Please read all of the House Manual/Rules (including the disclosures/disclaimers) and send us a message that you "have read and agree to the house rules." There is a $750. fine per broken house rule, or if any Guest or my neighbors complain. If you disturb anyone in the house or break a house rule, you will also immediately be evicted with no refunds plus fines. Thankfully, we have never had to enforce this rule. :-)

This home has stairs as you can see in the photos. It is a 3 story home. It has approximately 12 steps that need to be navigated in order to access the entryway. The driveway has a slight upward slope as shown in the photos. Once inside the foyer, you will go up approx. 8 steps to the main floor (living room, dining room, kitchen, full bathroom, and queen bedroom. Also, there is a deck with a propane barbecue, outdoor chairs and small bistro table off the back of house. From the foyer you can walk down approx. 6 steps to 3 additional KING bedrooms and 2 additional full bathrooms.

The base daily rate is for the first 5 guests. There is an additional daily charge of $28 for each additional guest (per person/per day). Maximum occupancy on the premises at any time is 15 (adults and children 2 yrs and over combined).

Only booked/paid guests are allowed in the house at any time - no exceptions allowed.

If friends or family decide to join you after you have booked, they are welcome as long as you adjust the reservation before checking in. Failure to adjust the booking to reflect the number of actual guests entering the house prior to checking in will result in a $100 non compliance fee charged to the reservation in addition to the charge of $28/per person, per day, plus taxes. We use a security system to verify the number of persons entering the house, so please be accurate in your booking to avoid additional fees. If the additional guests join you during your stay please contact the host for approval to avoid non compliance fees.

Laundry room access is available for $25 per day (for machine wear and tear and water usage). Due to Cambria's Water Conservation Policy, Please do your part to reduce your water usage during your stay.

Long term bookings will have an additional cleaning fee based on length of their stay. (example: 28 to 35 days, add $100) please check with host if your reservation is more than 1 week long.

Parking: in driveway or on parking pad in front of the house. No RV’, trailers or boats.

Take out the trash cans to the curb at the street if you are there on a Wednesday or Thursday. (For early Friday morning pick up). If you are there on Friday (to after the cans have been dumped) please put the cans back on side of house (garage side).

Outside lights and Entryway Chandelier: Turn Off after 10 PM (they shine into neighbors windows).

We can be immediately reached by text 24/7 the number will be provided after booking.

Live Ring Cameras recording Outside in common areas. You and your guests will have access to the whole 5 bedroom, 3 bathroom multi level house! (Stairs to enter house and inside house to access living areas and bedrooms). The 3rd floor Loft is the 5th bedroom and has a queen size bed with a new thick gel mattress for a restful sleep along with a small double futon, and a long sofa. The loft room is private since on its own floor, but it does not have a door. There is no garage access. Laundry room access for a fee (please arrange prior to your arrival). For safety reasons, there is no fireplace access.

Guest Count & Pricing Policy

Our rates are based on the total number of guests reserved, not just the number of nights stayed. Once a reservation is confirmed, the calendar is blocked for that specific group size and prevents us from accepting other bookings that may require higher occupancy.

No refunds are provided for no-shows, late arrivals, early departures, or reductions in guest count after booking, including for holiday or peak-demand dates.

Any disturbance to anyone in the house or broken house rule(s) will result in cancelled reservation and removal from the premises with no refunds. Applicable fees will apply. Thankfully, we have never had to enforce this rule. :-)

ALL GUESTS MUST READ THIS DISCLAIMER and Send a Message to the host that you have "Read and Agree to the House Rules" at the time of booking. Failure to Read and Follow the House Rules will Invalidate your Reservation and Guest(s) may be subject to Additional Fees. We have active outdoor cameras (Ring System) recording 24/7 in Full View.

Print out The Check In Instructions (Smart Lock Code, and WiFi info) and bring with you in case you do not have cell reception upon arrival. Text host for door code after 1pm on the day of your arrival. You can connect to our WiFi from the porch outside of the front door if you need to connect for cell service.

Reservation is listed as a Base Price for 4 Guests. There is a $28. per person, per day, extra guest fee (after the fourth guest, above the Base Price).

No guest access to garage or laundry room (laundry access may be arranged ahead of time for a $20. per day fee, please bring your own "HE Laundry Detergent"). The rest of the Entire House is Set Up for Guests Exclusively. For safety reasons, please Do Not use the fireplace.

Only registered / paid guests are allowed on the premises at any time, Limited to 12 people (Adults & Children 2 years and older combined) in the house at any time. No exceptions. If your reservation size changes, you must notify the host, update your booking, and make additional adjustments to the payment rate at least 2 days prior to your arrival to avoid additional fees. If additional guests join you during your stay, please contact host for approval and update reservation to avoid non compliance fees.

Failure to adjust the booking to reflect the number of actual guests entering the house prior to checking in will result in a $100. non compliance fee, Plus $28 per guest, per day for any extra guests not included in your reservation (if you do not inform us and correct your reservation at least 2 days prior to your check in date).

We use the Ring Security System to verify number of guests entering house, so please be accurate in the number of guests when you book to avoid additional fees. Do Not Block, Move, or Tamper with Ring System, Internet, TV's, Cable Boxes, or Furniture. Any disruption of Ring Cameras, Internet, TV's, Cable Boxes, Furniture or any broken house rules will result in fee's charge to guest(s) to inspect, correct, replace, repair, or re-connect. If the Ring System or Internet is interrupted, we will send out maintenance and the guest(s) will be charged for the fee incurred if the problem is found to be at the fault of the guest.

*** Parking Must Not Block the Street, please park on the asphalt parking pad in front of the property, parallel with street, facing in the correct direction with the flow of traffic. If you don't have a low car you can park in driveway. (Be careful with low cars not to scrape bottom of your car if using driveway). 4 Cars Maximum at the property, must be able to fit all cars on property without overlapping onto neighbor's, please Do Not park in front of other neighbor's houses or block driveways. No Campers, RV's, Trailers, or Boats allowed.

**Please Turn Off: All outside lights, dining room chandler, and the 2 front Loft lights (in front of the large arched window above the mid landing on staircase) after 10PM (the lights shine into the neighbors windows and keep them awake). We have Sensor Lights that will Automatically light your way to the door and turn off on their own.

Free WiFi service is available at the house. Cell service in Cambria can be spotty. (Verizon and Spectrum work well, but other carriers may only have minimal to no signal). If you don't have service, connect to the WiFi to get cell service (even from the front porch if you have problems entering the house). WiFi name and password is also located on back of router box located in downstairs bedroom. Do NOT unplug or move.

House is fully stocked:
Keurig Coffee maker and Regular Cuisinart 12-cup Coffee Maker, Stove Top Kettle and Electric Water Kettle. Bring your favorite K-cups or specialty ground coffee blend, or hot coco (no filters needed)! We provide (but cannot always guarantee the supplied amount). Starter Coffee Bar with Coffee K-cups, Tea bags, Folgers Ground Coffee, Sugar, Splenda, Powder Creamer, Salt and Pepper and Several Basic Seasonings and Cooking Oil along with Plenty of Common Cooking supplies (pots and pans, dishware and utensils for 12 people). See pictures and list of amenities for the supplies we have. If you need anything other than what you see listed or in the photos, please ask if we have it, or plan to bring it with you.

We provide regular bath towels, 1 set per guest. We do not provide beach towels. Please bring your own beach items with you. Do not take house towels, bedding or household items outside. Bedding for the sofa bed is in the library bedroom closet on the main floor.

There is a baby/child safety gate, highchair, and pack n play in the closet in the library bedroom on the main floor. Please check that they are in proper working order as Owner/Management are not liable or responsible for issues related to any items provided as a courtesy. You may also opt to bring your own baby/childproofing items if you are bringing small children. We love children, but we do not have baby / child proofing in place at the home so all guests are fully responsible for any children on the premises. Please place any breakable house items in reach of small children up in a cabinet out of their reach, but please return the items to their original place when you check out. Please do not move things around. But if it’s necessary to do so, please put everything back where you found it.

Note: Broken House Rules may result in non-compliance fee’s (minimum $100).

NO SMOKING of Anything, No Drugs, and No Parties in the house or at property! Sorry no pets.

Please do Not bring bicycles, surf, or beach items into the house. Please leave sand and shoes outside.

California Drought!! Please be mindful of water and electricity usage. If you aren't using it... Please Turn it Off! Excessive Use of Water, Gas, or Electrical may be billed to Guest for over usage.

Guests are welcome to use the propane barbecue, however each guest is responsible to fill propane tank as needed for your use. You can fill at the Shell Station in downtown Cambria. Also, guests who use the bbq are required to clean the grill before they check out. If the barbecue is dirty or grease pan is full/leaking. Additional cleaning fees will be charged to the guest at the rate of $45 per hour. Please put the cover back on the bbq after it has cooled down and do not leave utensils inside the grill.

***At Check Out: Please remove all trash from the house and place in grey trash can on street or near garage. There is also a blue can for recyclables. Do not leave any dirty dishes, food or trash in the sink, fridge, or on counter. Load and start dishwasher, if there are any additional dishes that do not fit in dishwasher please wash by hand and leave drying on counter top on a dish towel. Please Do Not put any glasses, dishes, or cookware away in the cabinets or drawers (our cleaners check everything for left behind spots etc.). Do Not put pots and pans in Dishwasher (wash by hand to prevent spots). If you are in a hurry to check out and need to leave an extra mess, we will be happy to clean it for you at a $45/hourly (minimum) charge if you do not have time before you check out.

If your reservation is through Wednesday or Thursday, please take the Grey City Trash Can and Blue City Recycle Can to the street for pick up by Thursday night. (For the early Friday morning trash pick-up).

You can find a starter set of trash bags in the kitchen pantry closet or drawer if you need additional trash bags. Please tie up your trash bags if you place them outside in the closed cans to avoid the wildlife getting into them.

Please turn off all lights and TV's. Lock doors and windows and press the lock button on the lower right side of door code to lock the door (if it does not lock automatically in 30 seconds).

$500. (minimum) Cancellation fee may apply for cancelled reservations within 10 days of the arrival date.
