Philip goes above and beyond duty as host, and catered for almost every whim and gave us great recommendations and information as needed. His apartment is as lovely as it looks in the pictures, (we could never have imagined how comfy the bed and sofa would be - perfect after a hard day pounding the pavements of Manhattan). Actually, it was almost too comfortable, we could easily have stayed in all week! As for the aforementioned noise, we normally have the window open but instead, just kept the air con on all night which basically masked any noise that the trains made at night, plus we're Londeners and are used to sleeping with background noise anyway.
I would definitely recommend if you're needing a bolt hole where you can explore both Brooklyn and Manhattan and want to take advantage of the Lower Eastside nightlife.
The modern decorated apartment in itself is really clean and has got all the stuff which is written. Spatially it is comfortably big enough for one couple. Also the bed and the couch is very comfortable. The noise of metro, which drives through Manhattan Bridge, may disturb lightsleepers (as a normal sleeper I heard it only in our first night 1-2 times until I fall asleep)
The host Phillip is a trustworthy, friendly and helpful guy. Also you can confide in his tips. (-->for the way to JFK airport we called chinatown car for cab, it cost 35 usd with a lincoln (it's cheaper then a normal cab))
The location is close to 'F' metro station 'East Broadway' at corner of Rutgers St - Madison St. It takes 5-7 minutes by walk. It's located in Manhattan but on the other hand it's in south of Lower East Side or it is in 'Chinatown'. It's not in the 'middle' of city attractions (if you want to be in the middle..), exceptionally South Street Seaport, north of Canal St (Soho-Little Italy), Financial District are by walk distance.

I really enjoyed staying at Philip's place! This was my first time trying out airbnb, so I wasn't sure what to expect, but when my friend and I got to the apartment, it was to find it looking the exact same as the pictures in the posting! Really beautiful apartment, extremely spacious (more space and much more cleaner than you'd get with a hotel at the same price!). The shower was strong, HD TV was amazing, and the bed and couch were large and super comfy. The only downfall is that with such a nice place, it makes it harder to go out and explore the city! haha
Philip was really nice and accomodating to me and my friend. On the first day, he met up with us and told us where to go, stuff to do, etc, He's trustworthy too. Upon reading other airbnb listings, I was worried about how some people cancelled the guest's bookings within 1 to 7 days of guest arriving, but he assured me that wouldn't happen, and it didn't.
Overall this was really an excellent place to stay in, a beautiful home away from home. I highly recommend staying here!
I really don’t get any of the positive comments posted before. Are we talking of the same place ? The host welcomed us with TV, air purifier, fan and air conditioning on at full volume. It was odd because it was cold outside, but there was a lot of info to absorb so we didn’t pay attention. Ten minutes later, when he was gone, we switched off everything and discovered the truth: see the bridge on the picture posted by the host? It’s the aerial subway bridge, which means that every single minute, 24/7 (the metro doesn’t stop at night in NYC), a deafening noise reverberates through the apartment. It’s impossible to rest, impossible to sleep (even with earplugs). Even when you shower, with water flowing, you hear the noise. It grows into you. To our messages, the host answered : « did you close the window? » and didn't provide us with any solution. As we were on a tight budget, we tried to survive for 24 hours, then we fled to the first hotel we found (it was my one and only week of vacation in 3 years, I couldn't afford the money, but I could even less afford not to sleep for one week). We didn't get any money back (airbnb's policy is to remain neutral, so it's up to the host to decide about reimbursement) so we lost 800 dollars. People who want to rent this place have to make their choice knowing the full truth, without being lured by the pictures. Everything the host says in his ad is true, but he carefully avoids speaking of the one flaw which, to our opinion, makes the place impossible to live in. Our personal experience has been a nightmare. ***COMMENTAIRE EN FRANÇAIS : Cet appartement est juste sous le métro aérien, le bruit est assourdissant (aucun répit, même avec bouchons d’oreille). Nous avons demandé de l’aide à l’hôte, en vain. Nous sommes partis au bout de 24h et avons dû trouver un autre logement en urgence. L'hôte a refusé de nous rembourser le moindre centime (la politique d'airbnb est de rester neutre dans l'affaire). Notre expérience a été un cauchemar.***
Phillip was agreat host, really accomdating with time. The place itself is great, I mean a really pretty apartment which looks exactly like the pictures. Speaking of that you get some great pics of the bridge and the view is really impressive...I was half expecting to have to walk to the top of the building up some stairs etc to get that view but no you have this in your front room! And the couch really is that big.
Couple of things to take account of if you are to stay here...
- Its lower, lower east side. That means you will have to walk a few blocks to get into that sort of scene. It is however great for Chinatown and Lower Broadway Subway stop is about 3 blocks away which gets you from JFK or into midtown on the F train.
- Bring earplugs. It really isnt incredibly noisy but if you are a light sleeper the train running along the bridge might be a problem. I only had an issue the first night and earplugs (just the free ones on a plane!) sorted it
- you dont need a big bag. We brought a hair dryer "just in case" but there was one anyway and just like everything else in the flat its a high end model. There really is everything you would need
I booked the apartment for my managers who were traveling on a business trip.
They were very impressed and said it was clean comfortable and the location was fantastic. Phillip was very helpful and provided little extras that were much appreciated.
Our son lives on the LES so Philip's apartment was perfect for our week in NYC. It's exactly as shown in the pictures, and convenient to all transportation alternatives, including a short walk to the various ferries on the E river. The video/sound system are incredible, and the kitchen is very well equipped. Thank-you Phillip for provisioning the place so well, and for welcoming us and showing us around upon arrival.

Phillip is a great host, could not have asked for anyone better.
Firstly, the apartment. Everything seen in the pictures on airbnb is EXACTLY what the apartment looks like. The apartment is clean, cozy and very comfortable. The bed had clean crisp linen and was very comfortable to sleep in. Out in the living room, the couch is AMAZINGLY comfy, and at the end of a long day of exploring NYC, is perfect to just sink into!
The bathroom is very clean, shower very strong, with hot water as soon as you turn on the tap.
Not that you'd be watching much TV during your stay in NYC but Phil's TV was great and had many many channels- perfect when we were stuck inside during the freak snowstorm on Saturday.
The apartment is in a safe neighbourhood, with lots of surrounding cool restaurants and bars (which Phillip recommended) that are a simple walk away. The apartment is in a good location, a short walk to the river with amazing views of the bridge.
Now the host, Phillip is very kind, attentive and genuinely wants his guests to be comfortable in his apartment. We had a 9pm check in, and as soon as I landed and called him, he let me know he was already at the apartment waiting for us- a huge breath of relief since I was using airbnb for the first time and really didn't know what I was expecting to walk into.
Phillip goes over and beyond, organising fruit, cereal and milk in the kitchen, clean towels, shampoo and conditioner, amenities. He covered things that at 9pm after 24hrs of flying, we didn't even BEGIN to think about.
He also left me a cab service number, that proved great in getting me to the airport on time. He sent a few texts to check up on me, which again showed just how much he cares about his (website hidden)- when he warns you that the shower in the bathroom will "literally blow you away" - he means it!
