The house is part of a big, old, divided villa overlooking a beautiful bay. The terrace is west facing, so as you sit and relax in the evening you overlook gorgeous sunsets – perhaps with a glass of local wine.
The entrance gate with driveway and parking (up to 4 cars) is exclusively used by guests. The garden and the whole house are a single property, therefore guests may experience a total privacy. From the parking, a few steps bring you down to the garden and to the main entrance of the house which has a huge patio – which is great for outdoor dining and BBQs. The house is conceived in the simplest way to enhance both social activities and privacy, at the same time. A spacious common living and dining room are connected to the comunal kitchen, which at the same time faces the outdoor dining area. From the living room you may access 3 separate bedroom areas; each bedroom is very private. We have recently installed air conditioning in the 2 main bedrooms, therefore our guests will be able to take a nap even if there might be some noise during the day. 2 bedrooms are at the same level of the house and 1 is upstairs, where you will find an extra bed in the hallway leading to the bathroom. All 3 bedrooms have their own separate fully equipped bathrooms.
A free access beach is 2 min walking distance from the house, across the road (easy to reach with children as well). If you choose to walk a little longer, approx. 10 min, you will end up in a smaller bay where, once upon a time. the Roman Emperor Tiberio’s villa stood. The most remarkable feature of this cute beach is the underwater roman wall, used in ancient times to create a huge pool where wild fish would be cultured and harvested for the emperor and his guests!
Porto Santo Stefano (email hidden)ly small port village and is only few km far from the house. You can choose to walk there using old train tunnels running along the coast, or go by bus which only takes about 10 mins or it’s a quick drive.
We can help you arrange to rent a small boat. It’s the best way to explore the beautiful coastline of Monte Argentario. There is also a 1 hour ferry to the outer islands, Giglio and Giannutri, considered to be ‘the pearls of the Tyrrenian sea’ and part of the national park of the Tuscan islands (parco nazionale dell’arcipelago toscano).
For guests who like hiking, we can tell you about suggest several mountain paths which will challenge your uphill resistence and will surprise you with breathtaking views of the entire coast and islands landscape, reaching as far out as Corsica and Elba islands on very bright days.
Southern Tuscany offers numerous day trips to old inland villages too such as Capalbio, Pitigliano, towns such as Siena or even Rome are not too far away; there are vineyards and olive groves and farmlands and breathtaking landscapes everywhere you look. You will be enchanted by the countryside colours with their seasonal changes. Everywhere you will taste excellent local products and wines, not to mention our local olive oil, freshly pressed. It’s worth a visit even in the winter between October and December!

Piergiorgio was very responsive and reliable. The villa was as expected except that it would need a bit of love and maintenance. He was a great host, he even brought us some cigarettes and ice cream very late at night :) The main downside of the place is the noise from the busy street and the noisy neighbours. I would still definitely recommend for a party of 4+
We as a family with young children enjoyed very much our 5 day stay. Totally recommendable. This house has a privileged location, the views to the beach and the pine trees around are superb. There is a nice beach (pebble not sand) that is 3 minutes walking distance and the most beautiful sandy beaches are 10min drive by car. The house is conveniently located 10 minutes to Porto Santo Stefano and at the same time far enough to be a calm and not noisy surrounding. Piergiorgio is a very good host, helpful and kind, and he speaks very well English. We found that the photos that the host posted on the internet are very representative and give the correct impression. Thank you Piergiorgio!
We enjoyed our 6 day stay. We were with two children two years old and sometimes it is difficult because of stairы and and balconies. The nearest beach ( not sand) is 3 minutes walking distance. Sandy beaches are 10min drive by car. Piergiorgio is a very good host, helpful. Thank you Piergiorgio!

Unica nota stonata la lavapiatti troppo vecchia che lavava male ed il rumore della strada che si sente parecchio anche di notte....

Piergiorgio is a wonderful host who will do everything in his power to make sure that your stay will be as perfect as possible! We had a great vacation and the house as a great location although you are required to have a car to reach the better beaches and to get in to town which is really nice! The nearest beach is perfect for a morning dip!
It's good to know that the "house" is connected with other housparts so the neighbours are really close! But the neighbours are really friendful and the only thing that disturbed us was the gardener uses the leaf blower almost every morning. But I can still really recommend the house and the host!

Thanks for the personal compliments! I can only add that it is true you better have a car to discover all the nice places around. Nevertheless some of my guests in the past used the bus service and reckoned it fairly trustable. The bus stop is 2 min walk from the house. The neighbors, especially my uncle, were really happy to meet you guys. I have to mention the fact that the house, as well as the whole area, is quite busy only in late July and beginning of August. If you really look for quietness you have to come back in June or September.
We spent a sunny week in Piergiorgios unique place in July 2013. We were two families with 4 young kids all in all. The place has two great terraces were we could relax and bbq. Piergioro installed WIFI which I now think should be up and running. Piergiorgio is a very friendly and helpful host, and we felt well taken care of.
Shopping is best done a 10 min drive away in a supermarket in Orbetello. There are several wonderful sandy beaches a short drive away, most of them towards Orbetello. There is a small rocky beach just below the house if you want to go for an evening swim, it's not suitable for small kids. They only negative aspect we experienced was the sound and presence of traffic, there is a road below the house which is the main road when getting around the island. All in all however, this is a perfect place for one or several families who want to enjoy a typical Italian beach vacation!
We spent wonderful holidays on villa. We were 2 families with children. Piergiorgio was waiting for us at villa, showed us his house, presented us a bottle of good vine. He is very friendly, kind person. We had a beautiful view from our windows, terrace. We felt very comfortably at the house. The house is full equipped for living. We bought a fresh fish and seafood and had an excellent barbecue party. We were with cars and we traveled a lot. We visited Florence, Siena, Crosseto. If it was windy at our beach we went to Feniglia sand beach(nice place for children) or Dolce aqua beach. We highly appreciated this place, and we would like to come back here again.
We had a great 2 week stay at Piergiorgio's villa. Perfect. The house itself is very roomy and the lay-out lends enough privacy for two families of friends ot share. 2 separate very large terraces. Living room and sitting room comprise an L shape, with bedrooms at each end of the L, plus upstairs. This is beautiful living in a residential/vacation community in one of the best spots on Monte Argentario. Everything Piregiorgio describes is quite true and he and his family are very friendly and helpful hosts. Highly recommended. Best regards Piergiorgio,

La casa è spaziosa e dotata di tutti i confort essenziali compreso un camino per l'inverno. E' in posizione strategica. Si raggiunge Porto S. Stefano in 5min. ed è un buon punto di partenza per i luoghi più belli dell'Argentario. Due camere con vista mare e spazio esterno a volontà. Peccato solo che dalle terrazze si sentano un po' i rumori della strada che costeggia il mare ma non si può avere tutto. Piergiorgio è simpatico, disponibile e discreto.
Noi abbiamo trascorso una bellissima vacanza e speriamo di poterci ritornare.
