Dear Peer-to-peer guest! Welcome to your London home! A cleaner will prepare the flat for you. Please let me know after you have arrived what else you would like to have cleaned or repaired and a cleaner and/or handyman will come the next day or sometimes the day after to give a second specific cleaning or repair.
Set in a Victorian terrace, this flat has 2 bedrooms. You would rent the entire flat.
Both bedrooms have double loft beds. The bigger bedroom also has two double sleeping sofas. The smaller bedroom has also a normal double bed. The windows face to the back, which makes the rooms quiet.
You have your own bathroom, with a bath tub and a shower in the bath tub. Towels and bed linen are provided.
The flat has an equipped kitchen, and there is a dining table and 4 chairs plus 5 stools and some extra chairs in the storage cupboard.
The flat has wireless broadband internet.
Normal check in time is 8pm, but I will try to arrange that you can check in when it suits you best. Check out is 12 pm and again that is kind of flexible... depends when the next guest is arriving and when the cleaner has time that day.
Each guest will get their own set of keys.
Interaction with Guests
The cleaner will let you in. I can come by if you would like to see me.
In the local area there are many good places to eat - Turkish, Vietnamese, traditional British and Indian cuisines nearby.
Just up the road is the town centre of Hackney, which has supermarkets, banks and other general stores.
We are also near to Broadway Market which has a whole host of cool coffee shops, bars, pubs and independent stores to browse around. This is right by London Fields Park - a great place to stretch out in the summer sun and watch the world go by!
It's located on the first floor next to the pub The Dolphin on Mare Street corner Well Street. From there you can hop on a bus to get to Bethnal Green Underground Station on the Central Line (12 minutes direct to Soho). Or the 24 hour bus 55 brings you to Soho.
Other Things to Note
The cleaner will prepare the flat for you and probably let you in as well. Currently one cleaner does this job. That can be 24 hours as guests could arrive at all times. I would like you to offer also a cleaning service from a cleaning company, but you will need to organize it. There are 2 companies to chose from. I will refund you for this cleaning once during your stay. The cleaning companies need 3 days notice and can be booked online prior to your trip for a certain time for which you will need to be in to let the cleaner in.
No smoking in the house, no bringing friends.
Guests need to use the flat with respect, including do not move the furniture, paintings or plants. Damage caused needs to be reported immediately to me and be paid for by the guests.
The neigbours are also asking to 1) be quiet after midnight and 2) to keep the windows in the bedrooms shut if possible (or open when not talking).
Make sure you shut the street door behind you.

I booked a room with Susanne for a week stay in London. While I was about to board the airplane in New York I checked my email and with no explanation Susanne told me she would not be able to house me for the week. I was notified of this the very day I was supposed to arrive. This was in fact my first time using airbnb and it obviously has left a bad impression. I was horrified when I received this message, so I hope this is not a common practice on this website.

This room should be compared with hostel - and judjed accordingly. It is super cheap and was available at short notice - nothing beats that. But there are some tips for those wanting it. 1) Comfort greatly depends on having other guests in the second room. 2) Before going to sleep, be sure to turn water heating off - otherwise the room becomes something like a glasshouse and heaters also make super annoying sound: all this made our first night not very pleasant. The blankets will keep you warm enough - tested! 3) It is a bit hard for me to imagine 4 people living in this room. This way the room is comfortable only for sleeping - just like hostel. But for 2 it's OK. 4) there is no doorbell, you should use phones instead.
The area is nice, actually, and Susanne sent us super helpful email describing places to see and to go around. We even printed it out and carried with us.
What was completely unpleasant - seeing a cocroach (the same day the cleaning lady visited).
Overall, this is a simple cheap solution for those with limited finances, young at heart and body and not willing to spend lots of time indoors!
Susanne was very friendly and accommodating. The apartment is convenient and comfortable. You have take your chances with regard to the noise levels of the other guests, though. Other than that, I would say it's great.
We stayed at Suzanne's place in Hackney and we were the only ones there which was a treat. We had our room bathroom and kitchen all to ourselves.
Great spot next to the Dolphin where we enjoyed a drink or two and we even got to meet Pub Cat that lives there...
The apartment was very clean and bright with great heating and nice warm bedding for the cold nights.
Would definitely stay there again...
My boyfriend and I stayed in the Dolphin room for 5 nights. Susanne was super friendly and easy to communicate with (Thank you!). The room is simple but clean. Although we barely used it, the kitchen is well equipped and has a table you can sit 5 people around.
We liked Hackney very much. It is a great mix of cosy cafes, long-established as well as run down shops and hidden posh places.
We would definitely like come back again!

5 years ago I went on a business trip to San Francisco for my first start up. I did not want to stay in a hotel. More in a home and make local friends. I did that the year before in San Francisco via looking for a place to stay on Craig’s list. This time I saw the link to Airbnb twice on Craig’s list and then thought that that was far better than Craig’s list because you do no need to go for a viewing. My host was amazing the place was amazing. My host took me to a night club where I met her friends and another new arriving guest from her, who also was from London. Back home in London I already had guest from Gumtree at my flat while I was away and in the empty bedrooms which I had reserved for foster children once I get approved as a foster carer. One of those guests had a couple of month earlier stayed at one of the founders of Airbnb’s spare bedroom and had just the highest regards for this community of peer to peer rental exchange. When I placed my first Airbnb booking Airbnb offered $15 discount on my next booking with them if I make an ad with them, which I did. 3 month later I just have Airbnb guests in my flat. That was very distracting from building my start up. I spend a lot of time holidaying with my guests. Now I was the one taken them to clubs. It was an amazing time. We often ran out of space, so I build wooden loft beds in the rooms and put sofa beds under, that there was more flexibility. With that extra sleeping space available I got more and more interest from bigger groups. Once I got approved as a foster carer I rented a flat opposite and let the guests stay there. This has been going on now for a couple of years and the flats have changed as they are just rented. I have met thousands of inspiring people. I also hope to give some inspiration back. The bigger successful hosts work with professional cleaning companies. I still work with the local person who cleaned my flat before I was a host. The cleaning work was more than one person could do as it is not often, but can be on any of the 7 days of the week, so we found more locals to help. These are cleaners, but more important they are local and can let you in even when your flight is delayed. These are often mums who bring their children with them when they prepare the flat for you. The flats are made to fit a small family to a touring Brass band. The kitchen has big cooking pots and enough glasses and plates for everyone, if more people want to join the stay. The art in the flat is all from a local friend. I have worked and travelled at a number of places in the world. We just have one life and should choose the location we spend wisely. I love that feeling you have when you come back to a place you have been before when you are travelling. You will always remember the area where you have stayed and get a bit attached to it. I have a number of guests who call my flats their London home and when they come back and I do not rent that flat anymore then at least they would like to stay close by. This area of London where my flats are is very special and I am proud of being able to call it my base. I would like to share this amazing area with you and will it forever stay in your memory.
