided.

Interaction with Guests

As far as guest interaction with the hosts, we LOVE meeting and spending a little time with our guests, chatting over wine or coffee and getting to know you. We are more than happy to give you tips and ideas about how to enjoy your time on the central coast. But we also respect your privacy and your need for solitude and relaxation in a private space. We can follow your lead on how much interaction you would like to have with us (hope that makes sense!)
We'd love to share a bottle of local wine with you out on the deck and help you plan your activities.

The Neighborhood

You will be in walking distance (approx 1 mile) to the charming village of Arroyo Grande with shops, restaurants, bars,and a Saturday farmer's market. Nearby beaches are....Pismo Beach (5 miles) Avila Beach and Shell Beach (10 miles) Montana De Oro State Park (25 miles) Morro Bay, and Cayucos too. Some guests drive south to Santa Barbara for the day which makes a nice full day trip or up the coast to Cambria and San Simeon.

Just about 12 minute drive through beautiful wine country will take you to San Luis Obispo.... a lively college town. There are wonderful wineries all around us. Many right up the road here in Arroyo Grande. Also just up the road is Lopez Lake. Nice place for camping, water sports, trail rides, mountain biking, and hikes.

Getting around

You can walk or bicycle to the AG village, but you will need a car for most other adventures.

Other Things to Note

We are happy to be a KID FRIENDLY house, however, based on the livestock, dogs,and the ranch property, we'd prefer kids to be SIX YEARS OR OLDER PLEASE. Please message me with details about kids or pets before booking.

We happily share our outdoor space with our guests. You are welcome to use our hot tub too! There are....decks, patios, grape arbor, gardens, and a fire pit. The metal fire pit is fun for playing guitars and roasting marshmallows by the fire.(kids love that!) Our house is very well insulated, and there is radiant heating under the floors. Our electricity is powered by solar panels, and we feed all green waste to the chickens, so you can feel very "Eco-Friendly" during your stay with us.

We are ANIMAL LOVERS and have two mature and loving ranch dogs who are both indoor and outdoor. (mostly indoor because they love to hang out where ever the people are hanging out) They are quiet, friendly, obedient family members. The dogs will not come downstairs into your apartment. But you are welcome to come up and meet the dogs. If you are allergic to animal hair, you may not be comfortable staying with us. Since many of our guests do bring their own dogs to stay in the apartment.
This is a "ranch" atmosphere....we have two dogs, 1 horse, 2 goats, and a crew of chickens. (no noisy roosters though!) There is a barn cat. Please don't let her in the apartment.

. Our home is very PET FRIENDLY! . If you are traveling with a well mannered, socialized dog, we'd be happy to host your dog as well. Give me a heads up if you plan to bring your dog....there is an additional charge of $10 per night. I would like to know a few details about your dog before booking. There are many dog friendly beaches, hikes and restaurants in our area and we can direct you to all of those. Please read the HOUSE RULES pertaining to dogs.

This is also a HORSE HOTEL!! I have room for two (maybe three) horse guests. Your horses can stay in separate box stalls in my barn (two stalls) with turn outs, or turned out together in a 1/4 acre grass pasture. There are FANTASTIC trail rides near here, including riding on Pismo Beach, Montana De Oro, and the trails around Lopez Lake.There are no trails directly off our property so you will have to load up and trailer out for any riding.(Pismo is only ten min. away) We have room to park your truck and trailer, but you will need to back up to park, it's no big deal, however very large rigs may not fit. Horses will cost $10 per horse, bring your own feed. Your horses will be right outside your door and visible from the decks and gardens.... WE DON'T BOARD HORSES UNLESS THEIR OWNERS ARE RENTING THE APARTMENT..

  • Kate was super nice and reached out to me to make sure I had good directions to the house and knew how to get in. Unfortunately my flight was canceled so I didn't get to actually stay with them but they were so nice in our interactions

  • Kate & Bryce were fantastic, really hospitable and helpful, and just super cool and kind. Their place was gorgeous and had everything we could possibly need, including a super comfy bed, a well stocked fridge, and adorable animals. We had a great time hanging out with their horse, goats, dogs & barn cat, and had a wonderful stay overall. Highly recommended! Thanks again so much for your hospitality! :)

  • Kate and Bryce were fantastic hosts! The space comfortably fit 3 of us for a night and was spotless upon arrival. They even had some nice snacks for us ready in the fridge. The location was super convenient; close to AG, Lopez Lake, and not too far from SLO. Kate took some time to chat with us when we first arrived and was incredibly accommodating and welcoming. Definitely check their space out!

  • Kate and Bryce were excellent, vibrant hosts who have an amazing home and property. Everything from the architecture, to decor, and amenities that they provided were superb. The outdoor hot tub made for a perfect end to our night! We will absolutely stay with them again in the future.

  • Kate and Bryce's place was amazing to stay in. They have a really nice place with gorgeous views, and they put a lot of thought into making it a great guest experience. We used their hot tub the night we stayed, and the kitchenette was perfect for a fast breakfast before we departed the next morning. Kate had some great stories behind the things in the space, and I wish we had stayed longer to learn more.

  • Our short visit to the Mini-Ranch was wonderful. Arroyo Grande was the perfect overnight stopping point for us on our trip from SF to LA and Kate made us feel right at home as soon as we arrived. The space is larger than you might anticipate from the photos and it provided a great blend of privacy and companionship that made us feel like we were visiting family. The neighborhood is on the small side, but Kate and Bryce gave us lots of helpful advice about where we could get dinner and what was worth exploring. Enjoying twilight on the porch and watching the stars come out was the highlight of our evening in this country oasis. We'll definitely be back again when we make the trek out to LA!

  • Kate and Bryce were so awesome and laid back! This was our favorite stop in our road trip so far! They have ample space for pets and they are super flexible about using their hot tub and yard. Kate even left bones for the pups as a welcome gift. It is a very peaceful location, right next to vineyards and the cute little town of Arroyo Grande. I recommend a wine tasting in Edna Valley while you are here.

Hi, I am Kate, a third grade teacher, my husband, Bryce, is a self-employed architect. We are in our forties and have been married about 15 years. We love to travel and explore the world when I have a break from school. We prefer international travel, (got married in Fiji) but also think local road trips are a blast too. Cities, mountains, deserts....we love it all. We don't have any "human" children, just lots of animals.. Here at the mini ranch we have two ranch dogs, two horses, two goats, a flock of hens, and one old barn cat. We keep a big vegetable garden going all year round, so there is always something fresh to eat from the garden. I speak Spanish (not quite fluently) and we love to meet world travelers. We love the central coast and are both Cal Poly SLO graduates. We have done many home exchanges in the past and are now excited to be part of the Airbnb community. So far we LOVE it. We welcome any travelers that come through the central coast area to stay at our home. Five things we don't ever want to be without are........animals, hot-tubs, wine, laughter, nature, and travel (oops, I think that's six) We are easy-going, curious, talkative, and fun. (at least we think so) Our travel style is active, engaged, and open minded. Our style as hosts is to help you feel right at home and completely relaxed.
