Our beautiful flat is located in a charming, historical tenement in a superb city centre location. We are just 10 minutes walk from the main shopping streets & have a whole host of shops, bars, restaurants, parks & bus routes on our doorstep.

The Space

**PLESE NOTE: Our flat is located in a wonderfully charming, historical Edinburgh tenement in a superb city centre location. Having said that, with its history and originality comes the odd quirk. Please scroll to the bottom of this description for a few things to take note of, as well as some general useful information, before submitting a booking.**

We live in a beautiful traditional tenement flat in the heart of Edinburgh, just 10 minutes walk from Princes Street, Waverly Railway Station, and Waverly Bridge, where the Airlink airport transfer bus stops. 

This historic Grade 1 protected building was built in 1825 by William Playfair, Edinburgh's famous Georgian architect. The flat itself has been carefully renovated into a stylish and charming home, offering a comfortable alternative to city hotels for up to four people. Its central location provides the ideal base from which to explore Scotland's capital.

The flat has two spare double bedrooms, one of which has an en-suite shower / toilet room (the main guest room), and one with access to the luxury walk-in continental shower room and toilet in the hallway (the second guest room). Please note that as it is an old building, the water pressure in the showers can sometimes be a bit weak - especially in the early mornings, when several people in the building might be getting ready for work at the same time.

The main en-suite guestroom faces the quiet back garden, while the second guestroom faces Leopold Place / London Road, offering stunning views of Calton Hill.

There is also a beautiful kitchen and living room at the front of the flat. We're very happy for you to help yourself to tea and coffee in the kitchen and if you are staying for more than a day or two, we will gladly clear a shelf in the fridge for you if you ask us to. 

If you would like to use the kitchen and living room, please let us know in advance and we will do our very best to accommodate you. There is free wifi available throughout and gas central heating.

The flat is just a few steps from the Edinburgh Playhouse and a short walk or bus ride to other attractions, including the National Portrait Gallery, Meadowbank Stadium and the world famous Old Town and Edinburgh Castle. There is a bus stop just across the road from the front door with lots of bus services that run through the city centre, and another set of bus stops round the corner, on Elm Row.

Situated on the edge of the city's famous New Town, a mere 10 minutes by foot from the main shopping areas as well as Edinburgh Airport bus link and Waverly, the flat is located in a vibrant, cosmopolitan inner city neighbourhood, surrounded by pubs, bars, restaurants, shopping, culture and public transport links. 

Calton Hill, with views of the whole city, is a stone's throw away and Holyrood Palace, Holyrood Park and the Scottish Parliament is a leisurely 20-minutes walk away, at the foot of the awe-inspiring Arthur's Seat.

A FEW THINGS TO BEAR IN MIND:

We do not tend to use the calendar to indicate if the rooms are available or not. As we live in the flat our selves and do not let the rooms out on a full time basis, we prefer to just review each booking request when it is submitted and decide then and there if the dates in question suit us. As such, to avoid an Airbnb booking charge, please send us a message to check if the room/s is/are available on the dates you are interested in before sending a booking request.

The main en-suite guestroom at the back is available for £65/night and both guestrooms can be booked by parties of two or three people for £95 per night.

The £65 / night price is based on one or two people staying in the larger 'main guest room' with the en-suite. The listed weekly (£400) and monthly (£1500) prices are for the main, en-suite room only. The second room is available for parties of 2-3 people who require both rooms. The price for the second room is £30 per night. If there are two of you, and you want a room each, please ensure that you select that the enquiry is for three (3) guests when you contact us, so that the right cost is attached to the booking enquiry.

Check in is normally from 13:00 (1pm) on the day of arrival, and check out is at 11:00 (11am) on the day of departure. Please make sure you contact us a week or so prior to arrival to arrange your check in. If you want to request a different check out time, please ask in advance and we'll be happy to discuss. We both work 9am-5pm Monday-Friday, and while we can often nip home from work to meet guests, this may not always be possible during office hours.

WINTER / COLD MONTHS: We have recently discovered that due to the way the flat's plumbing is set up, the radiators in the guest rooms make a banging sound when the heating is kept on, as the hot / cold water goes in and out of the pipes at the same time. The only way to stop it appears to be to turn the radiator off. Because of this, we feel it's difficult to comfortably accommodate guests during the cold months of the year, when the heating might need to be kept on over night. If you do not mind sleeping with the heating off, or if you don't mind a bit of noise, please feel free to contact us regarding potential bookings during the colder months of the year. Obviously, this is not an issue in the spring, summer and early autumn, when the weather is milder and the heating is not required.

Due to it being a old building, with old plumbing, the water pressure in the showers can sometimes be weak, especially during early mornings Monday-Friday, when lots of people in the building are using the hot water.

  • Barry and Josef were very gracious hosts. They kindly waited for us to arrive and gave helpful recommendations for things to do, places to eat.
    Their flat was perfectly situated for our trip! We were using public transportation and there was a bus stop conveniently located right in front of the flat.
    I would definitely recommend their flat to others.

  • Barry and Josef are excellent host. The apartment is really cozy and decorated with a good taste. Furthermore, Barry and Josef are very thoughtful, they provide shampoo and tooth brushes in the toilet, which saved us a lot of trouble. Actually, we arrived very late and do not have much talk with each other. Even though we really enjoyed the stay with Barry and Josef. Have I mentioned that the location is great! The bus stop is just in front of the house.

  • Our stay in Edinburgh was wonderful! Josef and Barry's apartment was very nice, in terms of location, cleanliness and interior. We was often out, but when we met Josef he was really friendly and accommodating, we only met Barry the day of departure, but he seemed nice as well.

    We got a guest guide with lots of information and tips about restaurants, bars, attractions and shopping, which we found very helpful.

    We felt welcomed in Josef and Barry's home, and will highly recommend them to others.

  • We had a fantastic stay here. We were up for the fringe, which Barry was working on, yet despite his busy-ness he was incredibly thoughtful and accommodating. The fridge was replenished with breakfast materials, we were told to make ourselves at home and made to feel very welcome.

    The space itself is gorgeous and very conveniently located. Josef was away for most of our stay but we met him on his return, nice guy. Barry, our host, was an absolute gentleman and so helpful. Basically, if you stay here, you'll have lovely accommodation, lots of space, local knowledge available and graciously offered and great hosts. We loved it, and would recommend to anyone.

We are Barry (to the left in the photo) and Joe Church-Woods and we live in a beautiful, three-bedroom flat, which we rent from friends of friends, right in the heart of stunning Edinburgh. Our landlords told us when we moved in (January 2012) that they are happy for us to let out the lovely spare rooms, so we thought this might be a fun way to make some pocket money. So far it's been a great experience, with lots of lovely guests coming to stay! Airbnb works really well for us as everything is taken care of and we don't have to worry about taking payments directly from guests or anything like that. Barry was born and grew up in Central Scotland, and has spent most of his adult life in Edinburgh and surrounding areas. Joe is originally from Sweden (and fluent in Swedish), but arrived in the Scottish capital in 2000 after five years in London and has never looked back! We are very happy to help guests with recommendations of things to see and do while in Edinburgh, so don't hesitate to ask!
