The Space

Stay within the protective moat of the Old City of Chiang Mai. Experience the best of both worlds from one central location. Walk to 700yr old temples, sample local Thai foods, shop the Sunday walking street OR go to the Western styles malls and all variations of nightlife.

For all those coming to Chiang Mai for a massage class, this location is walking distance from both ITM and TTM massage schools. Take a look at my other location if you are interested in the class at the Old Medicine Hospital massage school.

The building is less than 50 meters from the moat road and all public transport.

We have bicycles, motorbikes, scooters for rent and can help making arrangements for tours including Elephants, Massage Classes, Cooking classes, Tiger Kingdom, rock climbing, or just about anything for any interest!

  • Both Ketsuda & Stephen were very helpful, provided all information we needed on Chiang Mai, they also helped made reservations for a few events. The apartment building is in an alley, but the taxi did not have problem finding it. The place is nice, the AC worked very well and we needed it! The weather was hot & humid.
    It was quiet at night, so no problem in getting to sleep. The apt also comes with private bathroom with seating toilet, a fridge and coffee maker. The internet speed was great, no problem searching the web for info and made forward travel arrangement. There are coin operated washing machines just outside the apartment building, convenient for doing laundry.
    The location is a little off, on the north west corner of the walled city. Most of the tourist attractions are on the east side, but if you need medical help, Chiang Mai Ram hospital is just west of the "wall", within walking distance.

  • Look no further in Chiang Mai. Steve and Katsuda's place is quiet, comfortable, and you can explore the old city on foot very easily. The red pickups that circle the town are numerous as well.
    They're great hosts, and proud new parents as well. I really hope we meet again.

  • Perfect location for exploring old Chaing Mai! Very accommodating for our earlier than expected arrival! Ketsudo and her husband made everything so simple and our driver was well prepared with directions to the unit thanks to their planning and preparation. We mentioned we were interested in music venues and Stephen gave terrific suggestions that were not always found in the local guidebooks. He was also spot on with his recommendations for food! We seemed to eat all day long during our excursions. The location of the unit and the wonderful help and suggestions made our trip the best it could have been while visiting Chaing Mai. Our hosts get the highest marks!!! Thanks to Stephen and Ketsudo for helping to make this a great experience! Stephen is an ex pat having lived in the states for many years and with his perfect English, we were able to get the full scoop on what was great to see and do (and eat) in Chiang Mai.

  • Ketsuda and her husband met us on the main road outside of the apartment (which is great because Chiang Mai's old city can be a little confusing to navigate!) and not only provided a great apartment, including drinking water and mini fridge, but also an overview of Chiang Mai itself.

    Steve's map as well as his and Ketsuda's knowledge of the city were a great help in getting us situated for our stay.

    They were even able to get us a discount on our awesome cooking class!

    I would definitely stay here again and recommend it to friends.

  • This place is awesome, the hosts are awesome and super-on-top-of-it and we can't recommend it highly enough. We had smooth communication and check-in was a breeze. We got an awesome intro and map and info to the goings on around Chiang Mai. The bedroom is clean and comfy. The AC works well and we were comfortable the whole time. The bathroom is clean, the water pressure is pretty good, and the water is hot (if you want it in this weather!) Drinking water is in the fridge, and when you're done with the bottles you leave them out and they're replaced with new bottles. There's a fridge but no microwave. It's a 20 baht ride in red-taxi-pickup trucks to anywhere in the old city walls , so we never felt too far from the action. But it's far enough away from the super-touristy part that we had nice quiet nights. Steve and Ketsuda hooked us up with an awesome moped, helmets, and a map for our excursion into the outskirts of the city for a great price. They can help you set up tours and stuff, and get you a better price than you can get for yourself.

    All around a great, clean, comfy place to stay with incredibly nice hosts. If we ever come back to Chiang Mai, we're staying here.

  • We stayed in Ketsuda`s and Stephen room for just 2 nights. We arrived in the evening so it would be very difficult to make any reservation for a trip next day. Ketsuda made reservation for us to go on a treck next day, Stephen explain very good where to eat (Cowboy Lady is the best !), shop, go for drinks. He has answer on every question. Place is located in quiet neighborhood, but still inside old city, close to everything you need to see in Chiang Mai. Room was big, with a fridge and bottled watter, clean, with
    air conditioning.
    The only thing that must be changed realy soon is loud creaking bed, that made noise every time you turn around.
    Beside noisy bed everything was more than perfect! Thank you for hosting us !

  • Thank you so much for a wondeful stay! The moment we arrived we were warmly welcomed with some brilliant advice and ideas of places to go. The room was very spacious and clean, it had a fridge full of ice cold water, which was very much needed in this heat! Thank you again for your hospitality! If we return to chiang mai we will be sure to check in again!

  • Comfortable clean apartment and overall pretty quiet. A good value. Stephen and his wife were very helpful and gave us lots of advice about Chiang Mai. They are also super responsive if you need anything during your stay. We would stay there again.

  • I can't recommend Steve and Ketsuda highly enough , the perfect hosts and exactly what you need if you're new to this ( surprisingly big and busy) city.

    The room was fairly basic but has everything you need ... Baan Oikhum is in a very quiet but central neighbourhood .. Ideal!
    My stay was a little uncomfortable at times due to the cold but it was the coldest winter in 30 years and I had just arrived from an Australian summer... Sure a duvet or bigger blankets would have been great but you can't really expect a hotel to provide them on the off chance it's cold enough to need them a few nights a year !
    It is possible to get comparable quality for slightly cheaper in Chiang Mai but I'd strongly advise spending that extra $1 or 2 a night for the trust , expertise and support of Ketsuda and Steve!

Hi, I'm Ketsuda, but most people simply call me by my nickname, King. I am a born and raised Chiang Mai(-ian) married to an American ex-pat. We raise three dogs and are soon to welcome our first child into the world! I started the business now known as CMStay in 2010 to fill a obvious gap in the local hospitality market. Nobody was catering to the real travellers and digital nomads of the day. Your choices were the big hotel with big hotel prices or cheap hostels with no privacy and dicey internet. Both were only prepared to take your payment, hand you the keys and that was it. At CMStay, our goal is to give you a running head start from the moment you arrive in Chiang Mai. We have spent the last three years doing our best to convey our local knowledge to new arrivals. From the best local eateries, where to get freshest fruits/veggies, places that cater to specific diets, different schools for Massage/Yoga, how to get around our city like a local, to setting up tours/drivers at non-tourist prices. The list goes on.... All units include STABLE, HIGH-SPEED WiFi, Cable TV, AirCon, working desk, Western style toilet, among other basics all travelers would appreciate. CMStay currently has two locations: CMStay @Baan Ouikum is inside the Old City walls and moat. Close to the Sunday market and the tourist center, but far enough to be outside of the noise. CMStay @Sethee Court is near the Saturday night market, Old Medicine Hospital, and SVG massage center. This location is close to the Old City, but set inside a local Thai neighborhood. I like to believe that we are great hosts, we are multi-lingual and have a strong knowledge base of Chiang Mai which can help with the nuances of traveling in a new country. We're always looking forward to meeting new people and maybe even being able to help a newbie find their way around. Most of all, we are always willing to try and help.
