RARE SECLUDED 1940s ESTATE- 4 BR / 3 BA - An Oasis in the Heart of the City- built in 1941 by my grandfather, Dr. Willis W. Pratt, distinguished Lord Byron Scholar and UT English Professor. This classic home sits on top of a hill on 3/4 acre and has privacy, charm, a rare beauty and elegance of a grand era of old Austin. Great for entertaining, this home has hosted many fabulous parties. It is lovely and romantic, with complete privacy, a beautiful sparkling pool and spacious deck, a gorgeous living room with a hearty fireplace, a grand piano with the stone sun porch overlooking the pool into the West Austin rolling hills and sunset. This 3/4 acre estate is romantic and secluded, and is private and surrounded by nature in the heart of the city. Just minutes away from everything!
It has 4 BR / 3 BA / Pool / Private Decks and Sun Porch / Private Driveway with parking / Kitchen / Washer / Dryer / and Nature at its finest. SLEEPS 6 - 8 COMFORTABLY / $500 / Night. The bedrooms and living rooms and sun room patios are spacious. All the bathrooms are full baths. It has an old fashioned galley kitchen with Saltillo tile, original wood counters and a new oven range, refrigerator and dishwasher--all surrounded by nature. You will get privacy, relaxation and enjoy a unique treasure, an oasis in the middle of the city. Complete with a cozy midnight blue massage room / studio or extra bedroom (if you have an air mattress). with adjoining deep green wooded bathroom, all surrounded by nature.
There is also the Relaxing Midnight Blue Massage room where guests can relax and get a 90 or 60 Minute massage at a discount rate for guests in the home. 90 Minutes / $90 and 60 Minutes / $60. I am a professional licensed certified in the State of Texas Massage Therapist and am happy to schedule massages beforehand or while you are staying here.
JUST 5 - 10 MINUTES TO EVERYTHING - Downtown, UT, Zilker Park, SoCo, ENJOY THE BEAUTY, CHARM, COMPLETE PRIVACY, GREAT FOR PARTIES, ALL SURROUNDED BY NATURE.
Just up the street is Laguna Gloria Art Museum, Mayfield Park with peacocks and nature trails, Mount Bonnell scenic lookout point and Westwood Country Club. There is Casis Village Shopping Center with Starbuck's, Randall's, Tarrytown Pharmacy Over the Rainbow toy store, 1379
Sports store, and more just 1/4 mile up the road on Exposition. Lake Austin is just up the road with a great restaurants just along the lake, such as Abel's, Hula Hut and Mozart's Coffee Shop. There is a City Bus stop just around the corner that takes you anywhere in town in 5-15 minutes. A 5-7 minute drive and a 10-15 minute bike ride to UT and Downtown and the jogging trails along Town Lake-very convenient to everything!!!
THE HOME HAS A UNIQUE BEAUTY, CHARM, ELEGANCE OF OLD AUSTIN ALL WITH COMPLETE PRIVACY SURROUNDED BY NATURE. A RARE TREASURE, A GREAT PLACE TO RELAX, A VACATION RETREAT WITHIN ITSELF. AN OASIS IN THE HEART OF THE CITY.
Guests have access to the entire home, the pool and deck facing the West with complete privacy and surrounding 3/4 acre of nature surrounded by bamboo. There is a swim at your own risk policy. The driveway is on the complete other side of the house, the East side and there is access to the driveway and the secure parking.
Interaction with Guests
Once I hand the guests the keys, I give the guests complete privacy in the home and the pool are and the surrounding nature and deck area. I am available for any help the guest may need and live in the small casita on the west side of the property. I am in and out, but leave the guests alone for their privacy.
Tarrytown is one of the oldest and most affluent neighborhoods in Ausitn. It is beautiful, very peaceful and quiet and quaint as well. There is a sweet neighborhood Park, Reed Park with nature and trails and a playground area and pool. There is also Casis Village, which has a Starbuck's, Randall's grocery store, Tarrytown Pharmacy, Tarrytown Dry Cleaner's, Food Food, a small restaurant, Wally's Men Clothing Store and Over the Rainbow Toy Store. Casis Elementary School is just across the street and everything is closeby, just a bike ride or walk away. It is a great family-friendly neighborhood. Just up the street is Mayfield Park, with rolling nature trails and peacocks roaming the grounds, Laguna Gloria Art Museum, Westwood Country Club and Mount Bonnell, Austin's famous landmark overlooking Austin with gorgeous sunsets along Lake Austin.
There is a City Bus that can get you around the neighborhood and to town. Also, a nice bike ride can get you to Town Lake Hike and Bike Trails as well. It is a 5 - 10 Minute drive to anywhere in Central Austin and a $10 - $15 cab ride to UT or Downtown. Very convenient drive to anywhere. There is secure parking at our home for up to 5-6 spaces and beyond that, across the street is Camp Mabry, and along the street you may park if there are more than 6 cars. Parking is safe and easy.
Other Things to Note
Attractions nearby are Mayfield Park with peacocks and nature trails, Laguna Gloria Art Museum with strolling grounds leading up to the lake, Mount Bonnell, a tourist attraction overlooking Austin and the lake, Westwood Country Club with its private dock and overall it is a lovely neighborhood to explore.
Please be respectful. Check in time is after 3pm and Check out time is 11am. And please no smoking indoors. Just outside and please be careful with extinguishing flames. Be sure to use a closed container that extinguishes ashes as we are surrounded by 3/4 acre wooded estate.
Since the house and the pool have privacy and the wooded estate is surrounded by a 6 foot concrete fence and all-encompassing bamboo, feel free to enjoy. Private pool and deck with a swim at your own risk policy. Although you cannot see the neighbors, they are there so please be respectful as sound travels across the fence and hills.
The purple room is now furnished with a queen size bed and adjoining bathroom. The midnight blue massage room now has a queen size bed that is very comfortable, with private full bath and washer/dryer behind swinging saloon doors. There are antiques, so please take care.
There is parking all around the gravel driveway, enough for 5+ cars if carefully arranged with a place to turn around. If there are 4-5+ cars, at the top of the hill, al the way in the back on the right side (West) , please park under the metal carport and in the space next to it. on the right. For other cars, complete the turnaround and to the left side facing down (West), there are 2 spaces and another space facing down to the right, back into the little angled niche next to the angel and you are ready to head out easily. Once these cars are situated, there is enough space for 2 cars in the turnaround closest to the right side facing the shed (West). I am on the other side (East) in the smaill casita, so please leave enough room for everyone to come and go and have cars come up and turn around.
I do my best to have everything clean so that you can enjoy your vacation retreat and your stay here. Please be careful and moderate with the AC (77 degrees F maximum low is appreciated in the summer and Heat at a moderate 72 F maximum high in the winter). Please keep the doors to the outside closed as well as the three grand French doors to the sun porch closed unless you are entertaining and using the space for relaxation. It is a vast home and I really want to keep my prices reasonable for you.
I have 2 cats that are in and out of the house when I don't have guests, but they won't be in the house (unless 1 sneaks in), but they are on the grounds and our small dog lives in the casita where I live. Every once in a while he tries to find the party, so please just call or text and I can grab hime.
I now have a professional cleaning service and a professional exterminator so that you can enjoy your vacation retreat and your stay here. Please be careful walking around the pool and outside. If you want to have a party or some get together, please let me know beforehand. The space is suitable for up to 25 people as we are on a hilltop and parking is limited. I can direct an easy flow beforehand. Please keep the guests restricted to the number that you have reserved. It is very considerate for me to know beforehand so that I can make preparations. And keep me abreast if there are any changes and tell me how many people will be sleeping at the house and how many cars there will be overnight as well as any get togethers so that there are no surprises. That way we can be be prepared with towels, supplies, glassware, and an easy flow for parking. There is a $25/Night charge for over 6 guests.
Please be responsible and don't provide alcohol for minors. You must be 21 to be the main guest so please be responsible for minors that you have with you. Be careful with the pool and surrounding area. Keep the guests restricted to the number that you have reserved. It is very considerate for me to know beforehand so that I may make preparations. And please, if you use 15 blow dryers at once, well, you will probably have to call me to flip a switch.

Virginia's house was absolutely fantastic. The house is spacious, incredibly relaxing, and perfect for a large family or group. The house was so large and well laid-out that everyone in our group (8 total) slept comfortably on their own. We never felt like we were on top of each other and had plenty of space. The pool area is wonderful and we spent most of the day outside. The entire property exudes Austin charm.
Our group came to Austin for a guy's weekend with big plans to explore the area. Instead, we found the house to be so comfortable that we only left once for groceries.
Virginia was incredible and kept in touch throughout the entire process. I would gladly stay at this property again. Thank you!
Virginia's estate was the perfect place for our bachelorette weekend! The house is the epitome of a Austin abode - nestled in the hillside with nature abound and refreshing pool to remedy the Austin heat. We had 8 ladies comfortably enjoy this house - spacious, relaxing, just the best. For anyone looking for an true Austin experience, book this place! Virginia was close by for any needs and extremely helpful in getting us settled. She even stocked the fridge with water, beer, and coffee. Just perfection! Thank you Virginia!
Virginia is an amazing host, and this is a gem of a property in the heart of central Austin! Built by Virginia's grandfather, who helped establish the Plan II program at UT Austin, it's definitely got some old Austin charm. Incredible private outdoor space complete with 2 outdoor grills, as well lots of private rooms indoors, made it the perfect setting for our party. We never even left the premises. Make sure to tell your group to carpool ahead of time if you expect a lot of cars.
Virginia was absolutely fantastic...from the minute we connected online to the minute we left the house in Austin. We stayed in close contact and she was great about letting us check in just a bit early since our flights got in early and then let us check out a little late on our last day because we had late flights. She was so sweet and accommodating throughout the entire process and our stay - she even went out and bought us a new grill/smoker to replace the old one before we arrived. She was there to welcome us all when we arrived and showed us around the property, then let us enjoy the house the rest of the time without issue or disturbance.
Despite the pretty stormy weather, we got to enjoy the pool and it was great. The patio was so awesome with all the lights and tiki torches all lit up, the house had such charm, history and character and it was SO peaceful. You can could tell it was a "lived in" house, but not so much that you couldn't get comfortable or feel at home yourself - quite the contrary. The kitchen had everything that you needed and we used it a lot actually. The stone sun room was where we spent so much of our time - playing cards, drinking, talking, hanging out. The bedrooms and beds themselves were comfortable and it was really nice (and necessary) to have 3 full bathrooms for a big group. There were 8 of us at first, then 6 and we all had plenty of room to cook, eat, chill, sleep, rest and relax when we weren’t out around town. Also, given the temps outside and us coming in and out of the house all weekend, the AC was great and kept everyone cool and comfortable the entire time.
Lastly, the location could not be beat - right off Route 1. We did a lot of driving around the area (Salt Lick, Lake Travis, downtown, to friends' houses, etc.) and it was always so easy to get on/off the highway. Not to mention there are also grocery stores and other places (pharmacy, Starbucks, etc) very nearby. I would highly recommend staying in this beautiful secluded home if you get a chance. I cannot explain how amazing our experience was with Virginia and her estate in this review and serve it justice without writing a novel. My wife and I are Austin local and we had several of our closest friends visit from out of town for a Dadchelor/Momchelorette Party weekend. We had 9 guests total stay there for 2 nights (including 3 couples) and there was more than enough visiting space, privacy for each guest, and sleeping arrangements for all of us.
We enjoyed sitting and chatting in the sunroom during the mornings and evenings, hanging out in the living room at night, and relaxing by the pool during the day. Each room and area of the estate had its own unique charm.
Virginia was an incredible host, she is very sweet and cheerful. She helped us "check in" and showed us the house and amenities, then she gave us our privacy for the remaining of our stay. I would recommend this property to anyone visiting Austin or any locals looking for a great place to have a staycation.
Virginia was very welcoming and friendly and a great host! Her home was the best weekend getaway for our bridal party. Everyone was impressed with the beauty of the property and how unique the home was. I only wish we could've stayed longer!
Our Thanksgiving stay at the Pratt Estate was very enjoyable. With family coming in from all over the country we had as many as 8 people staying at the house and it didn't feel crowded. And when there were only the 3 of us, the house felt way too big — I wouldn't stay here with less than 5 or 6.
The location can't be beat. From the house it's only about a minute to Loop 1 which gets you anywhere you want to go. Mayfield Park, one of my favorites on Earth, is within walking distance.
Probably the best thing about the place is the host, Virginia. We mention coffee and coffee magically appears. We *think* firewood, and firewood magically appears. She stays in the "casita" next door but never made herself seem intrusive or nosy.
The pool looked very clean however we never used it because it was too cold.
The bed in the master bedroom was very comfy and we slept soundly each night.
The only negative feedback:
- There are places in the living room (carpet) that smell like cat pee. I'm sure this can be cleaned up.
- Much of the house is lacking in windows/sunlight and the lights need to be on during the day, at least this time of the year. If you thrive on sunlight and bright spaces you might want to consider this.
