Enchanted Porch is aptly named! This elegant home is beautifully placed on a 10 ac ranch in the TX Hill Country halfway between Fredericksburg and Enchanted Rock. The house is on 1 acre, in a fenced area nestled among mature oak trees. Longhorns graze nearby. The wrap-around porch begs you to relax in a rocking chair or step down to the fire pit area for a S'more or a favorite beverage. Enchanted Rock or Main Street are only minutes away or call a Wine Tour Service and have them pick you up!

The space
More things to love Enchanted Porch. 10% discount to Teachers, Military (active and retired) and First Responders (ID required). The 7% County Occupancy Tax is included in the rate. Guests are likely to see some of the longhorns grazing nearby! The property is all fenced (barbed-wire), so enjoy 10 acres of Texas Hill Country fresh air.
From inside the house, go down a short flight of stairs from the back deck to the rock patio where you will find a smoker/bbq pit and the propane grill. From there wander over to the fire pit area. Guests can watch the longhorns, discover the deer passing through the pastures and marvel at the birds (especially the hummingbirds). Wood is provided (charcoal is not) unless there is a county wide burn ban.
Inside, there are lots of things to enjoy at Enchanted Porch as well. The living area has a soaring cathedral ceiling and limestone fireplace to enjoy with family and friends. A TV is also located in the living room. Between the living room and kitchen is a large dining table to enjoy a meal, work a puzzle, play a game or just sit around and chat! Enjoy the fully equipped galley kitchen with stove, refrigerator, dishwasher, microwave, reverse osmosis filtered drinking water, granite counter tops, Keurig Coffee machine (K-cups not furnished), drip coffee maker with coffee and teas for guests to enjoy. The water is on a softner. Next to the kitchen is the laundry room which also includes a 1/2 bath. Across the hall is the downstairs master bath with a jetted bathtub and separate walk-in shower using softened water. There are two bedrooms downstairs. One has a king bed, the other has a queen and a set of single-bedded bunks. Take the stairs to the upstairs loft bedroom overlooking the living area and dining area. There's a game table, a sofa, and a bunk bed that has a double lower bed, a single upper and a single trundle bed as well. There is a bathroom with a shower off the loft bedroom (bathroom #3). As you leave the loft bedroom, enter the upstairs master bedroom with a king bed as well as a very cozy daybed in the corner sitting area. There is also a ensuite master bathroom with a shower...and yes, that is the 4th bathroom!

Pets are allowed (If bringing pets, please indicate so that $25.00 per pet per night can be added to your portfolio after your initial reservation is complete.) Yard is not fenced although the house acreage is fenced, but some of it is barbed wire, so small dogs should be on a leash and there is a 600 sq ft gated/fenced area beside the house for dogs to play and rest. Anytime the pets are left alone in the house, they should be in their kennel. Smoking is allowed outside only!

Enchanted Porch can be rented together with its sister property Grandmother's Porch through Airbnb for a sleeping accommodation of 28. Look for "The Porches" (airbnb room# 34600560) among the listings when you put in your dates availability request. Another way to search is to go to our website at gplonghronranch or liddellproperties (using the COMmon extention). There you will find links directly to each listing on the airbnb site for Enchanted Porch, Grandmother's Porch and "The Porches" (both houses). Please note the base rate shown is for one or two guests per night. Additional guests will increase the cost. Also note that the base rate will change depending on the time of year. The total cost will be calculated by AirBnB when dates and total number of guests are selected. Also, if you are sure of the dates but not the exact number of guests, you can make the reservation with an estimated number of guests so that you can lock in the dates of the reservation. Later, if the number of guests changes, simply let us know the correct number and we can send an updated reservation for approval (highly recommended during popular dates). The discount works that way too. Make the reservation at the published rate, then message us an id of one of the guests and we will apply the discount and send you a revised reservation. It's easy to add/delete guests or pets, but not to move a date, so if you are sure about the dates, make the reservation and sort out the guests after you have the dates locked in.

There is a small herd of longhorns that graze on the adjoining 150 acre pasture. All the longhorns are well mannered and usually are seen at a distance, although they occasionally wander near the house looking for a treat. Ranch cubes are provided to feed them and there is a fenced off "longhorn feeding area" designated. While we can't guarantee that they will visit, they usually come to the fence when they hear guest's activity.

Texas Hill Country is quiet, peaceful with lots of stars at night. Located 9 miles north of Fredericksburg, you are far enough away from the city to have dark skies and bright stars and no city noises. Night noises might be a cow moo, or the cicadas buzzing, a whip-or-will, or maybe just quiet. And, you are also close enough to town to be there in a few minutes or have a wine touring company come pick you up. If you go 9 miles farther north, there is Enchanted Rock where you can climb the rock or hike around it...or just stay on the ranch and walk down to the crystal clear creek...or watch the longhorns graze from the wrap around porch...or make up a batch of s'mores on the firepit...or just do a whole lot of nothing. A good place to relax and recharge.
