A SUPER KID FRIENDLY sunny 3rd floor apartment in historic Germantown with full kitchen and bathroom, 2 rooms that can be used as bedroom/living room or bedroom/bedroom with comfy furnishings and, NOW, a Super Kid Play Closet! Full of toys and books!
Accommodates 4-6 depending. 1 Queen and 1 Full REAL beds on DIY bed-frames, one in each room. 2 twin air mattresses and queen air mattress if need be. I charge $10 per person per night after the first 2 people including children over 2 yrs old.
In the Kitchen: Oven/ Stove, Full size refrigerator, Microwave, Dishes, Pots and Pans, Coffee maker, (w/ coffee and sugar) cooking and dining utensils.
Tub/Shower in the Bath (fresh towels, soap).

Award winning gardens surround the house and a large porch to view them by and enjoy your morning coffee or afternoon tea. I won 1st prize for my front yard in 2008 for the Pennsylvania Horticultural Society's City Gardens Contest. :) Forgive me, though, because I don't keep it to judge worthy standards 24/7...It's always pretty, inviting and blooming 3 seasons of the year with a weed or 10 mixed in! And don't get me started on the jungle out back but I have big plans so you'll have to come back in a year or so...
Also parking is on the street but there's always a spot right near the front door. No meters!
There is a 3rd separate bedroom on the 3rd floor which is also available if you have a party of 5-8. The extra room has a queen bed and a twin bed (it's sometimes my room (I also have a loft in the attic) or may be my son's room when he's home from college in the off season,so sometimes it is unavailable) but even if that room is occupied the apartment is all private just for you and very quiet. Most people have commented on how quiet and private it feels.**Please see my other listing if you want to also rent the large front room for an extra cost**
Guests have access to the porch and gardens during the warm seasons.
Our family lives in the house and we are always available if you need anything but we are living our lives so we let you live independently unless you want to interact.
We are in an urban city setting but also very green and tree lined in this part of town Fairmount Park and the Wissahickon Creek within walking distance. Near Philadelphia University, Temple, La Salle, Drexel Medical College, Historic sites of Germantown and Center City.
The diversity of ethnicities, socio-economics, lifestyles are featured here. You will meet lots of interesting people and add your uniqueness to our lives.
About 25 minutes from Center City by bus or car. The train is a little quicker within 2 blocks. It's walking distance from trains and buses that reach every corner of Philadelphia and suburbs.
Also, we do have pets in the house. 2 cats and 1 Pomeranian dog. They don't live in the apartment but you will see them and definitely be greeted by Foxy the dog. :)
*** Please Note that I have a strict cancellation policy; that means that if you cancel in less than 7 days of your reservation there is no refund. Please consider making reservations with at least a week to spare. The cancellation policy still stands if your booking is last minute.
Also, $20 cleaning fee is up to 5 days. $50 per week, $100 if you book a month. So I may add an additional cleaning fee because right now $20 is the automatic fee added.

We spent just one night at this house, but it was really great ! Our kids were so happy with all the toys, they didn't want to leave ! Thank you Candice, it was just perfect !

Candice's apartment was wonderful. My friends and I were excited to find the apartment clean, spacious, and comfortable. Candice and her mother were extremely welcoming when we arrived and flexible with our check in time (despite being late from traffic). We had no trouble finding parking either, which is a huge plus, because no one really likes looking for a parking lot. Great place, great value; I'd recommend it to anyone.

My parents and I stayed with Candice for one night only, but I would have loved to stay longer. She accepted our booking on very short notice, and finding the place and parking was very easy. There is lots of space which makes this also an ideal place to stay for a family. Candice provides everything you need to feel at home, including directions to local sights, shops, and restaurants.
Candice and her mother were fantastic hosts. She also has the worlds cutest dog. The beds were extremely comfortable and the apartment was charming and spacious. The guestbook was especially interesting.
You are in a 2-bedroom apartment on the 3rd floor of a gracious old duplex in the Germantown section of Philadelphia. Candice, her mother and her son (on his way off to college) were extremely kind and helpful. It's fairly easy to get to other parts of Philly from this location, but if you aren't familiar with the city BRING A GOOD MAP (or GPS)! The kitchen works, the beds are comfortable, there are toys for the kids. In August, the 3rd floor gets warm but Candice will help you massage the thermostat.
We really enjoyed our time her, the house is well located with good public transport access (bus & Train) and easy for car access also with good on street parking. Candice was available if we required anything and any questions we had were dealt with quickly. The house is old and a work in progress and because of this had unique features which come with all old houses. . I would recommend this house to all
