This first floor apartment (with lift and off street parking) is perfect for singles or couples that want to explore Edinburgh's sights or see some shows during the festival, or any other time of the year, but like to have some peace when home (away from home).

This self contained apartment in a very modern building in the quiet Bellevue area of Edinburgh.
It is just off Leith Walk, minutes from the Playhouse Theatre, Stand Comedy Club, Vue Multiplex Cinema, St. James Shopping Centre (with John Lewis department store), Edinburgh bus station and the East end of Princes Street.
There is a pretty big Coop just around the corner and a Tesco superstore about 10 minutes walk away.
Located close to vibrant Broughton Street with its restaurants, pubs and shops, the area caters for all budgets and tastes ( Chinese, French, Indian, Italian, Mexican, Palestinian, Scottish, Thai...)
A ten minute walk brings you to Edinburgh's delightful Royal Botanical Gardens (free entry).
Leith (and the waterfront) and Stockbridge are also within easy walking distance.
From the airport the tram takes you right to York Place station, which is a 10 minute walk away.
Waverley train station is a 15 minutes walk away.
There are bus stops around the corner, with buses running frequently during the day and throughout the night and getting you almost anywhere in and around Edinburgh.
The bus costs £1.50 single and a day ticket is £3.50 per adult which is valid all day on all the Lothian buses and trams across the city.
Majestic Hop on/Hop off tour buses drive almost past the house and some of the major car rental companies (Avis, Enterprise...) have their city stations around the corner.
Other Things to Note
Some basic provisions will be in the flat to help make you feel at home right from the start.
Apart from English and German, I speak some French and a bit of Spanish.
Flexible check in and check out times, only if someone else is arriving the same day as you leave I need people to check out by 10:30am.
This is a non smoking flat, but you can smoke on the balcony.

We spent two glorious weeks at Julia's apartment
Everything was beautiful and clean and very functional.
The bed was the most comfy bed EVER! Nothing like those slightly dodgy hotel beds that sometimes have springs poking out.
The balcony would also be perfect in summer, it was just a wee bit cold for us to enjoy it this time around.
And the bath, what a luxury after a freezing cold day exploring Edinburgh.
The apartment is beautifully located and very central. We walked into the city for the torchlight procession on the 30th December and it only took about 25minutes

My girlfriend and I had 2 amazing days in the flat. The flat was really clean, and everything worked perfect. The location was good, just 10 min. from Princess Street where you can shop and close to Leith where you find a lot of excellent restaurants.
Julia is really "professional" and friendly. She made the stay really easy for us, both with the check in and check out, and was always available by phone if we had any questions.
I had a wonderful and relaxing time staying at Julia’s flat . It is situated in a quiet, safe and very clean area of Edinburgh’s New Town, easy walking distance to almost anywhere you’d want to go while exploring the city. The flat itself is exactly as described:
A very well equipped kitchen with lots of little extras, that make for a perfect stay (including plenty of breakfast provisions).
Most importantly: A comfy bed and a great shower made my stay perfect.
Julia was the perfect host, easy and fast to communicate with from start to finish. She was happy to tell me all about nearby places, flat amenities and left plenty of information material about Edinburgh and its sights.
There is plenty of storage space in the flat and Julia ensured that there wasn’t really anything I needed to buy ( eg seasonings, tea, coffee, toiletries, toilet paper, tissues...) for my stay.
I would highly recommend staying at Julia’s place as it has everything you need in a tranquil location, yet close enough to the city centre and vibrant areas like Leith to experience Edinburgh fully.
My wife and I very much enjoyed our stay in Julia's apartment! The apartment was very clean and comfortable, we loved the location and Julia was nice enough to stock the kitchen with a few local snacks for us to enjoy during our stay. If we are ever back in Edinburgh we would love to stay at Julia's again.

The apartment is exactly as described and the photographs are an excellent representation of the premises. Very clean and modern with a homely feel. The kitchen is modern with the added bonus of a N'espresso coffee maker! Breakfast items and biscuits were also provided and even a couple of Scottish beverages were waiting for us in the fridge which were very welcome after a long journey to Edinburgh! We were quite late in arriving but Julia was there to meet us at the door and show us around the flat. The area was nice and quiet at all times and felt safe and secure even when walking home from the festival at a pretty late hour. The main areas of the city are within a very walk-able distance.This was my first time using airbnb and I found it a very positive experience. Thank you Julia for your hospitality.
