Most guests find the flat far more spacious than the photos show and love our comfortable beds!
This amazing flat has recently been renovated and now boasts top quality amenities....yet the tasteful preservation of the property's Victorian features are evocative of a gone-by era.
All furniture is new, however the chunky reclaimed wood beds and tables, together with the leather sofas, give the flat a vintage feel. This blends in well with the flat's period features - the corniced ceilings in the living room and the fireplaces throughout.
This 1st floor flat comprises two double bedrooms with UK King-size beds (that's US Queen!) and a number of facilities, including:
- A large, newly renovated KITCHEN, with several modern appliances (induction hob, 2 ovens, microwave, dish washer, washing machine, Nespresso Coffee maker, etc) and a 6-person dining area
- A large, bright, bow-windowed LIVING ROOM with a spacious seating area, a further 8-person dining area and a period fire place. One of the sofas opens out into a small double bed (4ft wide) which, together with a mattress topper, is suitable for an adult. The ottoman seat by the bow-window also opens up into a make-shift wardrobe space so the living room can be used as a 3rd bedroom.
- A very spacious BATHROOM with a new 4-piece suite (separate bath and shower) and a towel radiator
With very good natural lighting and high ceilings, the flat feels spacious and airy. It is double-glazed throughout, warm in winter (central heating) and the living room and front bedroom get a lot of sun in summer - a real treat in Edinburgh!
Free WiFi internet access. Fresh towels and bed linen are provided.
A couple of UK mobile phones are also available for guest use. Guests can easily add credit to these "pay-as-you-go" mobiles by buying a top-up card, widely available in most corner shop. These allow international guests to communicate with each other in a more affordable manner during their stay.
Guests will have full access to the whole flat during their stay and will not be sharing with anyone else.
We do our best to accommodate guests' preferred check-in times, however we do give priority to pre-existing guests for same-day in/out bookings. Generally, the sooner you let us know what time you'd like to check-in, the more likely it is we'll be able to accommodate your timing.
For check-ins later than 9pm, please make sure you contact us before booking to double check whether we can accommodate a late check-in on that date.
Interaction with Guests
We will be contactable at any time throughout your stay should you need anything. If we are out of town a local contact will also be provided.
Situated in the popular Newington area, the flat is close to restaurants, shops, banks, bars, etc. Although about 15-20 min walk from the city centre (and the beautiful historic Old Town!), the flat is also next to a major bus route with frequent buses flying in and out of town (in about 5 mins!) - bus stop less than 1 min walk away. The street itself is quiet though, being on the edge of a residential, 'conservation' area. The Royal Commonwealth Pool (with gym!) is at the start of our street (2 min walk), with Holyrood Park just behind it. It's Arthur's Seat peak provides incredible views over the beautiful city skyline.
This neighbourhood is perfect for those seeking to be within reasonable walking distance to the city centre, yet within a vibrant neighbourhood that has most necessary amenities just around the corner. The flat's location allows guests to make the best of both worlds - it's on a quiet residential street, a short walk away from the beautiful Holyrood Park (amazing views over Edinburgh!) yet a few minutes away from the hustle and bustle of the city centre.
PERFECT FLAT FOR: a city weekend break or longer work-related stays, a visit to the world-reknowned Edinburgh Festival, for Hogmanay revelers, for those visiting The University of Edinburgh (within walking-distance) or for those simply wishing to take in and enjoy the beautiful city of Edinburgh at their leisure.
Other Things to Note
NOTE 1: The owners, Cecilia and Adam, often spend time at the flat. When they are in town, they rent out only the spare bedroom, sharing all other facilities. For those dates, the property is listed under a separate AirBnB listing: www.airbnb.com/rooms/234174
NOTE 2: Unfortunately, the flat does not have suitable provision for very young children.
NOTE 3: The period fire places are currently non-operational as the chimneys need to be checked. Also within Edinburgh city centre, only the burning of smokeless fuel is allowed.
NOTE 4: We charge a deposit for this listing. On your check-in day (or perhaps the day before) AirBnB merely SECURE the deposit amount on your card. So the money is not withdrawn from your account, but you won't be able to spend it for the duration of your stay (much like the security deposit usually charged for car rentals). Then, if all is well with the flat and nothing is damaged or missing, the security is lifted 48 hours after check-out. Should there be any significant damage or items missing, upon check-out, we have 48 hours to get in touch with you and to come to a mutual agreement on the amount of the deposit which should be retained to help fix/replace the item. If an agreement is not reached, AirBnB will deliberate and make the final decision. Since we don't know the people staying at our flat, this just helps give us a little more peace of mind. That said, all our guests have been ABSOLUTELY WONDERFUL and have really looked after our place. With over 80 sets of guests we've only once had to claim a deposit to replace a damaged bed-sheet like-for-like (£15). If anything does break while you're staying at ours, we'd be most grateful if you could let us know straight away as it allows us to replace it quickly. All that said, almost all ours stays have been event free, so please do not worry about the deposit charge!
DISCOUNT: Discounted rates are available for periods of a week or longer. Most of the prices will update automatically when you search, however please get in touch if you have an enquiry of this nature.

We want guests to enjoy the time they spend at ours however we do ask that they respect our simple house rules:
- Absolutely no smoking in the flat or common stairwell;
- No pets allowed;
- No outdoor shoes to be worn inside the house. Shoes to be left by doorway upon entrance to flat. There is a storage chest/bench in the entrance for shoe storage. Clean slippers are also provided for guest use while in the flat;
- There are several coasters and hot plate mats (many in the form of loose tiles) throughout the flat. We kindly ask that guests use these under their drinks and hot pots/plates to prevent marking the wooden surfaces;
- Avoid wiping make-up off on our white/light towels and if possible remove make-up before getting into bed (water-proof mascara has proved quite difficult to get off bedlinen!)
- Please refrain from bringing unannounced guests into the flat. There should be only up to 5 guests staying in the flat at any one time depending on how many guests you specified when you booked, unless otherwise agreed with us upon booking. If your situation or requirements change, please contact us immediately.

We do not charge a cleaning fee as we expect guests to leave the flat relatively clean and tidy. Please make sure dishes are left washed and that the rubbish is taken out before you leave.
If the flat is left terribly dirty, we may have to claim a cleaning fee from your deposit.
In over 3 years of hosting we haven't had to do this yet as our guests have always been great, but a couple of times recently the flat has been left looking like a student tip (dirty dishes everywhere and rubbish on the tables and floor) so we now state this as a precaution, particularly for those new to AirBnB who don't realise yet what AirBnB is all about (respect and care for other people's private home is of essence).
