Bright and airy one bed flat on the first floor of a fantastic Regency building. Full of character with high ceilings, huge sash windows in every room, a working fireplace and a Juliet balcony. Located in an outstanding central location just minutes from the sea!
Our spacious flat can easily accommodate up to four people with a full sized double sofa bed in the large living area and a double bed in the quiet bedroom which overlooks gardens at the rear of the building. Perfect for singles, couples and families.
The flat includes a dining area that seats four, plus a well equipped separate kitchen with fridge freezer, gas hob oven, dishwasher, washing machine, microwave and kettle. You are welcome to help yourself to any food in the flat such as tea, coffee, spices, cooking oil, breakfast cereals etc. All cleaning products are on hand together with laundry liquid, a vacuum cleaner, iron and ironing board. A hairdryer is also available. The bathroom includes a shower over bath and there is gas central heating with unlimited hot water on demand. Internet TV (not live) is available via a laptop in the flat.

We are always trying to make our home a better place to stay and welcome any suggestions for improvement. Recent upgrades have included:
- Adding a luxury organic bamboo memory foam topper to the double bed
- Replacing all the pillows
- Replacing the sofa bed with a new clic clac one with a super deep mattress
- Upgrading the kettle and toaster
- Adding additional utensils
- Providing a box of children’s toys

The very central location means that everything in Brighton Is accessible on foot. The beach, restaurants, pubs, cafes, one of Brighton's best parks and two fantastic french patisseries are all within a few minutes walk. Brighton railway station, The Lanes, The North Laine, the Pavilion and Brighton Pier are within a 15-20 minute walk. The flat is also on a direct bus route to many locations including Rottingdean, Shoreham, Kemp Town, Brighton train station, Brighton racecourse, the Universities and Falmer (Amex) football stadium. Connecting buses (change at Churchill Square) go to Eastbourne, the Marina, Devil’s Dyke, Lewes and Tunbridge Wells.
We are allowed by the local council to purchase a limited number of guest parking permits which allow parking on the street for 24 hours. Please let us know if you require parking permits at the time of booking. There is a charge for these permits and we cannot guarantee availability due to their limited nature.
Please note that we have low, mid and high season rates. We do give discounts for longer stays and have special rates for weekly and monthly stays. Our description is honest and our photos Airbnb verified however please note that we do change the decor from time to time. We do our best to make sure our calendar is always up to date and to promptly answer all messages. We will not cancel your booking because we got a better offer. As we are away from the flat a lot we have a professional company manage and clean the flat for us. We are, however, always on hand to answer any questions you may have about the local area or address any issues that may arise during your stay.
Starting in October there is scaffolding on the front of the building to help with some roof work. This partially obscures the view but still lets in plenty of light. The small balcony is no longer really accessible. There shouldn't be any noticeable noise from the works as they are taking place more than 3 floors up and there is no scaffolding outside the bedroom or bathroom at the rear of the property.
As with any centrally located property, street noise can occasionally be heard from the front room where the sofa bed is. The bedroom, however, is a pleasant oasis of quiet. Brighton is a cosmopolitan, vibrant city that attracts a diverse range of people which can include the occasional street drinker or partier. The Brunswick Conservation Area that the flat is located in is a safe one popular with families that we have happily lived in for many (website hidden) Patrick’s Church across the road from the flat is well known for its brilliant work with the homeless in Brighton and is both a fully functioning church and a long stay referral-only hostel.
Sorry, but our home is not suitable for those looking to party or smoke. We are very strict about this as we value our home and the good relationships we have with our neighbours. We also can't allow pets as it is against the terms of our lease. Thanks for reading, we hope to hear from you soon!
Our Local Area
Diagonally opposite the flat on Western Road is both a fantastic independent bookshop and one of the few remaining post offices in the city. Why not send a postcard home? For a picturesque walk to the beach, simply take a right on Western Road and walk along to Brunswick Square. You can then walk down to the sea via the Brunswick Square gardens. While in Brighton you must also visit St Ann's Well Gardens just north of the flat. It's a small beautiful park with winding paths, a fish pond, tennis courts, bowling green, children's play area and a café.
If you like your foodie treats you will be in heaven as not only are you across the road from The Real Patisserie and The Chocolate Workshop but if you turn right and walk up Western Road a few blocks you will find another even fancier patisserie called Patisserie Valerie. Halfway in between is La Cave a Fromage which sells all the cheese you can eat. Further afield, don't miss the incredible cakes at retro tea shop Treacle and Co (64 Church Road) and yummy cupcakes at Angel Food Bakery (20 Meeting House Lane, The Lanes).
Restaurants, Cafés and pubs
Recommended places to eat at on Western Road are Koba, The Mad Hatter and Jamie Oliver's Recipease. Further afield on East Street, in The Lanes is award winning vegetarian restaurant Terre a Terre. Nice pubs close by include The Paris House (on Western Road across the street), The Coopers Cask (3 Farm Road), and The Lion and Lobster (24 Silwood Street). For a more quirky place to drink try The Bee's Mouth (a few minutes left and across the street on Western Road).
The best coffee close by can be found at The Small Batch Coffee Company (5 mins walk to the left on Western Road opposite Bankers) or Ground Coffee House (15 mins walk to the right at 84 Church Road). Alternatively, try the new flat white at Starbucks (five minutes to the right on Western Road and opposite the Patisserie Valerie).
There are numerous supermarkets on Western Road, the closest being The Co-operative Food just one block away to the left. A small Tesco and Sainsbury's are five minutes walk to the right and a full size Waitrose seven minutes to the left. Alternatively, the Buy2Win across the road is open all hours and sells a remarkably diverse range of products.
More about Brighton
Brighton (or Brighton and Hove as it is officially) is a fantastic seaside town on the south coast of England just an hour from London by train. Lonely Planet calls it "the most vibrant seaside resort in England" and a "good-time getaway not to miss". Brighton is only 30 minutes by train from London Gatwick airport.
In summer the pebble beach is packed with sunbathers and the beachside bars are a great place to chill out with a cold drink and listen to live music. In the North Laine there is a multitude of trendy cafes, restaurants and shops catering to every taste from bohemian to designer and the South Lanes' historic quarter is an intricate maze of cobblestoned alleyways, offering history and heritage amidst the antique, jewellery and designer shops. The city's nightlife is legendary but there's plenty of family fun too with the famous Brighton Pier, Sealife Centre and numerous gorgeous parks. If city life isn't your thing, you'll also find the beautiful Sussex countryside, castles, country houses, parks, forts and gardens just moments from Brighton too!
Brighton is arty, bohemian, vegetarian friendly, green, cool, fun and beautiful. We love it!
Dont miss: going inside the incredible Royal Pavilion, walks on the South Downs, Stanmer Park and Village, St Anne's Well Gardens, The Brighton Pier, watching the weird and wonderful world go by at a cafe in The North Laine, shopping and getting lost in The South Lanes, enjoying Brighton's best coffee at the Red Roaster, getting your organic fix at Infinity Foods.

Debras Flat was nice and roomy and in a good location. Nice homely feel with a great selection of books to read. Both owner and agent were very easy to contact and we had no problems with our later than expected arrival.
The description of this lovely flat is very accurate. The tall ceilings make the living space very spacious. I found the bed very comfortable and was able to get lots of work done. The kitchen was well-appointed so I could cook anything I wanted.
The location couldn't be more central - steps away from restaurants, pubs, and shops. And the sea.
Hosts were wonderfully flexible as my work schedule had last-minute changes.

Great stay in a lovely, centally located flat. We found everything as described on the website, A+ communication with Airbnb, Debra and the agent responisble for check in/out. Everything was within walking distance including great Fish and Chips and a superb coffee shop at the bottom of the road. The flat had loads of space, was clean and quiet, would def stay there again.
My parents- over from America for the first time- and I stayed in this flat for four nights whilst visiting Brighton. The location was good, as was the spaciousness of the place!! It's only a shame that the builders decided to put scaffolding up the day before we arrived. And that the sofa bed in the living room was one of the most uncomfortable beds I have ever slept on. Otherwise, it would have been the perfect stay!
We are really glad you enjoyed the location and had an almost perfect stay! We are sorry that we were unaware that scaffolding would be put up at that time. It is for repairs to our apartment building's roof and we've now made a note about it on our listing. We always appreciate honest feedback on how to improve and after receiving your review we decided the sofa bed had to go. Our new clic clac sofa makes down to a full size double with a super thick mattress so everyone should get a good night's sleep from now on!

Good sized comfortable flat really well located. Parking permits are essential though as the street has a rather tough parking policy!
Debra&Stephen's apartment is cute and has many amenities. For sure situaded in a good area of the city: we tried bakeries and some nearby restaurants. My husband & I, with our sixteen month son, were only ten days but we will remember our experience with pleasure.
Welcoming, spacious flat in great location, close to both seafront, city centre and St. Ann's Wells garden with a big children's playground. We stayed 3 adults and 1 child and the space was well suited for this. Great and speedy communication with the hosts. Would definitely rent this flat again!
We enjoyed our stay in Brighton and found the flat to be in a fantastic location. The room was spacious and welcoming after a hard days work of culinary exploration. This was our first time with Airbnb and found the hosts very help full in guiding us through the booking process.
We did have an issue with the bedding. We found the Mattress very uncomfortable and opted for sleeping on the floor. The pillows were also very thin and not enough height to be effectively supportive. The bedding did not meet my expectations.
I hope this can be addressed so other travellers are better catered for.
We know that having a great night's sleep is incredibly important and so since this review we have upgraded the pillows and slept in the bed ourselves to make sure it is comfortable. We won't be replacing the mattress just yet as it is less than a year old, comfy enough for us and our previous long stay guests and we have a sofa bed if guests have any problems getting comfortable. If any future guests have similar concerns, however, we will definitely reconsider! We are always trying to make our home a better place to stay and appreciate any suggestions for improvement. We were very happy with everything and the flat is perfectly situated. We stayed for 6 weeks and had a great time. We would stay there again.
