The Space

Great headquarters for people who want to live in luxury and style. The neighborhood is safe and close to all of Austin's best.

We call it the harmony house because it's a peaceful place featuring lots of music and musicians. There is an "Apartment Grand" piano which plays beautifully. We also have a really sweet and friendly cat named RonRon, who will use the cat door to come in and out while you're there. It has been host to many travelers and everyone who stays here remarks on the welcoming, friendly atmosphere, the cleanliness, and how pretty the house is.

The house:
. Two large living areas with couches and fireplaces
. Three bedrooms: one king sized bed, one queen, and one twin
. Two bathrooms: one is huge, and both have shampoo and soap that you are welcome to use
. Big, open kitchen with all the amenities- oven, microwave, toaster, stovetop, blender, panini maker, coffee maker, etc.
. Big flat screen TV easily connects to laptops and gaming systems (we do not have cable though)
. Free wireless internet
. Tiled back porch with two grills
. Tons of free street parking
. Shady, grassy front yard and easily climb-able trees
. All hardwood and tile floors
. Washer and Dryer easy to access and free use
. Compost and recycling for the eco-minded

There are many sleeping surfaces for groups. In addition to the three beds already mentioned, you'll find:
. One couch that pulls out to a queen sized bed
. One other full sized couch, three other love seats and a lounge chair
. Plenty of blankets and pillows
. One sleeping pad

The neighborhood:
. Drive to 6th Street in less than 10 minutes, bike there in less than 20 min
. One block from three buses that run straight to downtown in less than a half hour
. Cabs to and from downtown are less than $15
. Major grocery store (Randall's) is a 5 minute walk (and has a Starbucks)
. Kerbey Lane Cafe is open 24/7 and is a 5 minute walk away (Kerbey Lane is a classic Austin Diner that is cheap and features a very wide variety of dishes with local and fresh ingredient and free range meat).
. "The Drag" the University of Texas Campus area which features tons of local restaurants, shops, and hangouts, is a mile away. (Some of my favorites are Spider House for coffee and chilling, Trudy's for Tex-Mex and ridiculous Mexican Martinis, Torchy's Tacos for tacos, and Hole-in-the-Wall for music)
. Easy access to Mopac (Loop 1) and Lamar, but nestled in a safe, tree-lined, shaded neighborhood
. Running trail follows Shoal Creek - safe and beautiful nested in the woods

The house was originally built in 1964 and has many unique characteristics: wood floors, stone fireplaces, artistic finishes. The kitchen has granite countertops and a butcher block island. The master suite is separate from the two other bedrooms, with a large bathroom complete with tub and standing glass shower and walk-in closet. On the other side of the house, two bedrooms share a tiled bathroom. The backyard is mostly tiled patio.

I grew up in Austin and have lived here as an adult for the past four years, so I can you all the advice you need what to do and where to go.

It is a good house for large groups but we are not interested in bachelor parties or others who will leave the place a mess or treat it like a frat house.

The Neighborhood

Bryker Woods is a vital part of a major asset to the City of Austin and its central city neighborhoods. Bryker Woods is a walking and bicycling neighborhood. It is conveniently located within the City and a convenient direct bus routes connecting the neighborhood with the University and downtown district.

Historic bridges span Shoal Creek connecting Bryker Woods to the University of Texas campus and the central business district. While there are no large open spaces or areas of undeveloped land within the neighborhood, the natural environment of the neighborhood is one of its greatest assets. Within the neighborhood, mature trees line the streets and provide shade for the houses. Shoal Creek forms a part of the eastern border of the neighborhood and the hike and bike trail can be followed to Pease Park and beyond. Bailey Park is within walking distance. The Bryker Woods neighborhood is also located in a part of Austin where there is a tremendous diversity of running and cycling routes.

There is a residential scale in the neighborhood which produces an ambiance mentioned repeatedly by residents as one of the things they like best about the neighborhood. This is produced by the mix of housing ages and styles, most of them modest in size and scale, with lot sizes and setbacks large enough to provide for reasonable privacy but small enough to permit (indeed encourage) interaction among residents. The yards are unpretentious, but generally well kept. The streets are narrow and well shaded with mature trees.

Plenty of street parking directly in front of the house.
Three bus stops within a few minutes walk.


House Rules
Check-in is after 11AM

Do not put any drinks or food on the piano. Treat the piano well- it is an antique.


1. Keep the premises clean and sanitary; cleaning supplies are in the utility room and under the bathroom and kitchen sinks.
2. Regularly dispose of all garbage and other waste in a clean and sanitary manner. Put recycling in red bucket in the kitchen or blue recycling bin outside. Empty red recycling bucket into blue City of Austin recycling bin outside as soon as it is full. Empty kitchen trash can into green City of Austin trash bin outside as soon as it is full, and replace kitchen trash can liner.
3. Trash pickup is every Friday, recycling is every other Friday. Owner will take care of it, unless otherwise noted.
4. Properly use and operate all electrical, gas, and plumbing fixtures and keep them clean.

Kitchen Use
1. Clean all pots and pans immediately after use. Put dishes in dishwasher immediately after use. Start dishwasher if it is full. Unload dishwasher if the dishes are clean. Clean cooktop and counters of all spills. Wipe counters after use.
2. Cut on Cutting Board only. Please do not cut on counter. Do not put hot pans directly on counter.
4. You are encouraged to compost organic material, no meat or dairy allowed.
5. Put food scraps in disposal side of sink, not in regular sink, to prevent plumbing problems. Run water when using disposal.
6. Store your food in cabinets in area assigned to you. Keep refrigerator clean. Throw away your food before leaving. Clean spills in refrigerator.

Washer and dryer
1. Keep laundry area clean. Clean lint from dryer before each dry cycle. Provide your own laundy soap, softener, etc.

Miscellaneous
1. Smoking is not permitted
2. Illegal Drug Use or Possession on premises is not permitted
3. Legal Alcohol use is permitted
4. RonRon the cat is the only pet allowed.
5. All doors should be locked when you leave.
