A budget apartment that is situated in a traditional Edinburgh tenement building. Our beautiful garden apartment is accessed at the back of the building with its own private entrance. Within walking distance to the town centre. Free wifi.
The position of this property could not be better, with excellent local shopping facilities at hand, including a supermarket and a choice of individual shops, delicatessens, pubs and restaurants. A stones throw away from the very popular Broughton Street offering an abundance of pubs and clubs in an area which is known as the Pink Triangle.
There are frequent buses a few minutes from the apartment. For tourists wanting to go further afield then the bus and train stations are within walking distance.
Local shops provide all day to day requirements augmented by Tesco Supermarket on Broughton Road and Edinburgh’s many specialised shops within walking distance or a short bus ride. Nearby amenities include the walks along the Water of Leith and Royal Botanic Gardens and Edinburgh’s rich choice of theatres, cinema complexes, museums, galleries, libraries and the new Ocean Terminal offering an abundance of quality shops.

SECTION 1. VERY IMPORTANT - PAYMENTS DUE TO BE PAID
You paid the cost of your stay to Airbnb.
A £100.00 security deposit is being held by Airbnb.
£25 fee for arrivals outwith sociable hours if arriving after 7pm. This should be paid in cash £25 GBP when you arrive.
SECTION 2 - VERY IMPORTANT - ARRIVAL INSTRUCTIONS
Arrival time - from 2pm - THERE ARE NO ON-SITE STAFF AT THE APARTMENT. The owner or her representative will meet you at the apartment to hand over keys and answer any questions.
You must text her the following information as soon as possible. Her name is Lorraine - (PHONE NUMBER HIDDEN). Your name.
2. Your date of arrival.
3. Your estimated time of arrival.
4. Your contact mobile number that you will use when in Edinburgh if different to the phone you are texting from.
5. Bed request set up. There is a double or 2 single beds. For bookings of 3/4 guests there is use of a sofa bed.
After she has confirmed your arrival time please text her on the day should you get delayed so she is not waiting in the apartment for you to arrive and can re-arrange a new mutually convenient arrival time.
PLEASE DO NOT LEAVE IT UNTIL THE DAY OF ARRIVAL TO CONTACT LORRAINE AS SHE NEEDS AS MUCH NOTICE AS POSSIBLE TO EITHER MEET YOU HERSELF OR ARRANGE A REPRESENTATIVE TO MEET YOU.
LORRAINE SHOULD ONLY BE CONTACTED REGARDING YOUR ARRIVAL/BED SET UP. ALL OTHER CORRESPONDENCE WILL BE DEALT WITH BY EDBOOK APARTMENTS.
ARRIVALS AFTER 7PM will incur a £25 unsociable hours fee. This must be paid cash on arrival.
Section 3 - IMPORTANT - DEPARTURE INSTRUCTIONS
Departure time is up to 11am - You must ensure you have vacated the apartment by 11am and removed all belongings. When departing please ensure all lights are heating are turned off. We can not be held responsible for unrealistic gas and electricity bills. No need to call us on departure. Just lock up and put keys back through the letter box. - simple
AFTER departure nothing will be taken from the security deposit providing there are no breakages or damages to the apartment and the apartment is left in a respectful condition as it was when you arrived. You must make sure all rubbish and bottles are removed from the apartment and put in the outside bins. Our house keeping firm charge £12 to uplift each bag of rubbish left in the apartment and £30 if the apartment is left excessively dirty. These costs will be taken from your security deposit. Please don't be caught short. We don't like having to do this
ADDITIONAL INFORMATION FOR FREQUENTLY ASKED QUESTIONS
Can I arrive earlier than 2pm or depart later than 11am - Late or early arrivals - the only way to guarantee an early arrival or later departure is to book the apartment for the day before/day after your arrival/departure. This is because we could have a situation whereby one guest arrives and the other departs on the same day. As departures are up to 11am and arrivals are from 2pm the house keepers only have a 3 hour window to service the apartment for the incoming guest. If you want me to block the day before arrival or after departure please contact me for availability and price. However, we can be flexible if there are no same day arrivals/departures. Please email me 2 days before your arrival and I can check if this is possible.
Can I leave my luggage in the apartment after 11am and come back for it. Unfortunately, as there are no on-site staff at the apartment you can not leave your luggage in the apartment after 11am as you need to return keys by 11am and there may not be anyone in the apartment when you want to come back and collect it. Also, there may be new guests in the apartment who would not want responsibility for your luggage or to be disturbed when you want to come back for it or even be in the apartment when you want to come back for it. There are left luggage facilities at Waverley Train Station. (URL HIDDEN) There are also left luggage facilities at Edinburgh Bus Station.
