The entire home is open and exclusive to the guests. A feast in the dining room, enjoy a game on the lawn, a dip in the pool, relax in the grand view living room. Parking for 3+ cars

House Policies: (English at bottom)
1. Check-in: The check-in time to the property is 2pm.
2. Check-out: Check-out time from the property must be at 12 noon.
3. The house has 50kws of energy per day included in its rate. At check-in the meter is read and the same at check-out. Extra charge for KW exceeded is $1.00 per KW, after those assumed per day by the tenant that will be charged at the time of departure, as the case may be.
4. The house is delivered completely clean and with all its appliances in perfect condition. The tenant must ensure that everything is left in the same condition.
5. STAFF AND OBLIGATIONS: Villa Arcadia has Staff, whether the tenant wishes to bring their own staff, the house workers will always be present for the convenience of the owner and also to assist the tenant since they know perfectly how the house works.
- A housekeeper, Jeaneth: The housekeeper is only in charge of cleaning and keeping everything in order in outdoor areas. She will not enter the rooms unless the tenant communicates it to her, which only includes cleaning the bathroom and the floor.
-A maintenance worker, Leniel: He is responsible for maintaining the pool, green areas and any malfunction in the house.
-A security guard, Mauricio: He comes only at night, stays outside the house and guards it all night.
6. Everything in the house has been carefully inventoried.
7. Any damage that is foreseen will be paid at the time of departure or AirBnB will be informed for reimbursement. If the house is left extremely dirty, an extra $100 cleaning fee will be charged, which will be due at check-out, or will be refunded by AirBnB
8. The use of illegal drugs is prohibited anywhere on the property. This includes the use of marijuana, which is not allowed in Nicaragua. Smoking cigarettes is only allowed in outdoor spaces.
9. ONLY THE PEOPLE IN THE RESERVATION ARE ALLOWED, NO GUESTS, NO EXCEPTIONS. If the number of occupants of the property exceeds what is agreed in this contract, the immediate eviction of the house will proceed, in addition to having a fine of $50 per person, it will be charged at the time of departure or it will be charged as damage to AirBnB
10. VILLA ARCADIA IS A LUXURY HOUSE IN A RESIDENTIAL AREA. Ensure respectful behavior with neighbors, which promotes good coexistence. QUIET HOURS ARE FROM 11 PM ONWARDS.
11. Subletting the property is not allowed, nor are large parties. Failure to comply with this will result in the Landlord's permission to evict the tenants, in addition to having a penalty
12. No pets allowed
13. Smoking is not allowed inside the rooms.
14. No diving, glass bottles or glass cups, or eating or drinking inside the pool.
15. The power goes out frequently, along with the lights, water, and internet. While every effort is made to minimize any inconvenience, Villa Arcadia cannot be held responsible for factors beyond our control. In case of a prolonged power outage (more than one hour), the generator will turn on. While on the generator, there is no hot water shower or air conditioning.
16. Do not sit wet on the sofa cushions, and shower before entering the pool
17. We are not liable for forgotten items. Please check the house before leaving the property.
