This listing is for a 3rd floor private apartment in my family's home. We live on the 1st and 2nd floors and occasionally one bedroom on the 3rd floor, that is completely separate from the private apartment. We are available, but non- intrusive.
Accommodates 4. 1 Queen and 1 Full REAL beds on DIY bed-frames, one in each room. 2 twin air mattresses and queen air mattress if need be. I charge $15 per person per night after the first 2 people including children over 2 yrs old.
In the Kitchen: Oven/ Stove, Full size refrigerator, Microwave, Dishes, Pots and Pans, Coffee maker, (w/ coffee and sugar) cooking and dining utensils.
Tub/Shower in the Bath (fresh towels, soap).
Central Air-Conditioning and Heating! NOW w/ FIOS wi-fi!!!
Award winning gardens surround the house and a large porch to view them by and enjoy your morning coffee or afternoon tea. I won 1st prize for my front yard in 2008 for the Pennsylvania Horticultural Society's City Gardens Contest. :) Forgive me, though, because I don't keep it to judge worthy standards 24/7...It's always pretty, inviting and blooming 3 seasons of the year with a weed or 10 mixed in! And don't get me started on the jungle out back but I have big plans so you'll have to come back in a year or so...
Also parking is on the street but there's always a spot right near the front door. No meters!
There is a 3rd separate bedroom on the 3rd floor which is also available if you have a party of 5-7. The extra room has a queen bed and a twin bed.

Guests have access to the porch and gardens during the warm seasons.
Interaction with Guests
Our family lives in the house and we are always available if you need anything but we are living our lives so we let you live independently unless you want to interact.
We are in an urban city setting but also very green and tree lined in this part of town Fairmount Park and the Wissahickon Creek within walking distance. Near Philadelphia University, Temple, La Salle, Drexel Medical College, Historic sites of Germantown and Center City.
The diversity of ethnicities, socio-economics, lifestyles are featured here. You will meet lots of interesting people and add your uniqueness to our lives.
About 25 minutes from Center City by bus or car. The train is a little quicker within 2 blocks. It's walking distance from trains and buses that reach every corner of Philadelphia and suburbs.

Also, we do have pets in the house. 2 cats and 1 Pomeranian dog. They don't live in the apartment but you will see them and definitely be greeted by Foxy the dog. :)

Also, $25 cleaning fee is for the first week. If you plan to stay longer it'll be $25 per week. (I have to add it manually, the website does not compute that)

Candice was super welcoming and helpful. The place was great, just sorry we weren't in town for longer.
We felt very much at home with Candice and her mother. The rooms were spacious and clean and had all necessary amenities.
It's hard to convey how incredibly comfortable this space was. The beds were blissful and the sheets were clean and soft. The water pressure/temperature in the shower was great. The natural lighting was nice and the curtains to help darken the rooms for sleeping in were helpful. There was a nice TV and lots of movies to watch. There were kids books for bedtime reading. The back yard and porch are beautiful. The casual decor was inviting and Candice's bright and cheery disposition was charming and relaxing. My husband, 8 year old son, and I would stay here again in a heartbeat. Only downside at all is that it was not centrally located to the attractions we were interested in and the train at Germantown station runs sporadically. But we knew this going into it and the low price and the amenities (private apartment, wifi, free parking, kid friendliness) made it more than worth it. Thanks, Candice! You're doing it right.
What a lovely place to stay. Great area, beautiful home, private, and has everything you'd need for a weekend away in Philly. Would absolutely stay there again. Candice and her mother were absolutely terrific.
We had a lovely time in Germantown. We arrived quite late (after a concert) with 2 teens in tow. Our hostess left keys and clear directions. When we awoke in the morning, we met Nancy and Candice and they were sweet and friendly. Lovely conversation and lovely home. I hope we can all figure a way to come back.
For you travelers...the accommodations were clean and cheerful. The 1890 house has amazing angles to the walls/roof that offers some challenges in the shower but not unpleasant. Definitely take a walk in the neighborhood; the architecture is sublime.
Candice and her mom, are some truly lovely ladies, and their place is a really cool vintage house, that is super clean. However, if you are a very private airbnb-er, I'd like to clarify something for you. The space is 2 bedrooms, a kitchen and bathroom all private, like an apartment with a locking door on the 3rd floor. However you do walk through the rest of the house (where everyone lives) when you are coming and going. Personally, this is not something I am used to when I airbnb, but like I said, Candice and her mom (I never met heard or saw her son, that's how quiet he is) are both really nice ladies, that I had many lovely chats with.
Aw Thanks Liz! Yes, when you come in the front door, you entry the shared foyer which leads to the main staircase that goes through the middle of the house. However, you never enter any of our living spaces in order to get to your rooms. Just the hallway and stairs we all share. We almost always keep our private rooms' doors closed and live our separate lives, but if the living room door is open during the daytime, we have the chance to say hi when you go out for the day. We love the fact that we can be as private or as communal as we and the guest wants. We've met so many awesome people like Liz and Ben because of it! Thanks again, Liz!

Hi I'm Candice! I've lived in Germantown my entire life. I am self-employed with 3 businesses now; Candice Price Garden Design, Persnickety Protein, a humanely raised and pastured food delivery, and now hostess for AirBNB to wonderful travelers in my home. I am also a mother of an extremely talented young man in his 2nd year of college. He, my mother, and I live in this 3 story Victorian.
I love to create and design. I found AirBNB because I'm always on the search for cheap lodging so I can travel and explore on my limited funds. I happen to also have an apartment that I renovated in the winter of 2011/12 after our tenant of 12 years moved away. I've had so much fun doing the carpentry, plumbing and painting that I wanted to move in myself but we still need the income so AirBNB seemed a perfect solution. Something told me when we lost our tenant that something new and exciting would come from it. So far I am having so much fun! Everyone that I've hosted has been so interesting, friendly and wonderful. People I'm afraid I would never have had the chance to meet without AirBNB. So far, we've hosted well over 95 families and individuals in 3 year's time and I've met people from all over the world! Such interesting people!
