The house has a total surface area of 43 sq.m, and is on two floors:
- at the ground floor you have the entrance-kitchen, and the bathroom and a shower with windows.
- in the basement room, you have a big bedroom provided with 5 sleeping accomodations: 1 double bed, and 1 sofa bed, for 3 people: 1 double bed (that can be separated in 2 single beds), and 1 single bunk bed.
The kitchen is provided with gas coke, fridge, microwave oven, dishes, cutlery, plates, etc…
In the house you have a TV to see all the uncoded satellite channels, a DVD player and a radio.
In front of the house there’s a private garden, provided with a gazebo, a barbecue, a table and
chairs for outside dinners, and a free private parking place.
The house and the garden are intended exclusively for use by the guests.

I’ll be there at the check-in and check-out, during your stay I won’t be inside your house; I
live close to it, and I will come only on request.
Altough the accomodation is very close to the sea (1Km) and to the city centre (3Km), the
quarter is very quiet.
Whitin 300m there are many commercial activities: supermarkets, groceries, restaurants,
pizzerias, banks, coin-operated laundry, outdoor cinema, DVD rental… almost everything!
The house is 300 m from the bus stop; with public transportations you can reach the train
station and the port in 20 minutes.

experience all the qualities of this awesome region is to rent a small house in Livorno,
(Ardenza), a quiet city, that faces a breathtaking cliff (il Romito).
From here you can easily reach the piers, the rocks and the beaches where people relax and
get tanned, and the awesome Terrazza Mascagni.
About 1.5 Km from the house (15 minutes on foot) c’è una there is a free equipe beach with
sun ombrellas, showers, bar and a big free car parking.
By public transportation you arrive in 20 minutes to the train station, from where you can
easily reach PISA (15 min), FLORENCE (80 min), Lucca, Viareggio, Siena, Volterra, San
Gimignano, Baratti e Populonia, Bolgheri, with the hills of some of the finest wines
(Sassicaia, Ornellaia), etc…
In Summer it’s also possible to go on an excursion to the Capraia Island with a ferry that
leaves from the port of Livorno (Porto Mediceo).
What can you do, in addition, by us?
--> If you’re interested, you can book a guided tour in Pisa, Lucca, Florence and Bolgheri
with a professional tour leader, in Italian, English, German and Spanish (with fee).
--> Boat trip on the “Fosso Reale” (“Royal Canal”) and the canals of the New Venice
quarter, or in the sea.
--> You can also visit the Shrine of Our Lady of Grace, also known as Sanctuary of
Montenero. It lays on the top of a hill that towers the sea and the port of Livorno, from where
you can admire a wonderful view during the day, a romantic sunset on the sea during the
evening, and an impressive scenery with all the lights of the town by night.

l'appartamento è situato in una zona tranquilla, lontana dal traffico, i proprietari sono molto disponibili e cortesi!
Per soggiornare non manca nulla, l'angolo cottura è fornito di molti utensili da cucina, c'e pure un comodo microonde, camera da letto dotata di Tv e dvd.
Molto pratico l'accesso carraio che consente il parcheggio della propria vettura senza occupare posti auto adibiti ai condomini limitrofi.
Molto simpatico il coniglietto che vive in giardino!
The accommodation is what in Spain is known as a orchard with shed, it has a ground floor and a basement where the bedroom is. The photos are very well done and do not give the impression of a humble home that really is. There is no kitchen as such, a tiny sink makes it very difficult to use. The boiler also very small and you can´t use for a shower for more than 5 min continuously. My partner and me could not shower afterwards, she could not wash her hair, she had to choose between her hair or her body. The stairs down to the basement is noisy and annoying at night if you have to go to the toilet. We were in October and had many mosquitoes. There is parking in the site but has no ford, one day a car was blocking the entrance and was hard to get in, if it blocked the entrance more we could not have parked and this was a detail to decide for this accommodation. The crockery and utensils are quite old. The bed is comfortable.
Vioctor, thanks for the review, I will use it to better tailor my hospitality. I am sorry for the boiler of the shower, it probably was not set to the highest temperature.
Unfortunately I am not responsible for people who park badly the car, however, the move towards to the parking lot was always possible.

Nous avons passé un séjour très agréable dans cette maison. Il est très facile depuis celle-ci de rejoindre les principales villes de Toscane pour une sortie à la journée. La maison correspond parfaitement à la description. Elle est propre, la terrasse est bien agréable et la chambre très fraîche, malgré les grosses chaleurs d'été. Notre bébé de 1 an était très heureuse de faire ses siestes et ses nuits bien au frais! Elle a aussi adoré jouer avec le lapin qui est vraiment adorable! Enfin, Michela et ses parents ont été très accueillants et soucieux de notre confort tout au long du séjour.

The house is in 10 minutes of walk from the beach and a couple of minutes from the main street - convenient location. In 15 minutes of walk from the house there is a supermarket, where you can find everything what you need. Nearby there are a lot of cozy and cute cafes, bars where you can sample a variety of national dishes. Nicely In the evening it’s nicely to walk through the miniature streets in the city center, on the beach to have a look at the lights burning ships at sea. Livorno – is a romantic city, where we spent an unforgettable week.

When we arrived in Livorno our expectations were not exactly met with. The flatlet is in neighboorhood that could use a bit of "modernisation".
The flatlet itself, looks way nicer on the pictures than it looks in real life. So the Airbnb photographer certainly did a good job.
Everything you need to cook your own meal, is there, which is certainly positive, but it is all a bit old and used (except for the frigde, which was new.)
Because there is no ventilation at all, the smell in the cellar was so awful, that we considered sleeping on the ground level, but this was no option because there is no airconditioning and the ground level is thus way too hot.
In the evening we had to choose between staying in the heat and close all windows and doors, or go for the soft sea breeze and let all the mosquitos in. None of them was a good option of course. Even with DEET everywhere, I still got stung plenty of times.
Breakfast is not exactly what we call breakfast. It was just a few small juices on the first day and toast with honey, tea or coffee. So we did our own shopping in the supermarket that was about 3 km away.
Michela and her brother are certainly very nice people so I have no negative comments about them whatsoever. They had all the information on Livorno ready when we arrived, so we very much appreciated the hospitality. The rabbit is nice and lovely, too (and soft ;-)
It is just that - before we arrived in Livorno - we had stayed in Umbria (which is next to Tuscany) for a whole week in a very basic but renovated hotel for only 50 EUR/room/night and we had a full breakfast buffet with fresh bread, juices, cheese, meat, each morning... and a welcome drink, an airconditioned bedroom with big terrace, view on the lake, ... for about the same price as what we got in Livorno (if I take into account the extra fee of 15 EUR for the sheets and the Airbnb booking fee of 8 EUR, we came to a price of 46.50 EUR/night.
It is positive to have your own parking space in front of the flatlet. Do keep in mind that you will need bikes to go to the beach (unless you want to walk for 20 or 30 min) and for some reason or another, I had imagined Livorno as a nicer coastal city in my mind... It can't compare to any city on the French Riviera, but that's only a matter of personal preferences of course.
I’m really sorry the house didn’t fulfil your expectations. However the worst thing is that when you were here you said everything was fine, but then you wrote a negative review: that’s useless for you, cause I can’t do anything for you now, and negative for me. Moreover it’s also useless for the future guests, because you’re complaining about absurd things, and I’ll show you why:
1)If you read the amenities, you would have clearly seen that BREAKFAST is NOT included. Just to be kinder to our guests (that have always appreciated it), if they arrive late or they just don’t want to do their shopping the first day, we include some tea, coffee, juices, honey, jam and bread. But that’s a FREE EXTRA we offer!
2)SUPERMARKETS, other shops and the BEACHES are much closer than 20/30 min walking, as ALL the guests have written; and they were clearly pointed out in the maps we gave you when you arrived
3)Neither of the guests pointed out a negative smell in the basement. If you’re referring to the humidity, that vary depending on the weather, the bedroom is provided with a dehumidifier. Again, in the amenities we say there’s no AIRCONDITIONING; that’s why the bedroom is in the basement, that was very much appreciated for its cooler temperature by ALL guests («The bedroom […]'s a cooler temperature»«The basement […] is delightfully cool»)
4)The PICTURES are detailed & they faithfully reflect the reality, as the guests wrote («The house looks just as on photos»«L'appartement correspond parfaitement à la description»). The aim of our furniture is practicality, a part from the dresser from the19th century that you simply judge as old instead of antique
5)If you come to Italy during the Summer you should know it’s hot and there can be mosquitoes (anyway, each window in the bedroom has MOSQUITO NETS)
6)The comparison with the hotel in Umbria has no sense for at least 2reasons:You’re comparing 2different regions (and Umbria isn’t exactly Tuscany,1of the most famous regions in the world); You’re comparing a hotel room with a whole house with private garden and parking. Nevertheless, for 1week you spent 350 €,while here you’d have spent 265 € for a whole house (235+15€cleanings+15€sheets). During the summer, along the Tuscan coast, you’re asked 40€ just to park your camper, and15€/person for a tent. Houses are 450-900€/week, heat and mosquitoes included! Moreover, how can you criticize my price, if you rent your BEDROOM for 2 people, for 2 nights, for 135 €, while by me you spent only 91€ (68€+15€ +8€AirBnB)?!Anyway this topic is the easiest to solve, because it’s the market that decides: my house wasn’t left free for one single day during the Summer. I know the French Riviera, and think the Etruscan Coast, famous all over the world for its beauty, history, sea, wine, etc.. is every bit as good as the French one. Anyway I cannot understand how you can judge it, if you visited it for less than one day.
Nous avons passé un agréable séjour sans aucun problème. Michela et sa famille ont été en permanence disponibles et à l'écoute du moindre besoin.

L'emplacement est tout à fait convenable pour se déplacer aussi bien en voiture qu' à pied ou à vélo.
Il y a différends commerces à proximité et l'accès à la mer est aisé.
La configuration de la chambre en sous-sol est spéciale. Ce n'est pas vraiment l'idéal surtout si l'on est sensible à la moindre humidité mais ça au moins l'avantage d'être relativement plus frais.
Autrement, pour le reste, rien à dire, très correct. Nous avons particulièrement apprécié l'espace extérieur ombragé et sa verdure. Mais attention aux moustiques.
Dans l'ensemble, c'était bien sympathique comme point de chute pour explorer la belle région de Toscane.
My girlfriend and I met up in Livorno and made a nest of the home. We very much enjoyed the company of the rabbit in the yard every morning and afternoon. Michela and her brother were very kind and helpful. They are obviously such kind and intelligent folk. The grey and blue bikes we used worked well. At the end of the street there was a lovely little bar we sat at on our way home in the evenings. The kitchen worked well, and the shower was fine. We recommend cycling into town along the sea because there is a bike lane, although one must still dodge all sorts of idiots in the way. Oh yeah! The bed was comfy as all could be. The bedroom is at basement level, which means that it's a cooler temperature. That was nice. And there was ample space for our things. I can' wait to come back to Livorno. How do you feel, hon? She says yes, and agrees wholeheartedly.
1. Location is very good for beach holidays: 10-15 min walking to the seaside, where you can find cosy cafe :) and beach, of course) On the way there is a good fruit-cheese-meat-bread shop!
2. Shower is great! No problem with hot water. Everything is clean enough.The house looks just as on photos, but basement is really in the ground - windows are fake, and that's why it there is very humid.
3. You don't feel privacy. The house is situated between bigger ones (2-3 floors) an can be easily observed by neighbours, including Michela's family... It's not quite comfortable. You FEEL that you're at Smb's house.
4.Wi-FI. Michela's family provide you wi-fi for 2,5 Euro a day. It's good that they have it, it's not too expensive, but it doesn't work in a basement , at all. Just garden and kitchen.
