Super comfy house, walking distance to the FRENCH QUARTER!
Only a few blocks down the street from all the best live music venues in New Orleans. Frenchmen Street is famous: ask anyone!!!!
KOOLIO HOUSE on Frenchmen Street
WALK TO THE FRENCH QUARTER!!! (please view map)
This is a rewly renovated 2 bedroom house with super comfortable pillow-top mattresses in the king and queen bedrooms. There is also a pull-out sofa in the living room and a day bed for one in the front room. An air mattress or two can be inflated if need be. This is a shotgun house, so you do walk through each room to get to the bathroom at the back of the house. Bright and sunny eat-in kitchen with all the usual: full sized frig, gas stove, microwave, coffee maker. Save on a few meals by cooking and eating in some of the time. The key feature of this home is that it is on Frenchmen Street. 2 1/2 blocks across St. Claude. Those not familiar with the various neighborhoods of New Orleans, may not be comfortable in this section. It is, however, just several blocks from the best music venue in New Orleans. I have two other properties on Airbnb and hope that you'll take a moment to read a few of my 40 + glowing reviews. I try to be at your disposal with questions and/or assistance if at all possible.

We have taken care to insure your comfort with quality linens, towels, pillows and mattresses. We hope that you will treat these items with care make an effort to remove food and/or drink stains as the occur. We ask that there not be heavy partying outside at night, this is a neighborhood. Though you are on vacation, our neighbors are not and need to sleep in peace. The front room has a pretty light colored rug. Please remove shoes in the front room f it has been raining out.
Karen was absolutely amazing in every way possible and the place was exactly what we needed. We had a guy's weekend in New Orleans and this location was close to where we wanted to be and was plenty of space for 6 guys. Karen went out of her way to make us feel welcome, she was so generous with her time and attention helping us with our arrangements while in town. I'll be sure to pass this place on to anyone I know headed to NOLA!
Karen was incredibly welcoming and accommodating during our stay. She provided lots of advice about good places in the neighborhood to check out. She made herself available via text when questions arose. The house provided plenty of room for 5 people to sleep separately (though be mindful that there is one bathroom). As other reviewers (and the listing) point out, the area north of St. Claude is lower income, and may not be the right fit if you aren't comfortable in such an area. It's wise to cab home at night. Once again though, Karen was a great host.
The house was very spacious and well appointed. Quiet neighborhood but still close (about 6 blocks or so) to the action on Frenchmen Street and the Treme. Easy walk to the French Quarter with plenty of places to stop along the way. Karen was very friendly and easy to deal with, and kept up good communication as needed. Very good experience!
We stayed in this rental with two couples. We stayed for 4 nights. We were aware of the neighborhood and the host Karen was very forthright about the possible concerns. While this was not the Royal Sonesta we had no problems. There are a few blocks of transitional neighborhoods and then you hit the restaurant/bars of Frenchman street. We walked almost everywhere but also took cabs later in the evenings. The accommodations were very comfortable but you need to be on friendly term with who you travel with as the only bathroom is at the back of the house and you have to walk through the other bedroom and kitchen to get to the bath. Karen the host is the hidden jewel of this rental. She was always available for questions and recommendations and she thought ahead and sent helpful texts. I have never had a more helpful host.
The location is physically great. It's a $7 can ride to the heart of the french quarter. However, safety is a genuine concern. (Very sketchy neighborhood. We saw literal drug deals. Many cab companies will not even come to the neighborhood.) I would not recommend girls stay here alone without mace or some form of protection and we were advised by local police not to go outside at night. Karen was very flexible and accommodating. For an inexpensive stay it's a good spot... But I would recommend bringing your own bed linens and understand that you are staying at a place that one of the rooms is just matrices on the floor. We were fine with it, but just be advised. :)
I can only ask potential renters to read the other 35 reviews and hear what others had to say and then make an educated decision based on the MAJORITY of reviews. Most neighborhoods just outside the French Quarter are low-income neighborhoods. This is a small trade off for the easy access to the Quarter. You take cabs ANYWHERE in the city at night...that is just common sense. I am sure Ms. Weiman meant mattress (not matrice) and the house is just exactly as you see in the photos with the king mattress on 2 box springs (not just on the floor as she implies). Regarding linens, a baffling comment as all are freshly changed just prior to entry. Even a stack of additional linens and cases in the dresser. The sofa bed was not made up because they didn't need it. That may have been what she meant by "bring your own". Her whole message was odd since her girlfriends were effusive about thanking me for the great recommendations, and saying they had a great time when I met then to retrieve the keys. To start off with "the location is great" and then go on to complain about the location...???? Like I said: please read all our other reviews and then decide what's right for your group.
Karen was a great host. She was flexible with checking in and out, always available to answer any questions we had and even delivered us a sandwhich! The apartment was in the perfect location to explore Frenchman St and The French Quarter. I would definitely stay again. Thanks Karen!

About the Host, Karen
Born and raised in New York. Been a New Orleanean for over a decade (but have been coming down since mid 80s) Photographer, easy going, not much in frig so you are on your own in that department. Huge clean frig for you to fill up. I will be very helpful with info but will stay out of your way so that you'll feel like you've got the place to yourself, if that's what you're looking for :)
