Private downstairs one bedroom apartment on a small rural ranch. We are close to beaches and wineries.
We recently began collecting the occupancy tax that is required by San Luis Obsipo county. This tax is has already been included in the price of your stay.
WELCOME to the MINI RANCH! A private apartment (a walk out basement) on a small family "ranch" very close to the quaint village of Arroyo Grande. This spacious apartment is a great base to explore all the natural beauty on the central coast. We are dog friendly, and prefer to host children over the age of 6.
This listing is for a PRIVATE ONE BEDROOM APARTMENT ON THE LOWER LEVEL OF OUR HOME. It is designed as a "walk out basement". WE WILL BE LIVING UPSTAIRS DURING YOUR STAY. Your will have a large living space, one large separate bedroom, and one bathroom. It is about 650 sq. feet, and will accommodate up to five guests comfortably.
Please note the posted nightly fee is for ONE or TWO guests. There is an additional $20 fee for each extra guest up to a maximum of 5 guests. We consider your children to be "guests". Babies under 1 year are welcome with no charge. We do not accept "toddlers" or children between the ages of 2 and 5. The apt is not suitable for this age. We prefer guests over the age of 6 years. Please include the number of children when you make your reservation.
The apartment has its own separate entrance with parking for two cars. If you are driving a large vehicle, (RV) there is room to park here. There are stairs in the apartment that lead up to our living space, however the stairs are blocked off and not usable. (see the pictures) Please note: YOU MAY HEAR SOME NOISE FROM UPSTAIRS WHEN WE ARE HOME.
There is ONE very large bedroom with three beds: a full size bed, a queen size bed, and a single bed. Guests always comment that our beds are comfortable and that they sleep well. All three beds have additional foam toppers, and quality bedding. . There is closet space, a dresser, mirrors, reading lamps, and original artwork.
The bathroom is small, but has a large shower with good water pressure. There is no bathtub. Feeling adventurous? You are welcome to use our outdoor shower, next to the hot tub in the garden. It's hot, private, and you have an amazing few of stars, or sunset. Let us know if you want to try it.
The living area has a custom made concrete dining table, two comfy couches, (NOT a pull-out sleeper) good books, and large TV with lots of channels. The rustic concrete floor is heated so it feels quite cozy in the winter. There is original artwork throughout the apartment, primarily abstract female nudes. Kate's mom is the artist.
Please note:There is NOT A FULL KITCHEN IN THE APARTMENT. There is NO oven or stove. Do NOT plan on cooking a full meal. However, there is a "kitchenette" which includes: a small sink, mini fridge, microwave, coffee pot, hot water kettle, a toaster, and a toaster oven. A light breakfast of cereal, coffee and tea are provided by the hosts to make your morning convenient.
Interaction with guests
We prefer to meet all our guests at check in time. We like to explain the details of the apt, show you the garden, and introduce you to the animals if you would like to meet them. However, often we can't be home when you arrive, or you may arrive after our bed time. In that case, you will receive directions for a simple "self check in". Please keep us updated as to what time you plan to arrive.
We are always available by phone or text if you have any questions or need something. We LOVE meeting our guests and getting to know you. We are more than happy to give you advice about how to enjoy your time on the central coast. We can recommend hikes, beaches, restaurants....whatever you need. But we also respect your privacy after a long day of travel. We will follow your lead on how much interaction you would like to have with us.
You will be close (approx one mile, or 20 min. walk) to the charming village of Arroyo Grande where you will find.... shops, restaurants, bars , and a Saturday farmer's market. Nearby beaches are....Pismo Beach, Avila Beach and Shell Beach. Montana De Oro State Park , Morro Bay, and Cayucos are a 30 min drive north. Some guests drive to Santa Barbara for the day or up the coast to Cambria and San Simeon. These are easy full day adventures.
A 20 minute drive through beautiful wine country will take you to San Luis Obispo.... a lively college town. There are wonderful wineries all around us. Also, just a few miles away in Lopez Lake Campground. Nice place for camping, water sports, trail rides, mountain biking, and hikes. They even have a ropes course with a zip line.... super fun for kids!
You can walk or bicycle to the Arroyo Grande village, but you will need a car for most other adventures on the central coast.
Other things to note
Your children are welcome as guests, however, we'd prefer kids to be SIX YEARS OR OLDER PLEASE. Our apt. is NOT baby proofed for toddlers (age 2-5), and we do not have any toys, or other baby equipment on hand to loan you. (We don't have kids) It is important to message me with information and details about your KIDS and DOGS before booking. Without detailed information about the guests who are coming, I can't accept your booking.
We happily share our outdoor space with you, including our hot tub! There are....decks, patios, outdoor tables, chairs, gardens, outdoor shower, and a fire pit. Our house is very well insulated, and there is radiant heating under the floors. Our electricity is powered by solar panels, and we feed all green waste to the chickens, so you can feel very "Eco-Friendly" during your stay with us.
We are ANIMAL LOVERS and have two friendly dogs, Blu and Luna. They are a quiet, friendly, family members. The dogs will not come into your apartment. But you are welcome to meet them in the garden. They are gentle dogs and are sweet to respectful older children. If you are allergic to dogs, you may not be comfortable staying with us. Many of our guests do bring their own dogs to stay in the apartment.
This is a "ranch" addition to the dogs, we have 1 horse, 2 goats, and a small crew of chickens. (no noisy roosters though!) So be prepared for "ranchy" type smells and a bit of dust on your car.
Yes, our home is PET FRIENDLY! If you are traveling with a well mannered, socialized dog, we'd be happy to host your dog as well. Tell me in advance if you are planning to bring a dog....there is an additional charge of $10 PER NIGHT. I would like to know a few details about your dog before booking. (such as size, breed, sex, age) There are many dog friendly beaches, hikes and restaurants in our area and we can direct you to all of those. PLEASE BE SURE TO READ THE" HOUSE RULES" ABOUT DOGS BEFORE YOU BOOK YOUR RESERVATION.
This is also a HORSE HOTEL!! I have room for two horse guests. If you are interested in bringing your horse along please let me know and we can discuss more horse boarding details.
NO SMOKING INDOORS, (this includes marajuana and e-cigarettes) and honestly, we prefer that you don't smoke outside either. but if you must.... it's OK to smoke outside.
This is NOT the listing for you if you like to stay up all night and "party like rock stars". No drug use or loud late night activity, remember you are staying IN OUR HOME, and we get up early for work like regular folks. Quiet time after 10 pm please.
But hey, if you want to have a glass of wine or a cold beer and some laughs under the grape arbor, or play guitars around our fire pit??.....You bet, that's just fine! We will probably grab some wine and hang out and join you!! Bedtime for us is ten pm, though, so we need to wrap up the noisy fun about that time.
You may have noticed that we do not charge our guests an additional cleaning fee so......please be tidy and leave the apt the way you found it. Thanks!
Do NOT bring fire-arms or weapons of any kind onto this property. No exceptions.
Dog guests are welcome if they are well behaved, quiet, "fixed",and socialized to get along with other dogs. We charge a pet fee of $10 per night for each dog. (two dogs max please) The pet fee will be paid in cash when you arrive. Our dogs Blu and Luna, play well with others, and welcome strange dogs visiting without any issues. We expect that you will keep your dog with you 100% of the time. That means we INSIST that you take your dog with you when you leave on your adventures. There are lots of dog friendly options (parks, beaches, hikes, restaurants) around here. We can point you in the right directions to those. We do NOT provide "Doggy Day Care" while you are out all day. However, there are places nearby that do. The apartment does NOT have its own fenced yard. You are welcome to bring your dog into our large fenced yard as much as you want.....but you must supervise them, for example.... No barking at the livestock.
Ask me any questions you need to about bringing your dog before you book your stay with us. WE LOVE DOGS, We have never had a bad experience and have hosted many many dogs!
Hi, we are Kate and Bryce: a third grade teacher and a self-employed architect. We are in our fifties and have been married about 20 years. We love to traveling !!! We prefer international travel, but we also think USA road trips are great fun too. We are active cyclists and hikers. Cities, mountains, deserts....we love it all. We don't have any "human" children, just lots of animals.. Here at the mini ranch we have two ranch dogs, one horse, two goats, and six chickens. Our vegetable garden grows all year round, so there is always something fresh to eat from the garden. I speak Spanish (not quite fluently) and we love to meet world travelers. We welcome all nationalities, genders, and sexual preferences. We love the central coast and are both Cal Poly SLO graduates. Five things we can't live without would be....animals, hot-tubs, music, humor, and travel. We are easy-going, curious, talkative, and fun. (at least we think so) Our travel style is active, engaged, and open minded. Our style as hosts is to help you feel right at home and completely relaxed.
