The Space

Private bedroom with your own private full bath on tree lined street in the heart of 78704. [We have our own bumper sticker, “Not just a zip code, but a way of life”].

An easy ½ mile walk from downtown in the Zilker Neighborhood, near to multiple restaurants, bars, shops, Lady Bird Lake with its hike and bike trail, and the famous Zilker Park (Barton Springs Pool and Botanical Gardens!). CapMetro north and south bus stops are a short walk down the street on S. Lamar. Auto and bicycle rentals are within easy walking distance. Zilker Neighborhood is a very safe, cool, and historical Austin local - and is located right by downtown.

PLEASE check out the Map Tab above for all the good stuff within easy walking distance! A convenience store is right around the corner, CVS and Walgreens, Office Depot, bunch of coffee shops, local pizzerias and ice cream shops, really good restaurants, stores, bars, top music venues, etc., etc. And zoom out to see how close you are to downtown.

Once a reservation is confirmed I email my Guests an info PDF on how to get about town and learn the latest on upcoming music, theater, arts, events, etc. in Austin.

Mi casa es su casa. That means the whole house amenities are there for you to use and your room is your space. I will not intrude even when you are out of the house.

The hardwood floor bedroom is light and breezy with double windows on two adjoining walls. Full sized bed, a second set of pillows matching the comforter, a swing arm floor lamp by the bed, and two luggage stands at the end of the bed to set your suitcases on. Teak desk with energy efficient desk lamp and ergonomic office chair provides a street view; accompanied by a file cabinet, and bookshelves. High speed (and I mean HIGH SPEED) wireless internet is provided. You have your own walk-in closet with lots of hanging space, shelves, and a hanging shelf unit. The central overhead light fixture has a three speed ceiling fan and central heat and air assure comfort against Austin’s temperatures.

Your bathroom has a floor of Mexican terra cotta tile, wood wainscoting, powered ceiling vent, safety electrical outlet next to the mirrored medicine cabinet over a pedestal sink, toilet, and full bathtub with water saving showerhead. Two sets of towels and sundry toiletries are provided.

You have full use of the kitchen with plenty of room in the frig and a full sized washer and dryer; including detergent. And many guests use the back deck to lounge around on.

I should mention you will also meet the neighborhood cat whom I call Orange Boy, aka "the Mayor of Collier" as he's running an ongoing con on about half the houses on the street.

Don't hesitate to contact with me with any questions about the accommodations or Austin in general.

Thanks for the opportunity to be your Host.

Interaction with Guests

I want my Guests to know that they can call or text me 24/7 if they need assistance with anything.
Once a reservation is confirmed I email my Guests an info PDF on getting about Austin. This includes instructions on how to use the $1 Airport Flyer from Austin-Bergstrom Int'l airport to downtown. It connects with the #3 bus which brings you near the house. However, if my schedule permits I'll be able to pick you up downtown and bring you to the house. Much less hassle. We can confirm this pickup through texting as your arrival date draws near.
And thanks for the opportunity to be your host.

  • Charles was a great host and my boyfriend and I enjoyed out stay! The house was just as described and was perfect for the two of us. Charles was welcoming and provided us information on the best places to go and see. His house is close to Barton Springs which is an awesome outdoor river/pool. The house is near many cafes/bars and it is easy to navigate around town. Charles always made sure the air and fan was on, which was needed in the summer heat! He also provided us two house keys so that we could come and go as when we wanted. Overall a great first time Airbnb experience. The neighborhood cat was an added bonus,he was very friendly, but stayed out of the way. I would definitely stay again :)

  • I stayed at Charles' house for a long weekend. He was flexible with my early arrival and check-in, which I appreciated very much. I was exhausted from the red-eye flight and lack of sleep, so it was nice to be able to arrive and get right into the shower and bed for a nap. Charles was very friendly and helpful with suggestions on where to eat, cool music venues, and bike-friendly routes. The ensuite bathroom was great; and the ceiling fan and AC in the room made for a nice respite from the Austin heat and humidity after a long day biking around. Charles respected my privacy, but had a good balance too with being personable. On the last morning, he invited me to go for donuts in his neighborhood (YOU MUST TRY GORDOUGHS), which was really cool. His cat was really friendly too, which was a nice bonus if you like pets (although, I thought it was nice that Charles was cognizant of keeping him out of the rental space, just for cleanliness/allergy purposes). I loved the neighborhood--quiet and peaceful, filled with lots of singing birds and greenery, but only a short walk or bike ride to lots of venues, eateries and the park. The bed was comfy, sheets were clean, and the bathroom was clean--(my top priorities). There were plenty of towels available, a large desk for your laptop/writing/etc., two small tables for your suitecase(s), a walk-in closet if you need it, and a book shelf with info about Austin. Charles offered to drive me to the downtown bus stop (airport pickup), which was really nice and unexpected. He is a friendly, warm host who will let you do your thing, come and go as early or as late as you want, and is willing to hang out and talk if you're into that too. He is a great host with a genuine interest in making your stay comfortable and fun. I would stay there again, if I head to Austin. Thanks Charles!

  • Nice location in beautiful neighborhood. Room, cat, and Charles were all great - we wish we could have stayed longer! Charles even mailed to us a bag we had left behind! A nice place to explore Austin from.

  • Business traveler, and in the area quite frequently. loved my stay here - was simple, clean and accommodations were private and well organized. There is plenty to do within walking distance and it's easy to get a cab to this neighborhood - even late at night. The neighborhood is very safe.

Charles is a great host - he knows the area, is great to talk with and let's you be. The kind of friendly, "normal" host you hope for but rarely get.

If you are in Austin, stay here and enjoy what the city gas to offer.

  • Nice room, the bathroom is actually ensuite (not shared with anyone else). Charles was a great host. I caught a cold on my way over to the US, and he was just so nice and concerned. Internet is very fast, and there is a big desk if you need to work. I had a great stay. I only give this four stars because the room is a little worn down, but I would definitely stay again. Safe neighborhood, great if you are travelling alone, as I was.

  • Charles was a wonderful host! The listing was just as described. Comfy bed, a large closet, and a private bath. We were immediately greeted by a friendly neighborhood cat that was a wonderful surprise! The location was perfect at fitting our needs...a mile or two away from everywhere we needed to be. This included South Congress, the botanical gardens and downtown. I would absolutely stay there again!

  • Charles was great! Very friendly and a perfect host! He told us about nice restaurants in walking distance. We tried them and they were delicious! We really recommend Charles and his lovely place very very much! You couldn't find a nicer host in Austin. Thank you so much, Charles! We really enjoyed it!!

  • Charles was wonderful host! I greatly enjoyed my short stay in Austin and would stay with Charles again in a heart beat! His house is in a great location and the room is right by the front door so it is easy to come and go. When you go out at night Charles leaves the front porch light on so it is easy to locate upon return. He also gave me a little devise that holds an extra charge for phones so that when I was out I would not get my self stranded in Austin with out my phone and GPS. I highly recommend staying with Charles when looking for a place to stay in Austin.

About
I bought this house so that I could walk to Barton Springs pool. If you're not familiar with this famous pool, check it out on Wikipedia. I highly recommend you put a swim on your Austin experience list. My hosting style is "mi casa es su casa". Presently my work is an erratic consulting practice that revolves around the roles of change agent and boundary spanner. And I've recently gotten into providing process/project management and facilitation services to virtual teams. High speed internet access is now a life necessity along with good coffee. You should also know that there's a orange male tabby that is running a con on three or four houses on the street and I think I'm his main mark.
