6 spacious suites — each with a king-size bed, AC, minibar, safe, ceiling fan, and ensuite bathroom. Four upstairs suites include private plunge pools, perfect for quiet moments of retreat.

Main private pool + lush gardens — expansive common areas designed for gathering and relaxation. With sunbeds and hammocks for soaking up the Tulum sun or drifting away with a good book.

Guest access
The entire villa is yours exclusively — main pool, lounges, kitchen, dining areas, and rooftop. Only registered guests have access to the gated community. After booking, we’ll kindly ask for all guests’ names.

Our trusted Hemma team will access the villa for daily housekeeping, area and services upkeep and guest support. Guests may freely use the kitchen and should leave it clean. Laundry facilities are not available for guests (concierge laundry available upon request).

Booking note: Hemma’s base rate includes 8 guests. Each additional guest increases the nightly rate. This flexible structure allows smaller groups to enjoy the villa while keeping rates fair for larger groups — ensuring the same five-star experience for everyone.

La Privada is a gated community with security services 24/7 in the heart of Aldea Zama and Tulum. We are located exactly between the city centre and one of the closest Beach Clubs, Papaya Playa. 3.7kms away from both points. The grill is situated in the common areas of the neighborhood (on front of the villa/ behind the paddle court) and should be reserved with prior notice.

Near city points of interest include Chedraui, Zine, Batey Bar, El Camello Jr, La Chiapaneca, Taquería Honorio.
Near beach points of interest include Papaya Playa Project, Rosa Negra, Hartwood, Ahau.  

Note: Tulum is growing extensively. It is reported as one of the fastest-growing cities in Latin America. This growth applies to every area of Tulum (beach, city and surroundings), including Aldea Zama. Fortunately, inside La Privada we have restricted construction times Mon-Fri 9-18, Sat 9-13:30, Sundays off. Our rates already consider a 20% discount based on this ongoing situation.

We are a Mexican/Swedish family. For years we’ve been visiting different spots in the Riviera Maya and Tulum is definitely our favourite of them all. We consider ourselves lucky to call Tulum our home and to be able to share our experience via Hemma, our newly built villa-hotel, and Indigo 311, the apartment that started this life journey for us. Being from 2 different sides of the world, travelling is a priority for us. This has helped us to understand how we want to host our guests and ensure they feel welcome. We wish to guide all our guests to maximise their time and experiences in Tulum.
