Our beautiful flat is located in a charming, historical tenement in a superb city centre location. We are just 10 minutes walk from the main shopping streets & have a whole host of shops, bars, restaurants, parks & bus routes on our doorstep.

We live in a beautiful traditional tenement flat in the heart of Edinburgh, perfectly located at the edge of the city's famous New Town.
This historic Grade 1 protected building was built in 1825 by William Playfair, Edinburgh's famous Georgian architect. The flat itself has been carefully renovated into a stylish and charming home, offering a comfortable alternative to city hotels for up to four people. Its central location provides the ideal base from which to explore Scotland's capital.
The flat has three double bedrooms, an en-suite bathroom (no toilet), an en-suite shower / toilet room, one luxury walk-in continental shower room, a Georgian drawing room, a fully equipped contemporary kitchen and a convenient utility laundry room. There is free wifi available throughout and gas central heating.
Two of the double bedrooms face the quiet back garden - one of them has its own en-suite shower and toilet, while the other has an en-suite luxury bathroom (but no toilet). The third double-bedroom, which faces a busy street, offers stunning views of Calton Hill and shared use of the walk-in shower room and toilet in the hallway. Please note that as it is an old building, the water pressure in the showers can sometimes be a bit weak - especially in the early mornings, when several people in the building might be getting ready for work at the same time.
The flat is just a few steps from the Edinburgh Playhouse and a short walk or bus ride to other attractions, including the National Portrait Gallery, Meadowbank Stadium and the world famous Old Town and Edinburgh Castle. There is a bus stop just across the road from the front door with lots of bus services that run through the city centre, and another set of bus stops round the corner, on Elm Row.
A mere 10 minutes by foot from Edinburgh Airport bus link and Waverly Train Station on Princes Street (Edinburgh's main shopping street), the flat is located in a vibrant, cosmopolitan inner city neighbourhood, surrounded by pubs, bars, restaurants, shopping, culture and public transport links.
Calton Hill, with views of the whole city, is across the road and Holyrood Palace, Holyrood Park and the Scottish Parliament, is a leisurely 15-minutes walk away, at the foot of Arthur's Seat.
The whole flat is available for hire when we are away for £200per night or £1200 per week. We also have a separate listing on (website hidden) for our spare rooms (search for 'Lovely Edinburgh City Centre Rooms'), which can be let at any time of the year on a room only basis.
A FEW THINGS TO BEAR IN MIND:
As we live in the flat ourselves, we can only let the whole place out when we are away. The calendar may not reflect the flat availability accurately as we tend to just consider bookings as and when they come in and we are sometimes able to plan a trip or weekend away around a booking request. Please just contact us if you are interested in booking the whole flat and we will let you know if we can accommodate you. Make sure you check the dates with us before submitting a booking request, to avoid any Airbnb booking charges. The flat is not available during August.
Check in is normally from 13:00 (1pm) on the day of arrival, and check out is at 11:00 (11am) on the day of departure. Please make sure you contact us a week or so prior to arrival to arrange your check in. If you want to request a different check out time, please ask in advance and we'll be happy to discuss. We both work 9am-5pm Monday-Friday, and while we can often nip home from work to meet guests, this may not always be possible during office hours.
WINTER / COLD MONTHS: We have recently discovered that due to the way the flat's plumbing is set up, the radiators in the guest rooms make a banging sound when the heating is kept on, as the hot / cold water goes in and out of the pipes at the same time. The only way to stop it appears to be to turn the radiator off. Because of this, we feel it's difficult to comfortably accommodate guests during the cold months of the year, when the heating might need to be kept on over night. If you do not mind sleeping with the heating off, or if you don't mind a bit of noise, please feel free to contact us regarding potential bookings during the colder months of the year. Obviously, this is not an issue in the spring, summer and early autumn, when the weather is milder and the heating is not required.
Due to it being a old building, with old plumbing, the water pressure in the showers can sometimes be weak, especially during early mornings Monday-Friday, when lots of people in the building are using the hot water.

We had a lovely time at Barry and Joe's. The flat was spotless, it felt like home and we probably would have stayed more during the day to enjoy it, have we not the city to discover!
Very convenient, close to all places one wants to see for his first time in Edinburgh. I would very much recommend this place for whoever wants to feel at home away from home!
