Enjoy Berlin in a quiet, excellently equipped dream studio apartment with balcony in the idyllic surroundings of Prenzlauer Berg with lots of cosy cafés, restaurants and unique shops nearby. The only risk is wanting to stay …

The space

FOR THE LAYOUT OF THE FLAT, PLEASE CHECK THE LAST PICTURE. ........... ......................................................................................................................................

You'd love the airy feeling of the studio, the high stucco ceilings, the big windows and the excellently equipped kitchen with oven/microwave, ceramic glass hob, hidden hood, dish washer, extra big fridge/deep freezer and snugly bench under the window where you can watch your partner cook for you ;). The bathroom is a highlight itself with lots of shelf space for your bits and pieces, an illuminated vanity mirror, luxurious old-style faucets and radiator.
At daytime the queen sized wallbed is hidden behind a folding screen in the wall unit, nearly effortlessly you'll let it down and be surprised by its comfort and snugness including reading lamps. The balcony is small but the ideal place for breakfast in summer time or just a cold drink in the afternoon sun.

Guest access

BICYCLES can be stored safely in the backyard of the building, where you also find the GARBAGE BINS.

Interaction with guests

I'll be glad to welcome you personally, have a drink with you and show you everything you'll need to know. You may contact me at day and night in case of urgent requests. I will answer as promptly as possible.

Other things to note

CLEANING SERVICE: For guests staying at least 12 days a cleaning up and change of bed linens and towels is included without additional costs. If guests are staying for a month or longer this service is weekly. ......................................... ..........................................................................................................................................WIFI: As we are under very strict copyright laws in Germany I am held responsible for the internet usage in my apartment. Along with the booking, you accept the terms of use and confirm that you will not use any filesharing sites, programs or software, and will not download or upload any music, movies or any other commercial or artistic content that is protected by the German copyright laws. ........................................................................................................... ..........................................................................................................................................PARKING: Guests coming by car should apply for a guest parking license for parking their car in the street. At day time they will find a parking lot most likely close to the house. Without a parking license they have to feed the parking meter (1 €/hour, 16 hours/day - free on Sundays). The fee for the license depends on the length of their stay (25 € for a week or less). The application for the license has to be made latest two weeks prior to arrival. I'll arrange everything so they'll find their license at arrival (to be paid cash immediately).

Check in time is 2PM - 12AM (midnight)

Standard check-in time is 2 p.m. or any other meeting time I agreed. If guests do not text or call me in case of delay, my maximum wait will be 30 minutes. After that guests have to arrange a new meeting time. For coming over again I charge 20 € (to be paid cash on check-in).

The apartment is in a quiet residential building and guests should take this into account, please. Parties and dinners with other people or overnight stays of non-registered persons are not allowed if not initially agreed upon.

Guests will find comfortable laundered house socks for their use or are asked to bring their own house shoes. Please, do not wear street shoes in the apartment, especially no sneakers. Street shoes should be left in the apartment, not at the door mat.

The apartment is strictly non-smoking but you can smoke on the balcony, of course.

PLEASE BE ENVIRONMENTAL CONSCIOUS. After one year of letting the flat on Airbnb I learned that the consumption of energy in my apartment is three times higher than the average of all other apartments in this house. Please be smart and
_do NOT open the windows above the radiators.
_For airing the apartment open the balcony doors widely for about 10 minutes at least 3 to 5 times daily. During this time the thermostats should be on "0".
_Leave the thermostats the rest of the time between 2 and 3. This way the room temperature will reach at least 21 ˚ Celsius/ 70 ˚ Fahrenheit which is regarded as the optimum for living rooms. Turning it higher just makes the run-through of hot water faster and increases the energy consumption but won't lead to a higher room temperature.

Please, do not move the dining table, the side tables in the window corners and the sofa. The side tables are glued to the floor for better stability. Moving around heavy furniture leads to deep scratches in the floor.

The automatic ventilation in the bathroom reacts automatically on humidity. So please switch off the lights always when you leave the bathroom.

On request guests are provided with 2 keys for the central locking system of the house. In the very unlikely event of finding themselves locked out, I apply a charge of 30 € for coming over (to be paid cash immediately). If I cannot come in person, I will organize a locksmith service for you that will charge you directly.

Please note that in the event of a lost key the whole building has to be re-keyed for security reasons. According to the cost estimate guests will be charged for the loss.

In summer guests are kindly asked to water the plants on the balcony daily.

I expect that guests treat my apartment thoughtfully and carefully. Please note that the moderate price paid for the check- out cleaning is intended for standard cleaning (3 hours) and launderette. This doesn't include cleaning of the oven or any other issue which would require extra time. Any additional hour will be charged to the guests at a standard rate of 15 €/hour.
If you spend just a few days in my apartment, I ask you kindly NOT to start the dishwasher. Just put your dirty dishes - roughly wiped - into the machine.

DISCLAIMER:
I cannot be held responsible (and therefore no refund is payable) for any failure or interruption of services to the flat, including electricity, internet connection, plumbing and water, or any damage, disruption or noise caused as a result of repair works being carried out in another part of the property.
I have no strict responsibility for property, money, valuables, jewellery etc., which you leave in the flat. So please keep all valuables with you when going out. At least make photos of valuables in the apartment which could prove they were there in case of burglary.

Great apartment with nice little balcony. Easy to get to all of the main sites via tram. Walking distance to some nice restaurants and bars.

We loved Barbara's apartment as well as the neighborhood. The pictures did not promise too much and the flat is very well equipped and beautiful. Barbara did a thorough check in and all kinds of information on Berlin are provided in the flat. If you are planning on having a lie in, please be aware that there is a kinder garden opposite the flat. We also had construction work being done right outside the window during our stay (so a long sleep wasn't possible). Nevertheless the apartment is wonderful and we would definitely recommend it to Berlin visitors.

Response from Barbara:
Dear Susanne, I am so sorry that you and Ez had sleeping problems due to the roadworks and the kindergarten. During your stay, the roadworks were finished by setting the cobble stones in the small area in front of the house where the street was open for installing new drainage pipes - this must have been loud. But now it's done. With closed windows, you would not have heard anything from the playground though. I just come back from the apartment, and the playground was pretty full with children. I closed the double windows, and it was so quiet in the apartment that you could hear a pin fall. So just in case and meant as a recommendation for all guests after you: SHUT THE WINDOWS if you want to sleep longer. In fact, most guests tell me that they oversleep in the apartment because it's so quiet. Again, I am truly sorry that the timing of your stay was not perfect for this experience. Kind regards, Barbara

Barbara's apartment is well styled and in a quiet street, we loved staying there and easy to get there as the public transport is exceptionally good. There is a great supermarket just around the corner and plenty of restaurants and cafes close by to choose from.

I couldn't recommend this apartment more. The location is excellent as it's far enough out to be away from the tourist traps but so close to wonderful restaurants in Prenzlauer Berg. Barbara and her friend Brigitte were more than welcoming and made everything very easy. When I come to Berlin again I will definitely be staying here Thanks Stuart

Barbara's place is a wonderful place to stay if you are looking for a relaxed, quiet, chilled out break in Berlin. We would highly recommend this gorgeous little place. Ideally situated within a very cool, bohemian suburb and sandwiched between two convenient tramlines (M10 & M4) we found getting around and eating out from here very easy indeed. The apartment serves all purposes. Super clean, functional, quiet, and uber stylish. A brilliant REWE supermarket is within a short walking distance, and some amazing places to dine. Our recommendations to eat: Chez Maurice (just around the corner) and Chutneyfy on the way to the Kulturbraurei (also a recommendation). If you want to see the sights but avoid crowds then head towards the Neue Synagoge and wind your way around the little alley ways in between Oranienburger Str & August Str stopping off at The Kennedy's Exhibition and a coffee and cake in Mogg. If you want to walk the glass dome of the Reichstag then its worth knowing that you can book two weeks in advance online. This will avoid queuing and disappointment. On our way home we were told about a Museum called Classic Remise, the images looked amazing, a must for anyone loving old cars, classic cars and concept cars and its FREE. Thank you Barbara!

Hello! I am Barbara and as you may have noticed I love to design living spaces. As a photographer and journalist for lifestyle magazines I am interested in design, literature and cooking. I speak English, a little French, less Italian but found that communication is never a big problem as long as you trust in speaking gestures.
If you have any questions, please let me know. I am looking forward to welcoming you in my stylish and comfortable apartment. See you soon, Barbara
