We've just finished the rennovation works into the new apartment Tiberius. Tiberius apartment is just alike Titus, same building, same rooms, same bed, same bathroom, same balcony, same amenities.

Located on the ground floor, functional and modern, the apartment "Tiberius" , just alike "Titus" consists of to fully furnished kitchen, a nice bedroom with double bed, a bathroom with shower, a quite and relaxing on balcony, TV, air conditioning and heating system.
This apartment was amazing! Valentina's mom let us in, it did not take us any time at all to find the place. Excellent location, 5 minute walk to the Colosseum underground and a very safe and nice neighborhood. As many others say, great ice cream place right at the corner of the building.
Specially this apartment had a nice little terrace, that was amazing for us in the afternoon! It's shaded and it doesn't really overlook anything than an interior patio, but it's really cute!
Small place, but you really don't need anything else, and of course, having a little kitchen all to yourself is great!
There's a grocery store, Carrefour that is two streets away, super convenient, that was pointed out when we arrived.
The wifi is a bit slow, but good for what you need it for.
When we arrived, there was only enough coffee to make a cup for the next day, but I emailed Simone and Francesca and they replenished it, as well as some soap and amenities in the bathroom that we did not have.
The place is clean and well appointed as weel, like in the pictures.
The only thing is, it would have been nice to have some other things in the kitchen to cook with. They only provide coffee/sugar/salt. We had to buy oil for cooking. It would be nice if they had maybe some oil, some other spices and some complimentary water or drinks in the fridge.
Overall excellent stay, would come back in a heartbeat. The hosts were very nice and responded quickly when contacted.
We did not meet Valentina, but her mother did not speak much english at all. I speak spanish, so it was easy to understand each other, but if you don't have an idea, it's quite hard to be able to understand what she sais.
We had a wonderful stay in this apartment which is exactly as shown in the photos. We did not get to meet our hosts but communication by email was very quick and informative. On our arrival we were met by their business partner Valentina's mama who showed us the ropes. Very clean, fast Wi-Fi, large comfortable bed, kitchen with everything we needed and great hot water/pressure in the shower so we were very happy.
Location was perfect and we walked everywhere - 3 mins to Colosseum, 20 mins to Trevi Fountain, 20 mins to Termini station and if you can manage, the Vatican City is a 1 hour walk! There is a mini supermarket down the road, gelatarias, cafes and plenty of restaurants. We highly recommend Trattoria Morgana on Via Mecenate (10 min walk) where we had a fantastic dinner.
We really enjoyed our stay and we would definitely come back again. Thank you Simone and Francesca!
We really enjoyed our stay in this apartment. It is comfortable, well maintained and had everything we needed from a base point while visiting Rome.
The Colosseum is just a couple of minutes down the road which makes for a great starting point. The area was quiet and had lots of nice neighbourhood restaurants as well as an ice cream bar on the corner.
Simon & Francy were very helpful when booking the apartment and also arranged for a car to collect us from the airport. When we were due to check out we ran into difficulties as all the main roads around the Colosseum had been shut down for a charity race. Valentina, who had shown us the apartment, was very understanding while we tried to get through the runners on foot and we appreciate that.
All in all we would stay here again happily.
Very clean appartment and well located. 2-3 minutes from the Colosseum. 15-20 minutes walk from trevi fountain and spanish steps. 5-10 minutes from Metro line. Very easy to use. Try Enoteca restaurant by the ruins, amazing food and wine.
Great location as we were able to conquer the entire city ;-). Room was clean and all the essentials were included. There is a cork screw so do not make the same mistake we made by purchasing another one. Although I haven't had the pleasure of meeting Simon & Francesca, Valentina was more than helpful and available by phone if we ever needed her.
Only con was the bathroom being extremely small. But there's isn't much you can do about that.

We were staying in the apartment for five nights in April 2014. The apartment is ideally located just five minutes walk from the Colosseum and both Roman underground lines (A&B) can be easily reached within a ten minutes walk...Thus, this place is ideal for exploring the Eternal City.... The area is beautiful and you have a rather big choice of different Restaurants, Bars and Cafés in the adjacent neighbourhood...
The apartment itself is small, but very tidy and furnished in a modern style. Since it is located in the mezzanine floor, there is hardly any sunlight coming into the flat and the balcony is in the inner yard, also rather dark. However, it is good enough to have breakfast outside or dinner in the evening. You also have a modern flatscreen TV in the bedroom (Italian programmes only! ;o/) and Wi-Fi-Internet included. The double-bed is wide enough for two adults and the mattresses are of excellent quality - so you can sleep well. The kitchen is fitted sufficiently, but not generously. Big meals and generous breakfasts can not be prepared...
All in all: Yes, we can fully recommend to go there.
This apartment is in a perfect location. 3 minutes walk from the grand Colloseum. A magnificent part of history. We took the private pick ups offered by the host and it was comfortable as we arrived in rome around 9.30 pm.
We were welcomed by Francesca and she is very helpful and friendly. We were provided with a map and she told us some important information while we stay in Rome. This apartment is very close to Colosseo Station and lots of bus stops. It will bring you direct to vatican too.
The apartment is nice and clean. Bedroom is very comfortable. It was nice to have a big bed after our visits in France which have smaller beds :).
The bathroom is quite tiny but we managed to get used to it. The terrace is nice and does not have odours like was mentioned in previous comment. We didn't use it much because of the so many things we explored in rome.
Tips : don't forget to buy tickets for colloseum and vatican online. It would make your life so much easier.
If you are food lover.. try Li Rioni.. best local food in the area.. friendly owner too. Try to come around 6.30pm so that it would not jam packed. Beautiful beer too.

Location is perfect! Main reason for us to have stayed in this apartment. It is exactly as it is on the pictures on Airbnb. It is realllly small, especially the bathroom, but it worked out fine for 2 nights for 2 people - I wouldn't recommend staying a lot longer. The balcony is nice but not usable because the neighbor downstairs uses his balcony as a garbage dump so it is really smelly.
Also, the apartment building is extremely noisy. People yelling and talking in the staircase well from 9pm 'till 4am. So: bring earplugs!
The bed is fine, the kitchen is also small but nice but we didn't use it. Contact with the owners was good, too, although they are not in the apartment when we arrived (but their business partner was). WiFi was extremely slow and unusable the first day, the second day I could use it.
Simon and Francesca's place was just a few blocks away from the Colosseum, an easy walk really. Very quiet, and just right for our stay. We enjoyed it very much, and would completely recommend this place.
Just remember to call them when you arrive, so that someone can meet you at the apartment. I made the mistake of not calling, and ended up calling them through (website hidden) on a free wifi connection down the street! Lol!
When we had the keys and left our luggage, it was off to visit this great city. I really good trip to say the least.
