FYI ABOUT OUR CALENDAR: We take our calendar management very seriously. As a separate, furnished, private apartment used exclusively for Airbnb, our Airbnb calendar accurately reflects ALL bookings and availability. All that said, we're always OK answering preliminary inquiries regarding availability :)

OVERVIEW: A quick walk (2.5 blocks, 5 minutes) from the Georgia Avenue-Petworth metro on the Green and Yellow lines, this newly renovated private 1 bed/1 bath English basement apartment has all the comforts of home -- including a fully outfitted kitchen - and can serve as your city retreat within minutes of all DC has to offer. Whether you're a visiting professional or on a family vacation to DC, this apartment checks all the boxes for self-sufficient, private city living: comfortable living, equipped kitchen, cable/high speed wi-fi, full laundry, private entrance, and convenience.

In addition to the private bath and bedroom, the unit features an open floor plan with large living room, breakfast bar, and large kitchen.

SLEEPING: The separate bedroom includes a real QUEEN bed (firm mattress, sleeps 2), large closet, and basic furnishings (nightstand and light, shelving, alarm clock). The living room Crate & Barrel couch is also a DOUBLE sleep sofa (sleeps 2). We also have one QUEEN inflatable AEROBED (sleeps 2).

BATH: The full private bath is located off the bedroom and features a tiled shower with rainfall shower head. A point-of-service gas water heater means unlimited hot water.

KITCHEN: The kitchen is outfitted with a full-sized stainless steel fridge, dishwasher, gas stove, built-in microwave, and garbage disposal. The kitchen is stocked with most everything you need (utensils, cups, plates, bowls, pots, pans, food storage/wrapping material, etc.), as well as toaster oven and French coffee press. (If you're missing a particular specialized kitchen implement we're happy to lend if we have it upstairs.) NOTE: We currently use the unit's freezer for overflow (and sometimes a drawer in the fridge) BUT the entire fridge and freezer are there for your use. We're happy to make room for your freezer supplies. Just let us know!

LIVING ROOM: Living room furnishings include comfortable seating (a Crate and Barrel double-sized sleep sofa), a 32" LCD TV with cable and online Netflix, HBO, and Showtime.

LAUNDRY: The unit has its own full-sized washer and dryer for your exclusive use.

INTERNET/CABLE TV: Free wifi and cable TV, including Netflix streaming, HBO, and Showtime.

CENTRAL HEAT/AIR CONDITIONING: Private controls for heat and central A/C ensure your comfort.

PRIVACY: You have your own front/back entrances with large, secured sheltered patio entrance (e.g. good for lockable bike storage - this is where we keep our family bikes, too).

KIDS: We're parents, we get it. If you need something (outlet protectors, pak-n-play, high chair, etc.) let us know in advance so we can try and make traveling with little ones a bit easier on you.

MOBILITY/ACCESS: There are 6 steps from the sidewalk up to the house and another 3 back down to garden level. The unit's open living space provides flexibility, however the bathroom's smaller size and standing shower might make it a challenging arrangement for those with mobility challenges. If you have specific questions, we are happy to answer in greater detail to help you with your decision.

HOSTS: We live upstairs and are generally available to answer basic questions, orient you, offer directions, etc.

TIMING: Check-in is 4PM, check-out 11 AM. However, schedules permitting we will try to be flexible to accommodate special requests (e.g. earlier arrival). Ask in advance.

Guest access

As a guest, you have exclusive use of the apartment and all that's in it. As noted in our overview, we do use the unit's freezer space for some storage but we're always happy to make as much room as you need - just let us know! The unit also has use of its own washer/dryer (we have access to the back room/utility room through a separate entrance, and even so we rarely need to use it during your stay.)

Interaction with guests

Personal interaction is relatively limited - we give you your privacy, provide a lockbox for self-service arrival/departure, and respect the fact that you're visiting/working/resting in DC on your own agenda. That said, we're always available virtually - especially via text (preferred and most efficient) -- and live upstairs so we're there if you need us.

The neighborhood

Petworth is a diverse neighborhood boasting a range of stores, bars, restaurants, coffee shops. On neighborhood streets, where many single family homes have front porches, people nod and greet each other hello. Our apartment is a 10 minute walk from the 11th Street 'hip strip' and just another 3 minutes to the hustle-bustle of Columbia Heights (CH metro is also 1 stop south on green line).

Within a few blocks of the apartment: Safeway Grocery Store (Starbucks inside), Yes!Organic Market, Qualia Coffee, CVS Pharmacy, Looking Glass Lounge, DC Reynolds, Sala Thai, Alfie's. Upshur street's commercial strip has a range of cute independent shops (Willow, Fia's, Petworth Books) and bars/restaurants: Domku, Petworth Citizen, Crane & Turtle.

3 new restaurants are due to open Summer 2016: Homestead, Slim's Diner and Timber Pizza.

It's about a 15 minute walk to 11 street's 'hip strip' where options include: The Coupe (24 hour restaurant/coffee bar/bar), El Chucho, Room 11, Meridian Pint, Wonderland Ballroom, Red Rocks Pizza, Maple, Columbia Heights Coffee. And in Columbia Heights: Giant supermarket, Target, Bed Bath and Beyond, , Thai Tanic, Chipotle, Five Guys, Lou's Sports Bar, The Heights, Taqueria Distrito Federal, Pete's Apizza, Pho 14. And more.

Getting around

The location is about a 5 minute walk, or 2.5 blocks, from Georgia Avenue metro on the green/yellow lines. The metro is direct connection to the National Mall (Archives/Navy Memorial - 11 minutes), Pentagon (19 minutes), Ronald Reagan National Airport (DCA - 22 minutes), Gallery Place/Chinatown (a key metro transfer point, 10 mins), and Nationals baseball stadium (17 minutes).

PARKING: One on-street parking pass is available to borrow (up to you to follow street cleaning restrictions, etc.). Parking is pretty easily available; worst case is you park one block away.

Other things to note

We occasionally are asked about safety, or to make judgement calls on how safe our guests will 'feel' in our neighborhood. We obviously want you to feel as safe and comfortable as we do but this is a tough question since we can't know your frame-of-reference. What we can tell you is that this is our home, our neighborhood, and neighbors and we have chosen to raise our family here taking safety into consideration. That said, it's the city and you must to be street smart EVERYWHERE (on the metro don't fiddle with your IT devices by doorways, remove all valuables and lock your car, don't flash cash or wallets on street, be aware of your surroundings, etc.). So please read our reviews to see how dozens of guests have felt about the unit, our neighborhood, and other issues that might help you make your decision.

Only approved Guests are allowed in the unit. If you want to entertain or socialize in the unit with non-Guests, please let us know in advance. We reserve the right to decline additional temporary visitors, or ask them to leave if behavior/noise/courtesies are not being respected (i.e. the 'no party' rule above).

No smoking anywhere on property ($100 penalty if this rule is not honored). Guests must wash their own dishes (if any are left for cleaning service, you will be charged). Fresh linens are provided upon arrival and although host is responsible for stripping beds and washing all linens upon check-out, any interim washings (e.g. towels) are the guest's responsibility.

Sometimes folks aim to be helpful but please, please, do NOT place bagged trash (i.e. from the kitchen trash can, from your pizza delivery, etc.) outside the unit. If you need to remove trash prior to departure, it must be placed in our secure, labeled trash receptacles located in back alley. Same for recycling.

Replacement fee applies for lost or delayed return of the one set of keys ($55/ea) or parking pass ($250). If you are concerned that you might lose the keys or are sharing/coordinating within your group we encourage you to use the lockbox.

The back yard is for exclusive use of owners and does not convey with the airbnb rental.

Please don't attempt to fix anything yourself, especially appliances. Contact us ASAP with any questions or issues.

Jen was a great host. She lives right upstairs and was easily reachable. She gave us train rechargeable passes, maps, parking pass and helpful tips to go around town. The house a clean, had plenty of toiletries, a inflatable mattress and a spare mattress if needed. The home was cozy. The kitchen plan is very nice. Has washer/dryer as well. We were five of us, the home was very comfortable for us. The subway train Georgia-Petworh station is walkable, the Smithsonian Air and Space and other museums are 15 mins ride from Georgia-Petworth station.

Jen's place provided an extremely convenient and affordable solution for our family to tour DC, including The National Zoo. The walk to the Metro, restaurants, and grocery was easy and convenient. We highly recommend Ten Tigers for dinner and a drink. DC access on the Green Line got us most places (15 min walk to Zoo from Columbia Heights Metro) and Archives/Navy Memorial for Capital/Supreme CT/North Side attractions or L'Enfant for South Mall activities like Air & Space/Holocaust/Jefferson Memorial. A moderately experienced or reasonably adventurous traveler will not have any issues figuring out connections and maps. Check-in/out was a breeze and Jen's communication/directions are succinct and her response time short. We slept kids on the pull out and AeroBed. There for 5 nights and left beds set up. Mostly touring from 8:30 AM to 8:30 PM, we had enough room. The only note I would make is for folks over 6' 2", a couple places to watch your head. Grocery-tip: if there isn't a Safeway card at the house they will give you one @ checkout if you ask. It's the only way to purchase groceries/wine/beer at market rates. Stores in our home area stopped this several years ago and it took a bit to remember the program as we heart-attacked buying a $3 lemon :-) Great experience, I highly recommend Jen's!

Jen and her family were wonderful hosts. They provided all of the comforts of home in their cozy, clean, & quiet basement apartment...there was extra toiletries, plenty of k-cups for the Keurig, endless bedding items (pillows, sheets, comforters, blankets), clean towels, wifi, helpful info about the city, & so much more. Even the air mattress was comfortable! The location was perfect. Plenty of restaurants, bars, markets, etc. in walking distance or just a cheap uber away. Also, the metro stop was only a 5 minute walk & it will take you right to the heart of D.C. within minutes. Jen was available to us at all times & proved to be very helpful and accommodating. She even allowed us to have an early check in and a late check out. Bottom line, if you stay with Jen, you will leave D.C. a happy camper! Thanks, Jen!

The apartment was exactly as described, well equipped and very comfortable. Jen had provided a parking pass and metro cards as well as a range of different information about local attractions. The location was perfect for my needs and is really convenient for the metro as well as a number of restaurants and bars - I can recommend Timber pizza! All in all a lovely place to stay - I'll be back!

We’ve both lived and worked abroad and as avid travelers, have done everything from roughing it (camping, hostels), to homestays, to fancy hotels.
