Since I get this question from almost everyone interested in our guest house I will answer it right here at the front of the description.
Q. "How far away from the Las Vegas Strip are you? "
A. If you have a car, it is a very short and easy drive. The Interstate 215 is about 1 minute from our house, and once you get on there, its only about a 5 minute drive to the South end of the strip (Mandalay Bay, MGM, New York New York, Luxor, Etc) Center strip hotels including Wynn, Caesars, Bellagio, Mirage, etc are maybe 10 minutes. All of the hotels have free parking garages, and once you park it is very easy to walk around and enjoy the lights and excitement.
That being said, the description of our guest house starts below.

Queen bed sleeps two comfortably. Many restaurants, bars and shopping in the neighborhood (several within walking distance), and 5 minutes from the south end of the strip (by car). Guest house is attached to a private landscaped courtyard with outdoor seating and fireplace. Quiet, safe neighborhood. Safe parking in the driveway or on the street in front of the house. We are located in a cul-de-sac on a dead end private street, so there is never any traffic and its always very quiet. Very close to Henderson/Green Valley area and I-215 to get anywhere in town quickly. Taxi service is available, and we have a bus stop on the corner, about 1/4 mile from the house.
Don't have many rules. Come and go as you like. Don't burn the house down or have a raucous party that causes $86,000 in damages! Or anything crazy like that. :) Check in and out times are flexible. If I have someone else checking in on the day you are checking out, I will let you know. If not, you can check out whenever you want. And if you are arriving on a day that someone else is checking out, Ill ask that you check in later in the afternoon so that I have time to get it cleaned up.
Eric was very accomodating with a late arrival. The guest house is independent, nicely furnished, and comfortable. Many thanks for a short and relaxing stay!
Eric was a perfect host. Very easy to check in. He was easy to get a hold of. He had very clear information when you got in. He has a lot of good recommendations for the area. BEAUTIFUL space (love love love the patio). Very quiet area. We never even crossed paths and had the area basically to ourselves. Easy access to everything and a nice area. Went on a run and went to the beautiful sunset park only 2.5 miles away. Gorgeous. Not only was the place clean, but it's nicely decorated and very very welcoming. We loved it.
Eric from the first contact I made with him was extremely helpful. He gave us so much information about what was around the area that we choose to go there as we were on the fence before contacting him. We felt totally comfortable at his place, loved the outside private area we had for our use. Eric had all kinds of information readily available in the guest house. He had a list of places to eat which we looked through and tried out the pub around the corner which was excellent. The food was great, it had all local people in it and they were all friendly and we ended up taking food back for another night. When traveling it so nice to eat where the locals eat and not the chains, or well advertised tourist locations. Eric's house is easy to find and has quick access to main roads for anywhere you want to go. The place was perfect and just wish we had longer to stay. I will be referring anyone I know that is planning a trip there to him.
We loved this little apartment. Is actually the cleanest we have ever been on AIRBNB. It's perfectly located not far from the strip, it's a nice neighborhood and safe. The only thing is that it's not equipped with a kitchen, so we couldn't cook. But it has to start, microwave, refrigerator and coffee maker, so you can definitely survive. Will definitely be booking again :)
Perfect place to stay in Vegas! The reviews of this place are completely accurate. Everything you could want and more. Such a cute place and very clean with plenty of towels, pillows, etc. We stayed Valentine's weekend and Eric left us champagne and chocolate covered strawberries. Spoiled us! All that was missing was Donny Osmond singing on the patio but I guess he was busy. :)
We (my husband and I)absolutely enjoyed our stay at Erics guesthouse. It was nicely located for our stay. There is a Smiths right around the corner and it is an easy 10 miles to the strip. It is in a nice quiet neighborhood. The courtyard is beautiful! Check in and check out were fast and easy. The house itself was thoughtfully appointed with a comfortable bed, lots of towels and even some movies and beverages. Eric was always extremely prompt to reply and we were sorry we missed the opportunity to meet him. We would stay again ! It was a great experience overall.

It is a perfect location if you want to be close, but not right on the Strip.
His guest house is a cozy place for a couple to stay while checking out Las Vegas. The kitchenette is well equipped for self-catering light fare, but you won't be cooking Thanksgiving dinner here (why would you want to?).
The bed is very comfortable, the shower pressure is great, and the location is on a quiet cul-de-sac, with a grocery store within walking distance, and loads of restaurants a short drive away.
As well as all the amenities, Eric has equipped the place with lots of guide books/maps/DVDs , which we found very helpful.
We had a rental car during our stay, and parking in the driveway was no problem. We understand public transit is readily accessible from the house, but we did not have occasion to use it.
We did not meet Eric during our stay, but communication with him before & during our stay was easy and excellent.
We would not hesitate to recommend Eric's guest house to others.
Very easy going, love to travel and meet new people. Have lived in Las Vegas since 1980, so I can give you a locals perspective and suggestions on things to do while visiting. And what to avoid. :)
