my home is a magical sanctuary! you also couldn't ask for a better can see downtown from the front sidewalk (1/2 mile)! there are amazing food trailers across the street & many cool shops & restaurants on S. 1st St., all within walking distance. Bouldin Creek runs through my backyard & there is a short trail through the woods on the other side. it's fun just to walk around & look at the eclectic mix of housing styles in my area. 78704 is the best!! this bedroom is the Austin History Room, containing historical photos of Austin. it has room on the floor for a queen size pillow top air mattress if you want to add an extra person, or if you don't want to share a bed. there is ambient street noise (worse during the day, usually quiet at night), I provide earplugs in case you are a sensitive sleeper.

the Solar Sanctuary was built in 2004 on land purchased by my great-grandfather in 1930! it's 4-star green builder home w/ solar panels (so no worries about running the a/c in the Texas heat!) & large open spaces w/ bamboo floors & high ceilings, no-VOC paint, HEPA-type filters on both a/c units & return air vents in every room.

easy walk down the hill to Auditorium Shores (Reggae Fest, FunFunFun Fest & more), the hike & bike trail & the Long Performing Arts Center...continue across the S. 1st St. bridge & you are downtown! quick walk to the SOCO shopping district full of unique shops, restaurants & the legendary Continental Club. longer but pleasant walk to Zilker Park (where ACL Festival is held), the Botanical Gardens, & Barton Springs Pool (one of the best things about Austin, a lovely natural springs pool w/ 68 degree water!) I will offer rides when I can & I love to give advice on places to hangout & things to do & see! I love to be a host to travelers, but I can also stay out of your way, whichever you prefer!

sauna upstairs!!
room in the garage for one vehicle, 2 more spots for parking out front
keypad front door entry, no keys necessary
wireless internet
Keurig coffee maker & many types of coffee & tea
use of the spacious kitchen & common areas
bathroom stocked w/ nice shampoo, conditioner, body wash, sugar scrub & fresh towels
jacuzzi bathtub
10' ceilings downstairs, 9' ceilings upstairs
Brookstone massage chair
gas fireplace
nice sheets & super comfy pillows & blankets, plush mattress pads on top of the futons
upstairs laundry facilities

large back porch facing Bouldin Creek & a yard full of giant Live Oaks
use of large hula hoops, & basic instruction is free!

  • Kim truly was an exceptional host. Her house is so unique and it's in such a great location. Kim is welcoming, knowledgable, and willing to make your stay truly memorable. I would HIGHLY recommend her to anyone looking for a place to stay. I will surely be a repeat visitor.

  • Amazing location and host. She was very hospitable and even gave us hula lessons!

  • Solar Sanctuary with Kim went beyond my expectations. Upon the moment of meeting Kim, she opened up her home and her heart to us. The way she integrated us into her life and home was like that of an old friend, happy to see her friends and take them out about time! Such quality time was spent. Kim invited us out one night along with the other bnb guests and we all had a great time! So happy to have met them! Just being a solar sanctuary replished our insides, the energy we received was beyond measure. Kim is the friendliest of airbnb hosts out there and we are so happy and grateful to know her and have her as a dear friend now! We love her and her home!

  • I stayed with Kim for a few days while I attended a conference in downtown Austin (easy to get downtown from her place). As soon as we met, Kim made me feel totally at home in her beautiful home. Kim is an amazing person with a wonderful positive warm energy about her. Her place is quiet and calm and super clean (staying there = first time my allergies didn't bother me in months!) and the whole time I was there I just felt really relaxed and calm. Kim's home is gorgeous and full of light and the back porch overlooks a lush green backyard.

Kim is attentive and lovely to chat with, but really respectful if you just want to chill and be an introvert for an evening. I slept really well - no issues at all with the street noise. Her place is within very easy quick walking distance to lots of delicious affordable food (tacos, more tacos, Thai, vegetarian food trucks, dessert food trucks...) and it's very easy to hop on a bus. I felt totally safe walking alone in the evening after dark in the area near Kim's place when I went out to grab a bite. While I was initially a little wary of Kim's purported hooping enthusiasm, she's a great teacher and I am really glad she shared her love of hooping with me. Kim loves meeting new people and genuinely cares about people and it shows. She also loves Austin and can tell you about all the amazing little spots you might want to visit. Kim even graciously offered to drop me off at my conference when she was available. I was blown away by her kindness and generosity. Without a doubt, best airbnb experience ever.

  • After staying with Kim, I can't imagine visiting Austin any other way. The location was amazing. There was plenty of food and activity within walking distance, both downtown and on South Congress. Definitely take Kim up on her food recommendations; I'm pretty sure Mellizoz Tacos are the best tacos I've ever had. All of the little things I didn't expect to take advantage of made the experience all the more enjoyable (the hula hoop lessons, the massage chair, the sauna). I would highly recommend staying here!

  • Kim, her home, and the location were wonderful! My husband and I actually live in Austin, and just wanted a night without the kids (and a morning to sleep in). Kim's home was incredibly clean, spacious, and tastefully decorated. The bed was quite comfortable (I'm picky about that) and the coffee in the morning was delicious. The location is walkable to a great assortment of restaurants, bars, and food trucks, and the backyard is very peaceful. Kim, herself, was also a plus to the experience. She was warm and friendly, but also gave us time to ourselves. The hula hooping lesson she threw in was an unexpected, but much appreciated bonus. I'll certainly recommend Kim's place to all of my out of town guests, and will likely stay there again next time I need a night off!

  • We had a wonderful time staying with Kim. Here house is beautiful, bright, open, and airy, and Kim is an extremely welcoming and helpful host. A native of Austin, Kim knows all about both the history of the city and its hip new spots. The house is in a great location on South 1st Street, near Bouldin Creek, great food trailers, stores, bars, and cafes, and just a couple blocks from bustling South Congress. It's also a very easy walk or bus ride to get downtown. Whether it's your first visit to Austin or your tenth, I can't think of a better base or a better host than Kim!

  • I usually rent whole apartments for work trips, but staying with Kim was much better! She gave me recommendations for everything I wanted to do (hairdressers, shopping, food), made sure I had everything I needed (like a hairdryer), and on the first day she drove me to get a breakfast taco and dropped me off at the convention centre. She is just really friendly and a great host - I also met some of her friends who were lovely. The house is amazing, an easy walk to downtown and cabs home at night from downtown were 8 dollars or less. There are also food trucks right across the road! If you are travelling alone you should definitely stay with Kim.

  • We stayed for about a week this July; we loved it! Firm comfy bed, good sleep. Cool A/C. Friendly kitty. Kim is a warm and generous host, and the space she provided was the perfect home-base for the beginnings of our re-investigations of Austin, where we lived previously. The house is spacious, artistic, lively and beautiful, and there it is, right in the middle of everything you want to be close to in Austin South: amazing food, live music, coffee, yoga, you name it. Kim is happy to share her local knowledge as far as what is new and what is going on. We had fun around town but also we needed to do some work -- the room's desk was good to do this in seclusion if needed, plus the downstairs great room table was a perfect place to laptop or to organize or to write or make calls; wifi worked perfect. I loved starting the day with a coffee and a step out onto the wide back porch. It looks into the natural green-treed yard/garden sloping down into the limestone creek bed. Authentic. Recommend.

  • This was one of the best airbnb experiences I've had. The house and room were beautiful, clean and accessible and the facilities (laundry, washroom, etc..) were perfect. The location is also great, right in the heart of the funky Bouldin area and a short (15 min) walk to SoCo and a moderate (25 min) walk to 6th street.

Kim is a fantastic host who really loves Austin and has great recommendations on things to do. She gave me a quick hula lesson which was very fun, I was much better than I thought I would be!

I would highly recommend this place to anyone who really wants to get a true Austin experience.

Self Employed and Loving It!
I was born in Austin & both sides of my family have been here for generations! I love south Austin & the 78704 area & I'm a huge longhorn football fan! I was stuck in Houston from the ages of 8-18, but during that time we visited Austin every chance we got. I came back here in 1984 to attend UT (Economics degree) & never left. I am proud of my city & love to share it with travelers! I'm self-employed...doing all natural henna body art since 1997, teaching poi (fire dancing) since 1998 & teaching hula hooping since 2006. I sometimes perform & teach workshops, & I help people with their tattoo or logo designs.
