Private apartment on a small rural ranch, close to beaches and wineries.
This is our home. Your apartment is the entire lower level. We will be upstairs during your stay.
WELCOME to the PET friendly MINI RANCH! A private apartment (a walk out basement) on a small family "ranch" that is spacious and close to all the fun on the central coast.
One of our guests left a review that said "Everything is for sharing" . YES! That is exactly how we feel about being hosts. Being willing to share all that we have is why we love being hosts! Meeting our guests from near and far has enriched our lives.
This listing is for a PRIVATE ONE BEDROOM APARTMENT ON THE LOWER LEVEL OF OUR HOME. It is designed as a walk out basement. WE WILL BE UPSTAIRS DURING YOUR STAY. It includes a large living space, one large separate bedroom, and one bath. It is very spacious (650 sq. feet) and will accommodate up to five people comfortably.
Please note the $110 per night fee is for ONE or TWO guests. There is an additional $20 fee for each extra guest up to a maximum of 5 guests. We do consider your children to be "guests". Please count all child guests when you make your reservation.
The apartment has its own separate entrance with parking for two cars. There are stairs in the apartment that lead up to our living space, however, a folding door closes to provide privacy. (see the pictures) Please note: YOU MAY HEAR SOME NOISE FROM UPSTAIRS WHEN WE ARE HOME.
There is ONE very large bedroom with three beds: a full size bed, a queen size bed, and a single bed. All beds are very comfortable with foam toppers, and quality bedding. . There is closet space, a dresser, large mirror, rug, reading lamps, and original artwork.
It is small but has a nice tile shower with good water pressure, sorry no bathtub.
The living area has a custom made concrete dining table, two comfy couches, (NOT a pull-out sleeper) good books, and large TV with lots of channels. The rustic concrete floor is heated so it feels quite cozy. There is original artwork throughout the apartment (abstract female nudes)
Please note:There is NOT A FULL KITCHEN IN THE APARTMENT. There is NO oven or stove for cooking meals. However, there is a "kitchenette" which includes a small sink, mini fridge, microwave, coffee pot, hot water kettle, and a toaster oven. . A light breakfast of cereal, coffee and tea are provided by the hosts.
Interaction with Guests
We always try to meet our guests at check in to explain the details of the apt, show you the garden, and have you meet the dogs. If we can't be home when you arrive, we will make a point to stop by and have a quick chat if possible. We are always available by phone or text if you have any questions or need advice. We LOVE meeting and spending a little time with our guests, chatting over wine or coffee and getting to know you. We are more than happy to give you tips and ideas about how to enjoy your time on the central coast. We can recommend hikes, beaches, restaurants....whatever you need. But we also respect your privacy and your need for solitude after a long day of travel. We can follow your lead on how much interaction you would like to have with us.
We'd love to enjoy a glass of wine with you out on the deck and help you plan your activities.
You will be in walking distance (approx one mile, or 20 min) to the charming village of Arroyo Grande with shops, restaurants, bars , and a Saturday farmer's market. Nearby beaches are....Pismo Beach, Avila Beach and Shell Beach. Montana De Oro State Park , Morro Bay, and Cayucos are a short drive north. Some guests drive south to Santa Barbara for the day or up the coast to Cambria and San Simeon. These are easy full day adventures.
A 15 minute drive through beautiful wine country will take you to San Luis Obispo.... a lively college town. There are wonderful wineries all around us. Many right up the road here in Arroyo Grande. Also just up the road is Lopez Lake. Nice place for camping, water sports, trail rides, mountain biking, and hikes.
You can walk or bicycle to the Arroyo Grande village, but you will need a car for most other adventures on the central coast.
Other Things to Note
We are happy to be a KID FRIENDLY house, however, based on the livestock, dogs,and the ranch property, we'd prefer kids to be SIX YEARS OR OLDER PLEASE. Our apt. is NOT baby proofed, and we do not have any toys, or other baby equipment. It is important to message me with details about your kids and pets before booking.
We happily share our outdoor space with our guests, including our hot tub! There are....decks, patios, outdoor tables, chairs, gardens, and a fire pit. Our house is very well insulated, and there is radiant heating under the floors. Our electricity is powered by solar panels, and we feed all green waste to the chickens, so you can feel very "Eco-Friendly" during your stay with us.
We are ANIMAL LOVERS and have two ranch dogs, Pearl and Blu. They are quiet, friendly, obedient family members. The dogs will not come into your apartment. But you are welcome to come up and meet the dogs in the garden. They love guests. If you are allergic to dog hair, you may not be comfortable staying with us. Many of our guests do bring their own dogs to stay in the apartment, and although we clean thoroughly, pet dander may bother people who are allergic.
This is a "ranch" atmosphere....in addition to the dogs, we have 1 horse, 2 goats, and a small crew of chickens. (no noisy roosters though!) So be prepared for "ranchy" type smells and a bit of dust on your car.
Yes, our home is PET FRIENDLY! If you are traveling with a well mannered, socialized dog, we'd be happy to host your dog as well. Tell me in advance if you are planning to bring a dog....there is an additional charge of $10 PER NIGHT. I would like to know a few details about your dog before booking. (such as size, breed, sex, age) There are many dog friendly beaches, hikes and restaurants in our area and we can direct you to all of those. Please read the HOUSE RULES pertaining to dogs before you book.
This is also a HORSE HOTEL!! I have room for two horse guests. If you are interested in bringing your horse along please let me know and I can give you more details.
Absolutely NO SMOKING INDOORS, and honestly, we prefer that you don't smoke outside either. but if you must.... it's OK to smoke outside.
No drug use or loud late night "party" activity.
Want to have a glass of wine or a cold beer and some laughs out on our big deck??.....You bet, that's just fine! We will probably hang out and join you!!
No grumpy people, no negative attitudes, and no whiners! Please bring a smile, a giggle, and an open heart instead. We promise the same attitude for you.
We do not charge our guests an extra cleaning fee, please be tidy and leave the apt the way you found it. Thanks!
Do NOT bring fire-arms or weapons of any kind onto this property. No exceptions.
Dog guests are welcome if they are well behaved, "fixed",and socialized to get along with people and with other dogs. We charge a pet fee of $10 per night for each dog. (two dogs max please) The pet fee will be paid in cash when you. Our two dogs are gentle and welcome strange dogs visiting. They are not "territorial" . We expect that you will keep your dog with you 90% of the time, that means you will take it with you on most activities away from the house. We do NOT provide "Doggy Day Care" while you are out all day. The apartment does not have its own fenced yard. You are welcome to bring your dog into our large fenced yard as long as you supervise them and they do not bark at the goats or our horse.
Ask me any questions you need to about bringing your dog before you book. WE LOVE DOGS, We have never had a bad experience and have hosted many many dogs!

Grande was a cute little town.
The house and location were beautiful!! We arrived late, which wasn't a problem (thankfully). There were clear directions on where to get some food and a yummy bottle of wine chilling in the fridge. We would definitely stay there again.
We loved staying here! The only downside was we were only there for one night! Wished we had stayed for longer as plenty of things to do locally, great outlet shopping nearby & didn't even get to enjoy the spa! Kerry was so lovely, there was breakfast stuff for us to enjoy (we came prepared so didn't need it though), a bottle of wine & she was even picking flowers for us when we arrived! Perfect place, great couple.
The ranch house is lovely. We had such an interesting experience. The location was great for me. I was driving down on route 1 from SF to LA and this was a perfect stop for us to spend the night. The house was very clean and our hosts were very helpful in the entire process.
Kate and Bryce were awesome! The place was exactly as described and all the little amenities (bottle of wine, snacks, hot tub) were included. Kate called ahead of time and explained check in / check out (all of which was really easy). Great host and great place, would totally stay there again.
P.S. Beds are really comfy!
Beautiful mini ranch !! Bruce was there to personally greet us and made us feel at home immediately. The ranch has a horse, few goats and chicken and three (one was visiting) super friendly dogs. The house is in a silent neighbourhood, surrounded by similar pretty ranches, a different experience for us city people. It's well equipped with all amenities and a well stocked kitchen. Would have loved to spend a few days here but our schedule didn't permit.

Hi, we are Kate and Bryce: a third grade teacher and a self-employed architect. We are in our fifties and have been married about 20 years. We love to traveling ! We prefer international travel, but also think road trips in the US are great fun too. Cities, mountains, deserts....we love it all. We don't have any "human" children, just lots of animals.. Here at the mini ranch we have two ranch dogs, one horse, two goats, and six chickens.. We keep a big vegetable garden going all year round, so there is always something fresh to eat from the garden. I speak Spanish (not quite fluently) and we love to meet world travelers. We love the central coast and are both Cal Poly SLO graduates. We love being a part of the Airbnb commun. Five things we can't live without??........animals, hot-tubs, wine, humor, and travel. We are easy-going, curious, talkative, and fun. (at least we think so) Our travel style is active, engaged, and open minded. Our style as hosts is to help you feel right at home and completely relaxed.
