A SUPER KID FRIENDLY sunny 3rd floor apartment in historic Germantown with full kitchen & bathroom, 2 rooms can be used as bedroom/living room or bedroom/bedroom with comfy furnishings and, NOW, a Super Kid Play Closet! Full of toys and books!
This listing is for a 3rd floor private apartment in my family's home. We live on the 1st and 2nd floors. We are available, but non- intrusive.
Accommodates 4. 1 Queen and 1 Full REAL beds on DIY bed-frames, one in each room. A twin air mattress and queen air mattress if need be. I charge $15 per person per night after the first 2 people including children over 2 yrs old.
In the Kitchen: Oven/Stove, Full size refrigerator, Microwave, Dishes, Pots and Pans, Coffee maker, (w/ coffee and sugar) cooking and dining utensils.
Tub/Shower in the Bath (fresh towels, soap).
Central Air-Conditioning and Heating! NOW w/ FIOS wi-fi!!!
There's a "KIDS ONLY" closet full of toys and books and games. There's a VCR/DVD and 2 shelves of kid and family friendly movies and more books for all ages. Also, a PACK AND PLAY and some baby toys.
Award winning gardens surround the house and a large porch to view them by and enjoy your morning coffee or afternoon tea. I won 1st prize for my front yard in 2008 for the Pennsylvania Horticultural Society's City Gardens Contest. :) Forgive me, though, because I don't keep it to judge worthy standards 24/7...It's always pretty, inviting and blooming 3 seasons of the year with a weed or 10 mixed in! And don't get me started on the jungle out back but I have big plans so you'll have to come back in a year or so...
On the porch overlooking the beautiful garden (which you are welcome to peruse; there's a stone bench right under the copper beech tree), there's a faux wicker table and chairs, couch and loveseat with coffee table to lounge. Enough space for about 10 people to congregate and enjoy dinner on a balmy evening or brunch on a sunny morning. You are welcome to make yourselves at home there as well as the apartment.
Parking is on the street but there's always a spot right near the front door. No meters!
There is a 3rd separate bedroom on the 3rd floor which is also available if you have a party of 5-7. The extra room has a queen bed and a twin bed.
*NEW* Also, if you book the larger listing, there's a new dress-up closet in the front room for kids of all ages. Costumes and props from my sons' collection. He's an actor in college and left me his repertoire for you! Also, as instant camera for you to take a silly photo to take home and to leave one for the fridge!

Guests have access to the apartment, porch and gardens.
Interaction with Guests
Our family lives in the house and we are always available if you need anything but we are living our lives so we let you live independently unless you want to interact.
We are in an urban city setting but also very green and tree lined in this part of town Fairmount Park and the Wissahickon Creek within walking distance. Near Philadelphia University, Temple, La Salle, Drexel Medical College, Historic sites of Germantown and Center City.
The diversity of ethnicities, socio-economics, lifestyles are featured here. You will meet lots of interesting people and add your uniqueness to our lives.
About 20 minutes from Center City by bus or car. The train is a little quicker within 2 blocks. It's walking distance from trains and buses that reach every corner of Philadelphia and suburbs.
Other Things to Note
Also, we do have pets in the house. 2 cats and 1 Pomeranian dog. They don't live in the apartment but you will see them and definitely be greeted by Foxy the dog. :)
*** Please Note that I have a strict cancellation policy; that means that if you cancel in less than 7 days of your reservation there is no refund. Please consider making reservations with at least a week to spare. The cancellation policy still stands if your booking is last minute.
Also, $25 cleaning fee is for the first week. If you plan to stay longer it'll be $25 per week. (I have to add it manually, the website does not compute that)
No smoking, quiet time between 10PM and 7AM, Please leave everything the way you found it. Candice's house is good . A quiet area there . Very happy to stay with them . They also have a very cute dog and cat , so lovely pets . My son enjoyed the toy room and the cartoon movies in his bedroom . A good memory from our trip in Philly :)

Thanks Kristy. After Kristy and her friend Yun saw a water bug (which only come rarely in very hot humid summers. We haven't seen any in a year or more; also when it had rained for days during a hot summer) As soon as they reported they saw a bug we immediately sprayed the whole apartment with bug exterminant and we've had 2 more set of guests since and absolutely no more water bugs! I'm sorry if that dampered your whole visit Kristy. You seemed pleased otherwise. Yun, the other lady with Kristy said she will definitely come here again the next time she and her little girl are here from Korea for sure. Unfortunately, she could not leave a review of her very pleasant visit.
Candice and her family made us feel very welcome--it was a great first experience using Airbnb. It was so nice to have our own little kitchen, and my daughters loved the toy closet and doll house. They even had a baking set that I had when I was a girl. My oldest daughter asked why we had to leave and wants to get a dog. :) I would have liked to have had more time to explore the neighborhood, surrounding areas, and Philadelphia in general. Maybe next time!
Thank you so much for letting us stay. The beds were comfortable, and having the kitchen and wifi was wonderful. The basket of brochures and information was really helpful in planning our free time. Easy access to the nearby train station and Candice went over and above to help us have a great stay.
Candice and her mother were very welcoming. There was plenty of information in the apartment about restaurants, tours, etc. The neighborhood was quite nice, lots of beautiful old homes and gardens. The apartment itself was cozy and comfortable, the mattresses were really comfortable for sleeping. Using a GPS app on our phone, it was so easy to get into Philly and any sights in a very short time.
We didn't have children, but it's definitely set up for children with books and a lot of charming toys.
The house was kid-friendly. There are a lot of toys in the room. My 6-year old son liked the place very much. For adults 5 feet 8 inches or higher, the bathroom is not spacious. We stayed there for one night. There was no more time to explore the neighborhood. Candice is very nice. We arrived there at night, one hour later than scheduled. Candice was waiting for us and provided us a warm and helpful orientation. It's a nice experience.
Yes, there a couple of deep eaves in the old architecture. I think the bathroom was probably fit in after the fact. The house is 125 years old and I don't think it originally had electricity or plumbing. There are still gas fixtures in some of the rooms upstairs. We really enjoyed having you! Hi I'm Candice! I've lived in Germantown my entire life. I am self-employed with 3 businesses now; Candice Price Garden Design, Persnickety Protein, a humanely raised and pastured food delivery, and now hostess for AirBNB to wonderful travelers in my home. I am also a mother of an extremely talented young man in his 2nd year of college. He, my mother, and I live in this 3 story Victorian.
I love to create and design. I found AirBNB because I'm always on the search for cheap lodging so I can travel and explore on my limited funds. I happen to also have an apartment that I renovated in the winter of 2011/12 after our tenant of 12 years moved away. I've had so much fun doing the carpentry, plumbing and painting that I wanted to move in myself but we still need the income so AirBNB seemed a perfect solution. Something told me when we lost our tenant that something new and exciting would come from it. So far I am having so much fun! Everyone that I've hosted has been so interesting, friendly and wonderful. People I'm afraid I would never have had the chance to meet without AirBNB. So far, we've hosted well over 95 families and individuals in 3 year's time and I've met people from all over the world! Such interesting people!
