The space
More things to love about Grandmothers Porch. 10% Discount for Teachers, Military (active or retired) and First Responders (ID required). 7% County Occupancy Tax is included in the rate.
Pull into the ranch and you will drive past the first house , Enchanted Porch, which is one of two "Porch Properties" on the ranch (it also sleeps 14). Pull into the fenced 1/2 acre grounds of the second house, which is Grandmother's Porch, your destination.
Inside, the rooms are spacious. The living room has a pot bellied stove to warm you as you chat or enjoy the tv from the sofa or one of the recliners. Dining table seats 8.
The large, galley style, fully equipped kitchen includes electric stove/oven, refrigerator, reverse osmosis filtered drinking water, microwave, Keurig Coffee machine (K-cups not provided), drip coffeemaker with ground coffee provided, dishwasher, pantry, and washer/dryer (in utility closet). Water softened water.
Downstairs master en-suite bathroom has a large walk-in shower. The master bedroom has a king bed (with Temper-Pedic mattress). Upstairs bathroom has shower/tub. The room at the head of the stairs is an open Study with two twin beds. There are two bedrooms, one with a king and day bed, the other with two queen beds.
Electric central heat/air.
A propane grill, small charcoal grill and outside fire pit are located on the rock patio. Wood is provided (charcoal is not) except during periodic county-wide burn bans. The fire pit has a grill. There is a lot to see and do. The entire 10 acre property is fenced and ready to be explored, so enjoy Texas Hill Country at its best!

Pets are allowed (If bringing pet, please indicate so that $25.00 per pet per night can be added to your portfolio after your initial reservation is complete.) The yard around the house is fenced, but not for small dogs as some of the fencing is barbed wire. Inside the yard, there is a 600 sq ft gated/fenced area that will house dogs of all sizes. Pets should be kept in their kennel while no one is in the house.
Smoking allowed outside only!

Grandmother's Porch can be rented together with its sister property, Enchanted Porch, through Airbnb for a sleeping accommodation of 28. Look for "The Porches" (room #34600560) among the listings when you put in your dates availability request. Another way to search is to go to our website at gplonghornranch or liddellproperties (use the COMmon extension). There you will find links directly to each listing on the airbnb site for Enchanted Porch, Grandmother's Porch and "The Porches" (both houses). Please note the base rate shown is for one or two guests per night. Additional guests will increase the cost and note that the base rate changes depending on the time of year. The total cost will be calculated by AirBnB when dates and total number of guests are selected. If you are unsure of the total number of guests but are sure of the dates, you may estimate the number of guests and make the reservation to lock in the dates (highly recommended for popular dates). If the number of guests changes, simply notify us and a new reservation will be sent for your approval. This also applies to the discount, so make the reservation at the published rates then message us a picture of an id of one of the party and we will send a revised reservation reflecting the discount.

To use the Gazebo for events, there is a rental fee agreement and both houses are required to be rented. Contact owners for details.

There is a small herd of longhorns that graze on the adjoining 150 acre property. All the longhorns are well mannered and usually are seen grazing at a distance but will occasionally wander near the house (which is fenced) looking for a treat. Range cubes are furnished and a fenced off longhorn feeding area is designated. While we cannot guarantee that they will come to the fence, they usually come for a visit when they hear guest activities at the house.

Where you’ll be

Fredericksburg, Texas, United States

Texas Hill Country is quiet, peaceful with lots of stars at night. Located 9 miles north of Fredericksburg, you are far enough away from the city to have dark skies and bright stars and no city noises. Night noises might be a cow moo, or the cicadas buzzing, a whip-or-will, or maybe just quiet. And, you are also close enough to town to be there in a few minutes, or have a wine tour service come pick you up. If you go 9 miles farther north, there is Enchanted Rock State Park where you can climb the rock or hike around it...or just stay on the ranch and watch the longhorns graze from the wrap around porch...or cook up a batch of s'mores on the fire pit...or just sit and nothing. A good place to relax and recharge. The stars are fabulous in the night sky.

I have lived in Fredericksburg for the past 18 years, enjoying the wonderful life here in the Hill Country. Born and raised in Amarillo, I moved to Austin my junior year in college, stayed there for 32 years, and then followed my bliss to the Burg!
