Peace and quiet

This cheerful and sunny home is located in a quiet and safe older neighborhood close to downtown and conveniently not too far from Hwy 99. This home is the perfect cozy place to rest and relax. Our little area of Modesto is unique in that we have a wonderful walking and biking trail only a block away. You can walk to our small neighborhood shopping area that has a grocery store with a Starbucks, a very popular frozen yogurt shop, restaurants, an independent bookstore and cute shops.

The space
The house has 3 bedrooms and 1 bathroom. Although small and cozy it can sleep 6 people comfortably.

There is a combined family/dining room with a large table that can easily seat 6.

There is a Roku TV in the family room. You can log into your own accounts from the TV.

It also has a full kitchen, so you can cook meals at home. We offer a range of ground coffees and misc. teas along with cream.

There is a laundry room with a washer and dryer. We provide detergent, oxi clean, stain remover and dryer sheets. An ironing board and iron are also available.

The backyard has a back patio with a small table and chairs and in the warmer weather we provide an umbrella.

Guest access
Guests will have access to the entire house. There is a detached garage behind the house that is private and will not be available to guests. Entry to the house is via the front door with a keypad entry. The house has a long driveway that can park up to 3 cars and there is one space available in front of the house. The backyard can also be accessed through the gate that is off the driveway.

Other things to note
Please note that I have an office and workspace behind the half height fence which is accessed from the alley.

You have complete use of the backyard up to the half height fence. Feel free to fully use the back yard, no need to be extremely quiet, enjoy yourself, it's a beautiful place to sit and drink coffee or wine! More than likely you won't even know I'm there (but you may meet my cat Max).

Besides the cat Max, there is also Mustache Kitty who is an abandoned neighbor cat. She is friendly but an aging and stubborn gal who will often hang out on the front porch. I've tried to get her to live in the back of the property but she refuses.

I do have to go through the backyard in the early morning and evening to feed her by the waste and recycling cans. I try to pop through as quickly as possible so as not to disturb anyone.

You will also see some community cats around too. They usually come and go randomly.
