INFORMATION DURING YOUR STAY
An Information Booklet has also been placed in each rental for guests to review upon check-in. Your host has personally decorated each unit in a unique theme furnished with one of a kind collectible items and turned her estate into a tropical paradise graciously shared with guests from all around the world. In turn, we ask that you respect your host and the property and abide by the rules set forth in this informational booklet. Violations of rules will be charged against your security deposit with amount of fines determined by owner.
AMENITIES: All common area amenities are for guests use. Since our guests come from all time zones, we allow 24/7 use as long as other occupants are not disturbed.
BBQ: Supplies are kept inside BBQ drawers. Never bring unit dishes, glasses, etc. outdoors which can be broken or lost. Buy paper cups, plates, etc. for outdoor eating and drinking. Clean BBQ immediately after use in respect for the next guest. Throw trash in appropriate cans in trash area.
CANDLES: Only flameless candles allowed
CHECK-IN: 3:00 PM
No early check in. Do not ask.

No late check out. Do not ask.
CHILDREN: Never leave small children unattended outdoors.
COUPONS: We offer our guests discount coupons for dining, entertainment, attractions, car rental and more (as per availability.) Come to our office during business hours for coupons.
COFFEEMAKERS: We have placed permanent reusable filters inside the filter holder, so guests do not need to buy disposable coffee filters. Just remove permanent filter from filter holder, dump coffee grounds in trash can, and rinse out. Never throw permanent filter out!
DISCOUNTS: No discounts are offered for any reason (weekly, monthly, senior citizen, frequent guest, etc.) as we have priced our rentals so low we stay booked solid.
DISHES: All dishes, pots, pans, silverware, etc. must be washed, dried, and put away in their original location in the cupboard prior to your departure as it is not included in housekeeping duties.
ELECTRONICS: Additional multiple outlets have been installed so never unplug our electrical (website hidden)-setting clocks and plugging electrical items back into the walls is not included in housekeeping duties.
EMERGENCY CALLS: We attempt to provide all guest information in a clear, concise, and thorough manner on our website, in our Check-in instructions, and in our Information Booklet. Our office is open during normal daytime office hours to accept walk-ins, emails, phone calls and respond to guest’s needs. All of our rentals are self check-in. Guests are emailed their check-in instructions a few days prior to their arrival. Guests are asked to review and print them out. Any questions/concerns should be addressed upon receipt of email. Our guests arrive at all times day and night, as they come from all parts of the world. On occasion, due to guest’s failure to read or print out their check-in instructions we receive “midnight phone calls.” We are not a hotel/motel employing personnel for round the clock 8 hr. shifts and it would be unreasonable to expect your host to be on call 24/7 so phone calls/emails outside of our regular business hours will NOT be responded to!
EXTENDING YOUR STAY: If you’d like to extend your stay, just ask! We will check availability for you. But do not wait until you are ready to check out. Plan ahead!
FIRE PIT: Skewers are inside fire pit and wood found in a container next to it. Never bring unit dishes, glasses, etc. outdoors which can be broken or lost. Buy paper cups, plates, etc. for outdoor eating/drinking. Clean fire pit immediately after use in respect for the next guest. Throw trash in appropriate cans in trash area.
FURNITURE/PERSONAL PROPERTY: Never re-arrange our furniture or personal property or you will be liable for damage to furniture/floor and/or walls. Never remove furniture or personal property from the unit or exterior property.
GATES: Always close gates when you enter/exit. Never open gates to unauthorized individuals! Never use our landscaping rocks or any item as a doorstop to hold gates open.
HAIR COLORING: Cosmetology services using dyes or chemicals that will stain our sink, shower, towels, etc. are not allowed. If you already have a temporary or semi-permanent color in your hair, please bring your own hair towel.
HOUSEKEEPING: We do not provide maid service or replenish housekeeping items during your stay. This is how we keep our rates low for you and also respect your privacy.
Cleaning supplies are provided for your use during your stay under bathroom sinks and/or lower kitchen cupboards.
INFORMATION BOOKET: Each unit is provided with an Information Booklet which provides detailed information for our guests. Never deface, remove pages or the booklet from unit.
KEYS: Guest keys can be found upon arrival hanging on the wall inside each unit next to the front door containing two keys to guest (East side) pedestrian entry gate, one to the unit door (Hawaiian Hut only) and a flashlight. Always take your keys with you so you are not locked out! CHECK-OUT: All keys and flashlight must be on keyring and left in original location in unit when you check out or registered guest will be legally responsible for all costs of emergency locksmith services including: rekeying locks, replacement keys for all persons who currently hold a key and/or electric gate remote, which includes residents, employees, and utility companies. If full payment is not immediately provided, legal action will be taken.
LAUNDRY: We provide an onsite coin laundry located inside the shed behind the upper deck tanning area. The washer and dryer take 8 quarters each.The office can provide you with quarters for U.S. dollars, and sell you laundry detergent pods for 50 cents each and fabric softener sheets for 10 cents each. Never wash host provided “DRY CLEAN ONLY” items (blankets, comforters, duvets, pillows, etc.) Always clean up behind yourself in respect for the next guest.
LEGAL DISCLOSURE: Guests are “lodgers” not “tenants” and agree to abide by all terms/rules set forth. Owner/management reserves the right to refuse or terminate lodging with no advance notice and no refund in the event guest(s) become nit-picking, disruptive, unruly, problematic, demanding, violent or threatening to host or others.
Acts of theft could result in criminal charges, arrest, imprisonment, and a civil lawsuit.
Guests hold owner/management harmless against any legal action.
LOST AND FOUND: We will hold lost items in our office for approximately a month, but do not mail items left behind to guests.
MAIL: Never have mail delivered through USPS or it will be returned to sender! We only allow mail through a delivery service (UPS, Fed. Ex, etc.) but we will not sign for it or accept responsibility for any delivery left at gate.
OUTDOOR LAMPS: Always turn off after use.
PARKING: Free street parking is provided with no meters, restrictions, or parking fees. Always park in front of our property. If all spaces are taken, park on our side of the street.
Never block our private driveway or neighbors driveways. Never block trash containers at curb or you will prevent the trash removal truck access! Never park “backwards.”
PATIO HEATER: Always turn off after use.
PETS: Pets are always welcome with advance permission and a refundable $100 pet deposit (certain breed restrictions due to liability issues.) Never enter common areas without dogs leashed in respect for other guests and due to liability issues. Never leave pets unattended in common areas. We recommend guest with pets book the Spanish Hacienda or Hollywood Loft as both units have their own private back yard with pet relief area. Always pick up dog feces. Never leave small pets unattended in private back yard in the early morning hours or after dusk, as coyotes roam the area. No additional pets permitted without pre-approval.
POOL: No glass containers allowed in pool area. Never leave your pool towels/personal items behind.
REFERRAL PROGRAM: Much of our business is by referral from satisfied guests.

REFUNDS: We have a strict NO REFUND POLICY. This means no credit, no reimbursement, no cancellations, no switching dates, units, or guests for any reason whether due to injury or death, change of plans, flight problems, dissatisfaction with rental, natural disaster aka “Acts of God,” etc. NO EXCEPTIONS SO DO NOT ASK!
REVIEWS: Reviews are very important to the success of our business. If you came through an agency that allows you to post a review on their website, once you post a positive review of your stay we will do the same for you.
SAFE: A safe is provided for our guests to lock up their valuables in each unit. The safe code is included in your Check-in instructions.
SECURITY DEPOSIT: An advance refundable security deposit is required when booking any of our rentals. Any damage/theft/violations of rules/special services will be charged against security deposit at the amount determined by host.
SECURITY SYSTEM: We have a 24/7 recorded live web cam surveillance system installed throughout the entire exterior property. There are no cameras inside units.
SMOKING: All of our rentals are non-smoking units certified with the “Smoke-free Apartment House Registry” so smoking is restricted to outdoors only. All of our rentals step out to patio areas with tables, chairs, and ash trays for your smoking convenience.
SPA: The spa stays heated 24/7 for your use. No glass containers allowed in spa area. Turn spa jets off and replace spa cover. Never leave your spa towels/personal items behind.
SPECIAL SERVICES: Feel free to ask us about any special services desired and cost.
TOWELS: Never hang towels and laundry outdoors in common area, on fences, over chairs, etc. Guests in the Spanish Hacienda and Hollywood Loft may do so in their private back yard but not on the common fence between the two units. See “Laundry.”
TRASH: Throw trash in wastebasket, not floor. Trash cans are located behind bamboo doors across from pool. Garbage goes in black can. Fill one black can before using 2nd black can. Paper and non-recyclable items go in blue can. (Note: Recyclable only aluminum/plastic bottles/cans go in outside recyclable can outside of shed on right next to exit gate.)
TV: Always use TV remote, not side panel. If you connected any electronics to TV, make sure TV is set back at original cable connection as electronic maintenance is not part of housekeeping duties.
UTILITIES: Be energy efficient by turning off utilities when you leave rooms or unit.
VISITORS: No unregistered guests or visitors are allowed on the property.
WALK-THROUGH: A walk-through is conducted within 48 hrs. after vacating unit. Your security deposit refunded in the same form that it was paid. Cash deposits refunded by Paypal or USPS mail (within the U.S. only, unless provided SASE.)
WI-FI: We provide free Wi-fi for our guests. No password is required.

The Jim Property has to be one of the coolest examples of 1930's Spanish Architecture on the historic gay Norton Ave block. Just waking up in the windowed bedroom every bright day that LA offers for 2 whole months was pretty awesome. Cheri was very accommodating and the building had many safety features including high locked gates, changeable code doors, and secured parking with lot cameras and lights. Definitely a unique fun property on a lively WeHo block.
Everything was easy to deal with... Space was great and accurately described. I would definitely recommend the listing!

we parked in the "wrong" parking space in an almost completely empty lot out back when we first got our car. we were called by cheri within 5 mins. to say that she overreacted is an understatement and was somewhat condescending during her long-winded call to me, where she complained about her other visitors.
airbnb sent me so many unnecessary and annoying emails just to make the reservation, so i didn't read every word. i travel a lot and am extremely busy so this all became fairly tedious.
also, the comforter on the bed i stayed in was kind of smelly and gross.
after removing the comforter and being left alone, it was ok.
she'll probably respond to this saying that i should have read everything in advance. great. just relax.
Andrew violated the rules by parking in another residents designated parking space. This could have been a problem had we not caught it right away. He was apologetic and cooperative in moving his vehicle immediately to his own designated space.
It's common for a guest to leave a negative review when they know they have violated a rule and are subject to a fine, which I did not even fine Andrew or tow his vehicle. Aside from that incident, he was a fine guest.
In regard to the incident, I think any reasonable person would agree that when you are a guest at someone's home or property, you have a responsibility to follow the rules. Just as ignorance of the law is no excuse for breaking it, failure to read your check-in instructions is also no excuse for violating the rules. With that being said, our W. Hlwd. property is located in a restricted parking zone where you need a permit to park. That's why free onsite parking is so valuable to tenants. Ours is located in our rear parking lot. Each tenant in our 6 unit bldg. is provided ONE designated parking space in front of each of the 6 garages. There is also one space next to the bldg. for the owner. When a guest parks in someone else's parking space, my permanent tenants are left with nowhere to park their car. Then I am subjected to irate tenants phone calls in the middle of the night due to "my guests" inconsiderate actions. I would hope that any intelligent person would understand and respect others rights, but when guests park illegally one right after another, it becomes very frustrating! The guest prior to Andrew had an unauthorized visitor who parked overnight in the CENTER of the driveway, blocking 5 tenants from being able to get into their parking spaces! Over-reacting? Since my check-in instructions with big, bold type warning of fines and towing go ignored, hopefully the huge towing sign now plastered across the electric gate won't.
My cousin and I just spent a week here and I gotta say it was great!
First off it was in a perfect location. Close enough to the Sunset Strip that we could walk to anywhere we wanted to go, yet far away enough that it was nice and quite. There were plenty of restaurants and bars close by and being we were out late most nights we felt comfortable enough to walk home.
I had read some reviews on this place before we got there and some people mentioned the instructions to access the apartment were a bit confusing. We didn't find that at all. We had no problems getting in although we did arrive at night and it was dark so we had to use our cell phones for light to see the lock box combination (no big deal).
Upon entering the the apartment it was clean and smelt nice. The beds were comfortable and all the linens were clean and in good condition.
There were 2 bathrooms, one shared between the two bedrooms and one off the living room with just a toilet which was really nice to have. The towels were clean and fresh smelling and seemed fairly new.
The kitchen was decently equipped with a stove, fridge, some small appliances and dinnerware. To save a little money we cooked breakfast most mornings before heading out.
Cheri was a great host promptly answering any questions we had.
Of course no matter where you stay you could always find something to complain about but there was nothing here that would even be worth mentioning.
I would most defiantly stay here again and recommend it to anyone!!!
Oh, and the Jim Morrison history was pretty cool too!
We booked this place because my husband is obsessed with Jim Morrison and wanted to stay here while in town since Jim Morrison lived in this apartment complex (although not in this specific apartment). We went into this booking knowing that it would not be the most updated apartment (as the host specified in the description that she tries to keep a 70s motif). That said the bed frames on both beds were SUPER squeaky and most of the towels were really thin. I wasn't expecting a super modern / updated apartment, but at least would have liked a bed that doesn't squeak when you get in it and decent towels. If the host fixed these two things, this place would be much more comfortable. (If those two things were fixed then I would give this place 4-stars instead of 3)
Also, as another tip, if you have either a nice car or a wide car you won't want to try to park in your reserved parking spot. The driveway is SUPER NARROW and you could easily scratch your car on the hedge / side of building if you're not careful.
Beyond that, we had an easy time getting into the place and no communication mishaps.
We had no problems with this guest, other than her critical review re: her issues w/ thin towels, squeeky beds, & narrow driveway to onsite parking~ all of which she was clearly informed about in our listing prior to her booking the unit (other than the alleged "squeeky beds.") You get what you pay for. If you want low priced lodging in the heart of the action which this guest opted for, don't expect Egyptian cotton towels or valet parking. If you want luxury, then pay 2-3x more & 14% hotel tax & daily parking at a Sunset Strip hotel.
