There will be onsite management to check you in, give you a tour, make breakfast and answer any questions/ help with any issues you may have during the course of your stay.
We also have knowledge of the area so if you're looking for something to do we can recommend plenty.

There is a beautiful scenic walk to the river and the famous 'Ness Islands'. Continue walking though and you'll reach the town which has everything from nightclubs to wine bars and cafes to fine dining restaurants.

Please note that we need access to the rooms after 10am to perform housekeeping until 3pm.
Check in is at 3pm (not before), arrivals before this or after 9pm need to be agreed and arranged beforehand, we need to use this time to prepare for the comfort and arrival of our guests.

Twenty Five Guest House is a lovely, affordable stay near the river Ness and just a short drive into downtown Inverness. James was correspondent leading up to our visit and very hospitable and accommodating during our stay - so much so that our group decided to extend our stay for an additional night. The best was chatting with James over a home-cooked traditional Scottish breakfast each morning. James put a lot of heart and soul into cooking breakfast for us, which was much appreciated. And his suggestions on traveling to the west coast of the country to see the sites were fantastic!
James are a lovely host family, we are really enjoyed everyday staying there.
The house is perfectly located, only 15mins walk away from city
center, and it a beautiful walk along the river also.
The breakfast is brilliant too.

We had a wonderful stay here at Twenty Five Guest House. It is conveniently located so close to town so it was easy for us to get about, and the scenery was great too. The room itself was spacious and fully furnished with everything we could possibly need. Shona and James were lovely hosts who were willing to help us in every way possible. I would definitely recommend this place to anyone visiting Inverness!
Thank you for taking care of us, James. The room was clean and comfortable and you took care of our one "issue" (too dark to read, you found an extra reading lamp for us). Breakfast was excellent, as were your booking communications. I think the listing is slightly inaccurate in two regards: (1) the bathroom was not "private" (i.e., limited to OUR room) and is not merely "down the hall," but rather across the main entry hall on the other side of the house, and (2) there was no "lounge" or common area, so you are pretty much confined to your room. Our one complaint was noise -- the walls are thin and we were very aware of cupboards opening and closing, loud heels on wood floors, etc. Not unbearable, but more of a problem than we have had at other B&B's.
me and my friend stayed only one night at the 25 guest house. the room was really good; clean, cosy, and better than a lot of hotels. the place is not far away from Inverness train station; it is only ~25 mins walk; actually a very nice walk by the river side. We have checked in very late around midnight but thankfully it was not a problem n we have been welcomed n treated nicely. Breakfast was also good.
This was our first AirBnb Experience. From the very beginning, James was here to help us et to the BnB. During all our stay, he has been a caring and welcoming host, always there for us when we needed advices about Inverness or when we had any questions but at the same time very discret so that we could have our own moment alone.
The room is very nice, big with complimentary coffees and shortbreads which is always nice when you arrive.
The house is lovely also.
The breakfast was a very enjoyable moment, with an excellent food and a nice service.

I have lived in the Highlands for most of my life and hotel/catering professions for almost as long.
My travelling has brought me in touch with many different types of people and so many fantastic cultures and cuisines.
I enjoy sharing stories and cooking so for me opening a B&B was a wonderful option, I get to wake up doing what I love.
I'm the early bird in my family so I'm usually the chirpiest, bright eyed and bushy tailed one ready and raring to go but if you need a cup of coffee first to wake you up I can relate. I've enjoyed middle eastern coffee blends and traditions for many years and italian style coffees also. My cooking has been complemented by my family and friends (and now B&B guests) not to brag ;) but am still trying to improve wherever I can.
