This first floor apartment (with lift and off street parking) is perfect for singles or couples that want to explore Edinburgh's sights or see some shows during the festival, or any other time of the year, but like to have some peace when home (away from home).
It is in a quiet neighbourhood away from the bustle of Edinburgh's city centre, perfect to relax after a busy day.

This self contained apartment in a very modern building in the quiet Bellevue area of Edinburgh.
It is just off Leith Walk, minutes from the Playhouse Theatre, Stand Comedy Club, Vue Multiplex Cinema, St. James Shopping Centre (with John Lewis department store), Edinburgh bus station and the East end of Princes Street.
There is a pretty big Coop just around the corner and a Tesco superstore about 10 minutes walk away.
Located close to vibrant Broughton Street with its restaurants, pubs and shops, the area caters for all budgets and tastes ( Chinese, French, Indian, Italian, Mexican, Palestinian, Scottish, Thai...)
A ten minute walk brings you to Edinburgh's delightful Royal Botanical Gardens (free entry).
Leith (and the waterfront) and Stockbridge are also within easy walking distance.
From the airport the tram takes you right to York Place station, which is a 10 minute walk away.
Waverley train station is a 15 minutes walk away.
There are bus stops around the corner, with buses running frequently during the day and throughout the night and getting you almost anywhere in and around Edinburgh.
The bus costs £1.50 single and a day ticket is £3.50 per adult which is valid all day on all the Lothian buses and trams across the city.
Majestic Hop on/Hop off tour buses drive almost past the house and some of the major car rental companies (Avis, Enterprise...) have their city stations around the corner.
Other Things to Note
Some basic provisions will be in the flat to help make you feel at home right from the start.
Apart from English and German, I speak some French and a bit of Spanish.
Flexible check in and check out times, only if someone else is arriving the same day as you leave I need people to check out by 10:30am.
This is a non smoking flat, but you can smoke on the balcony.

Julia was very helpful and considerate. Her flat is in a great neighborhood and on a quite street. Access to transportation, shopping are all near by. the flat provides everything a traveler might need while in Edinburg. We loved are time and Scotland and are planing to return someday. Hopefully, Julia u will still have this rental. Carrol Stoll
We never met Julia, but had lots of useful email exchanges with her, and the key pickup (from a nearby friend) worked perfectly. The flat is lovely: spotlessly clean, looks just like the photos (some Airbnb places don't!), has an excellently comfortable bed, and a superbly powerful shower!
The location is great: many good eating places nearby on Leith Walk and Broughton St. Buses on Leith Walk take you into Princes St or down to the university area if you don't feel like walking (but Waverley Station is only 10-15 mins walking).
Julia certainly deserves her Superhost badge! She left lots of nice little welcoming touches in the flat: toiletries and plenty of loo paper in the bathroom; bread, jams, marmalade, coffee, tea & lots more in the kitchen. Warmly recommended!
Julia's flat is lovely and clean and exactly as pictured in the listing. It is an easy walk into the city centre and close many major attractions. Julia was very helpful as well. We stayed for three night and would stay there again!
This was our first experience on AirBnB and it was wonderful. Julia was very welcoming, meeting us at the accommodation and making sure we were all settled in before leaving. She also kept in touch with us leading up to the stay to make sure that we were all right and knew how to get from the airport to her place. We couldn't have asked for a better host!
I had a great stay in Julia's apartment! The flat was as described: very clean and comfortable, modern, and in a quiet location. Julia was really responsive and easy to communicate with throughout the entire booking process and stay. If I am ever back in Edinburgh I would love to stay at Julia's again.

Born and raised in Germany, but have lived in Scotland since 2000.
I like to travel and tend to do it (mainly within Europe) quite a bit both for pleasure and for business.
After plenty of positive experiences with airbnb as a guest and now that I have my small city apartment, I decided in the summer of 2014 to offer my place to fellow travellers.
I am a very sociable and easygoing person who likes to meet new people.
For me to be a host is part of my personality since I like to help and to make people feel good and apreciated. I am bilingual (German and English) with a pretty good level of French as well as some understanding of Spanish.
