We are close to Bath, Brunswick, Orr's Island and Bailey Island. No stress, carefree area with friendly people, beautiful scenery and many places to explore that are free of charge and uncrowded. The space

Welcome to your warm and toasty home away from home! As nighttime temps start dipping down and mornings get chilly, you are going to love our propane heater with flaming logs and woodstove ambiance! We offer a good value in desirable Harpswell. No added cleaning fee! No Instant Book, but very fast response rate. Tidal waterfront access and sitting area across road for taking in the view and summer swimming. Super soft cotton sheets and a duvet on the very comfortable queen bed. If you reserve with us, upon your arrival we promise to give you all the local insider tips to make your stay even more enjoyable. Please read our description and house rules carefully in their entirety and let us know if you have any questions. There is a lot here, so you may want to print out the information. This information is best viewed on a desktop or notebook computer.
Many of our efficiency suite photos are Airbnb Verified. Our 488 square foot (45 sq meters) suite on one level (slight step up between rooms) with private entrance, bedroom area, efficiency kitchenette (see details below) and private shower bath is new, bright, airy (lots of windows and high ceilings), well-insulated and very inviting! Pet free for those who have allergies. The decor is comfortable rather than contemporary. Lovely views of the water from our property! You have your own personal sun space with gas grill, table and chairs outside, plus feel to use our fire pit. (inquire about our seasonal fire pit in advance) And check out our little sitting space across the road - a spectacular view and a tidal "swimming hole". All use of this area is at your own risk. Water shoes are recommended. It's getting a little chilly for that now....
Many of our recent Airbnb guests are scoping out the area for real estate. It's becoming a hot market around here. This would be a great place to "hang your hat" while you check out properties. We personally know several local realtors. We want you to be happy, so please feel free to request anything that might make your stay more enjoyable. Delicious, chemical free water from our well for drinking and showering. Coffee, tea, coffee filters, cream and basic seasonings provided.
Please note that we don't have a full kitchen (best described as an efficiency kitchenette - no stove/range), but we have many very efficient small appliances and a kitchen sink, so you can get by fairly well with the cookware and appliances provided. The suite kitchenette area features a refrigerator, separate upright freezer, kitchen sink, microwave (in bedroom area), countertop convection oven (with toaster feature), coffee maker, single serve hot water dispenser, single state of the art induction cooktop (works great, heats up quickly, requires pans that we provide), electric wok, electric skillet, slow cooker, pots and pans, cooking utensils and silverware. Please note that you can't use all of the high wattage appliances at one time, but you can now use the cooktop and the convection toaster oven at the same time. Perfect for making breakfast or quick no fuss meals. The cooktop has been the most popular so far. We ask for our guests to stick with light cooking - for the sake of our subsequent guests, we prefer no cooking of lobster inside the suite because of the possibility of lingering food odors. That said, if you do plan on preparing lobster or clams, please let us know so that we can tell you where to put the lobster or clam shells.
The suite has a queen bed in the bedroom and a pullout queen size couch in the living room. The queen bed features super soft cotton sheets and a duvet. Both rooms have cathedral ceilings and ceiling fans. The living area has rough-hewn beams that are original to the house.
The living room area has skylights, a 42 in HDTV with super expanded cable including movie channels such as HBO, Starz and Cinemax. We also provide Netflix and a dvd player (there are some dvds in the suite and many other dvds readily available -just ask). RedBox is at several locations close by. We offer wifi and an ethernet "hard wire" adapter for NetFlix or for connecting a laptop. The bedroom area has an air conditioner window unit.
Realistically our suite is most ideal for a couple, however a family with one teenager or a small child or three (friends or family) adults should be comfortable. Please note that our suite is NOT child proofed. The suite adjoins our home and is separated by a wall from our kitchen. The private entrance and the bedroom part of the suite are at the very back of our house. Like any homeowners with a private well and septic system, we ask that you be mindful of water usage. That said, we have continuous hot water, so you will never run out of hot water and the water pressure is great for taking showers! Chlorine free!
We will usually make muffins (regular or gluten-free) for our guests at some time during your stay, but we can't guarantee this, especially if we will be away during your stay. Please let us know if you have any food allergies. Two supermarkets are just up the road (7 minute drive - Shaw's or Walmart), so you can easily get provisions for your stay. Zach's store (2 minute drive) has an excellent selection of wine, beer, liquor, pizza and some groceries. If you want a big breakfast, we will be happy to recommend one of the local breakfast spots.
Our schedules may take us away from our home at times, so we will leave instructions for entering the attached suite and be available by cellphone if you have any questions or concerns. If you need to use the pullout couch, please let us know in advance and we will get it ready for you. There is the possibility of the use of a queen air mattress if it is available at the time of your stay.
Please note as previously stated that we are on a busy main road, but the suite is at the back of our house away from the road, so there is very little road noise. Our house sits on a two acre piece of property in an extremely convenient location for heading out on adventures - in this case, living on a main road is a perk. We are less than 20 minutes from several small beaches and about 30 minutes from two state park beaches. We will gladly provide coolers, cool packs, beach towels and a beach sheet. If you have kayaks or bicycles, bring them along! There are many public boat launches in the area and some good areas for bicycling as well, particularly the nearby former Navy base. There are also kayak rentals and arranged kayak tours available as well as sailboat, schooner, ferry and charter boat tours. We're happy to offer suggestions!

Guest access

Guests have access via their own entrance to a private attached suite with sun deck, small propane gas grill and gravel parking area. Please park in the gravel area in front of the entrance of the suite (near the fish sign) during your stay. Please let us know in advance if you plan on bringing more than one vehicle so that we can plan accordingly. We usually have plenty of parking spaces, though we have to "tuck in" cars during snowy weather so the plow truck can plow the driveway.
Feel free to walk anywhere outdoors on our property including across the road to our little sitting space and tidal waterfront property.
We have on hand pretty much everything you might need. If you are interested in a lobster dinner, you can order fresh cooked lobster and tasty seafood just up the road over the bridge at our closest seafood place - Gurnet Trading Company (BYOB or buy beer and wine there and across the street at Zach's), rustic waterview outdoor and small indoor seating area, eat in or take out. Gurnet Trading Co. may be closed during some of the winter months.
IMPORTANT: For liability reasons, please note that we do not provide canoes, kayaks or bicycles. There are several companies that rent kayaks and paddleboards and they also offer kayaking/paddleboarding trips and one company offers delivery service. Bring your own - there are numerous boat launches in the area - one within a minute's drive and several within a 10 minute drive.

Interaction with guests

It's really helpful if you reach out to us the day of your arrival and tell us what time you anticipate arriving. Instructions for entering the suite are provided. Although we cannot guarantee that we will be available to greet you upon arrival, we will most likely be available at some point during your stay to meet you. If you want to socialize, we would love to (up to you!) If we aren't available during your stay, we will be readily available by cellphone to answer any questions you have. Upon your arrival, we will be happy to tell you about the local attractions, values and best kept secrets and visit with you in the common area outdoors, however we will also respect your privacy if that is your wish. We have three cats and a dog. For the comfort and safety of our guests with pet allergies, they are not allowed in the guest suite, but you may see them or visit with them if we socialize in our screened porch. We really enjoy conversing and interacting with our guests if that is your wish, so please don't hesitate to ask us if you need to borrow anything and let us know if something isn't working properly or if there is anything that we can do to improve the suite or make your stay more enjoyable. Your satisfaction is very important to us! Always remember - if you need anything, just ask! We are constantly striving to scope out new places to recommend to our guests - guess you just have to stay here to get the "local scoop"!

First and foremost - we ask that you let us know if you need anything to make your stay more enjoyable. If something isn't working or needs improvement, please tell us immediately. Open communication is key. We strive to make our guests feel at home. As with any AirBnb hosts, we don't want a less than favorable review for a concern that we would have made every effort to resolve during your stay. We would expect our guests to respect our privacy and our property.
We have a well (excellent drinking water) and during summer months especially it is important for us to try to conserve water. Water conservation is very important here in Harpswell since everyone in our town has private wells and septic systems. Thank you for your understanding - it's part of life here.
We strictly maintain a non-smoking policy inside the suite for the comfort of all of our guests. If you must smoke outdoors, please leave the cigarette butts outside (we will provide a place to extinguish the butts) and don't bring them indoors to the wastebasket. Also for the comfort of all of our guests - please no major cooking (high fat foods or foods with strong odors) inside the suite. You can order cooked lobster to go at the Gurnet Trading or at Erica's. Also upon leaving the suite for the day, please turn off the a/c.
During the colder months, we ask that you keep the thermostat at a reasonable temperature and that you turn down the temperature when you leave and at night. The suite warms up very quickly.
You can now use the cooktop and convection oven at the same time and one additional appliance on an "as needed basis". Please do not plug more than one appliance into each outlet. Please note that if you attempt to use more than 3 high wattage cooking appliances at once, the circuit breaker will shut off the power and we will have to turn it on again. This is not a safety concern - just an inconvenience for you and for us.
There is no cleaning fee added to the cost, so we ask you to kindly dispose of trash, gather recyclables and just tidy up a bit. No need to strip the beds. If possible, use your towel to clean up any water in the shower and next to the shower before you leave. Wash any dishes and leave them to air dry. We have never had a problem with all our wonderful Airbnb guests. We thank you in advance for your cooperation and sincerely hope that you enjoy your stay!

Bill and Alane's suite was the ideal spot for a weekend getaway in Maine! The place was immaculate--cozy, clean, and had everything we needed. Both Bill and Alane were there to welcome us and give us great suggestions for things to do in the area. The suite was in a great location so we were able to easily get down to explore Orr's and Bailey Island and also to do some shopping and sightseeing in Freeport. Also, Alane left us some delicious homemade blueberry muffins which was the icing on the cake! Would definitely recommend staying here for a lovely and relaxing vacation!!

Bill and Alane are the best hosts a traveler could ask for as they are so kind and friendly. They truly want their guests to have the best possible time during their vacation to Harpswell. The day I arrived Alane asked if I wanted to join them later in the evening for a glass of wine. They have wonderful detailed information in the suite for fun things to do in the greater Harpswell area. They were always available for questions or recommendation on restaurants, hikes and special scenic areas. The suite is totally equipped with anything and everything you would need. Loved the bed and fell asleep before my head hit the pillow. The location is ideal as it is central with easy access to Brunswick, Georgetown, Five Islands and Popham Beach. My favorite part of my stay was when we had dinner together at Erica's Seafood on my last night in Maine. It was a beautiful evening with fun conversation, delicious food and a million dollar view of the harbor. Thank you for making my trip to Maine so memorable!

We really enjoyed our stay at Bill and Alanna's cottage. It is small, very clean and comfortable. Cozy! They were very helpful with information and we really enjoyed our dinner at Erica's. We had a fantastic stay at Bill and Arlene's home! The space was stunning. When we arrived, there was a kind note with homemade zucchini muffins. Arlene and Bill were so easy and wonderful to communicate with before and during the stay. Everything was beyond ideal. Their land across the street (looking out at the water) is picturesque and serene - a genuine Maine view. Thank you so much for having us! We can't wait to come back!

Bill and Alane were very friendly and helpful with advice on where to go and what to see. The unit is situated in a good place to drive to the islands and they are beautiful. For us the negatives were around cleanliness, as when we lifted the stopper in the bathroom sink to see why it was emptying so slowly we were unpleasantly surprised. We also did not like the number of do's and don't notices taped to the worktops and the references to not using some electric appliances at the same time as others and a mention of blowing a fuse would not have encouraged us to do any cooking. The desire to save on hot water and heating costs is mentioned a few times in the unit but the suggestion in the house manual that they could tell when we were using hot water because the equipment is in their part of the house we found intrusive and slightly creepy. The furniture is a bit dated and other than hanging your clothes on the back of the door there is no wardrobe. There is a chest of drawers but the front of the drawer came away when I tried to open it. All in all, while we appreciated the friendliness and advice and we were not uncomfortable, we have had much better quality at lower prices elsewhere.

Thank you for staying with us, Martin. We'd like to ask why none of this was brought to our attention while you were staying in the suite. We were in communication with you during the entirety of your stay. We would have gladly cleaned the bathroom sink drain for you immediately upon request. As for the water situation being "creepy and intrusive" - the suite adjoins our home and the propane continuous hot water heater is in our laundry room in the middle of our home far away from the suite. Because the continuous on demand propane water heater fires up when warm water is needed, we can always tell when the water is being used and we make every effort to schedule around our guests' usage so that there is no unexpected change in the water pressure or temperature. And we have never had a complaint in four years and 150 plus guest stays! We have lovely hot water and excellent water pressure for showers. We apologize for the notices near the appliances. We continuously strive to make improvements and addressing this is next on our list. That said, only once in the time that we have hosted many, many guests did the power shut off to the appliances and it was remedied immediately. We tend to err on the side of caution.... As AirBnb hosts, we ask you to consider that Airbnb is a community that is based on feedback between hosts and guests. The most important aspect of this is open and immediate communication. It comes down to this - how can we make your stay more enjoyable and address any concerns that you have? What specifically is important to you as a guest? We can see that you are Airbnb newbies. We hope that in the future you will kindly bring any unacceptable aspects of your stay to your hosts immediately so that the communication stays open and there are no unpleasant surprises. We absolutely loved staying at Bill and Alane's place. Check-in was a breeze with Alane, as she showed as the many, many amenities that had for your stay, including an an outdoor grill, a great cooktop, toaster oven, microwave, cable TV and Netflix, all of the local places to visit and see, and so much more! We appreciated her direction in doing things locally such as the great noontime ferry tour around the islands leaving from Cook's. The bed was so, so comfortable that I never wanted to leave it in the morning, and my boys slept soundly on the pull out sofa couch. And then there were all the little details like having olive oil, balsamic vinegar, Himalayan sea salt, a fresh stick of butter, freshly baked muffins on our arrival, the well-equipped bathroom with a great shower, and so much more! We loved our stay, and so appreciate the graciousness and kindness of our hosts! Definitely stay here! It's the tops!
