In the very heart of Venice a nice and bright second floor apartment.
The apartment is composed of a large family living room, with dining area apart, a fully equipped kitchen with dish washer, washing machine and microwave, a lovely master bedroom with bathroom en suite, a second bedroom with a confortable french size bed and a twin bedroom (with two single beds). These two bedrooms share another large bathroom with tub. The flat is around 100 sqm and provided with air-conditioning. Additional baby cot is available on request.
The apartment is settled in a nice area with shops, galleries and typical venetian restaurants. It is just one minute walking from the very famous Exhibition "Palazzo Grassi", in the field where the San Samuele "vaporetto" stops.
Fenice Theatre is also at close distance (5 min) and so are St. Mark's Square and Rialto (10 min).
From Marco Polo Airport direct boat lines (Alilaguna) to Sant'Angelo vaporetto stop, 3 minutes walking from home.

Nous avons été très bien accueilli par Francesca. Elle est venue nous accueillir à l’arrêt du vaporetto. L'appartement était bien situé, propre, grand. Des courses avaient été faites par Francesca. Nous étions comme chez nous. Pendant le séjour, Francesca s'est souciée du déroulement de celui-ci et de notre bien-être.
Allez-y les yeux fermés ! Nous sommes restés 4 nuits avec nos 3 enfants de 8, 6 et 1 an. Francesca nous a accueilli à l'arrivée de bateau taxi et nous avait laissé de quoi prendre un bon petit déjeuner. L'appartement est très agreable, très bien équipé, bien placé, dans une ruelle calme mais au cœur de la ville. L'arrêt de vaporetto San Samuele est à 50m et il dessert toutes les principales attractions. Nous avons passé un très bon séjour. Une adresse comme on les aime...
This apartment was perfect for us. Not only charming, but comfortably furnished, conveniently located, bright and spacious. Plenty of room for all of us (my wife, myself and our two adult daughters) to spread out and feel at home. The location is very convenient to Academia Bridge and Palazzo Grassi, and a short walk to Piazza San Marco, the Fenice, Rialto and other major sights.
Most importantly, it is very convenient to the San Angelo vaporetto stop, so we didn't have too far to schlep our luggage when we arrived. Francesca suggested we take the Alilaguna taxi/ferry service from the airport, which made for a relatively pleasant arrival and departure. Her son (a very nice guy) met us at S. Angelo and walked us to the apartment, then took the time to show us the ropes, point out where we could buy necessities (although they kindly provided enough to get us through the next morning) and suggested a few good places to eat or grab a drink. Although the neighborhood is very quiet, a number of excellent restaurants, bars and good shopping are close at hand, and Campo S. Stefano is just around the corner.
If you're looking for a place you can kick off your shoes and take a nap on the couch, or sit around the dining room table with your family, or just go off by yourself and read a book, this is a perfect place for that. The high ceilings and tall windows feel old world, but the plumbing and kitchen are up-to-date. The furnishings are casual, not fancy, so it feels like a home, and a nice one to come home to after along day of sightseeing.
We chose Francesca's apartment because it looked so lovely in the photos, but it is even better than the photos. It is very spacious and beautifully decorated. Although it's very conveniently located in the San Marco sestiere (we walked everywhere we wanted to go quite easily), it's in a quiet location that feels more local than tourist, and is surrounded by some fascinating art studios. Francesca made us feel really welcome; the kitchen was thoughtfully stocked with basic supplies, and there are even gumboots at the ready in case of high water, which we needed for a couple of our days there. She had good shopping and restaurant tips for us, and readily answered my many email queries during our stay. If we're lucky enough to get back to Venice one day, that's where we'll want to stay!

Francesca met us at the vaporettos stop as agreed and took us to her apartment. It is situated in a great location, very quiet at night and close to lots of lovely shops, and close to everything. The apartment is brilliant. It was as though we were close friends of hers, that she was letting stay at her place. It was like staying in a real home, which is a so lovely when your travelling. The kitchen was stocked. There was everything you could need, even fresh bread, milk, jams. Very generous of her. The apartment is beautifully furnished. It was a real privelage too stay there, as though we were true venetians!
Francesca was waiting for us at San Samuele as agreed, and took us to the apartment. She was friendly, welcoming, and had plenty of information both about the apartment and about places to eat, see and do in the area. Her apartment was like a home away from home, and we didn't want to leave. Would definitely like to stay again sometime.
