The Space

FYI ABOUT OUR CALENDAR: We take our calender management very seriously. As a separate, furnished, private apartment used exclusively for Airbnb, our Airbnb calendar accurately reflects ALL bookings and availability. All that said, we're always OK answering preliminary inquiries regarding availability :)

OVERVIEW: A quick walk (2.5 blocks, 5 minutes) from the Georgia Avenue-Petworth metro on the Green and Yellow lines, this newly renovated private 1 bed/1 bath English basement apartment has all the comforts of home -- including a fully outfitted kitchen - and can serve as your city retreat within minutes of all DC has to offer. Whether you're a visiting professional or on a family vacation to DC, this apartment checks all the boxes for self-sufficient, private city living: comfortable living, equipped kitchen, cable/high speed wi-fi, full laundry, private entrance, and convenience.

In addition to the private bath and bedroom, the unit features an open floor plan with large living room, breakfast bar, and large kitchen.

LOCATION: Location is 2.5 blocks from Georgia Avenue-Petworth metro on the green/yellow lines. The metro is direct connection to the National Mall (Archives/Navy Memorial - 11 minutes), Pentagon (19 minutes), Ronald Reagan National Airport (DCA - 22 minutes), Gallery Place/Chinatown (a key metro transfer point, 10 mins), and Nationals baseball stadium (17 minutes).

SLEEPING: The separate bedroom includes a real QUEEN bed (firm mattress, sleeps 2), large closet, and basic furnishings (nightstand and light, shelving, alarm clock). The living room Crate & Barrel couch is also a DOUBLE sleep sofa (sleeps 2). We also have one QUEEN inflatable AEROBED (sleeps 2)t.

BATH: The full private bath is located off the bedroom and features a tiled shower with rainfall shower head. A point-of-service gas water heater means unlimited hot water.

KITCHEN: The kitchen is outfitted with a full-sized stainless steel fridge, dishwasher, gas stove, built-in microwave, and garbage disposal. The kitchen is stocked with most everything you need (utensils, cups, plates, bowls, pots, pans, food storage/wrapping material, etc.), as well as toaster oven and French coffee press. (If you're missing a particular specialized kitchen implement we're happy to lend if we have it upstairs.) NOTE: We currently use the unit's freezer for overflow (and sometimes a drawer in the fridge) BUT the entire fridge and freezer are there for your use. We're happy to make room for your freezer supplies. Just let us know!

LIVING ROOM: Living room furnishings include comfortable seating (a Crate and Barrel double-sized sleep sofa), a 32" LCD TV with cable and online Netflix, HBO, and Showtime.

LAUNDRY: The unit has its own full-sized washer and dryer for your exclusive use.

INTERNET/CABLE TV: Free wifi and cable TV, including Netflix streaming, HBO, and Showtime.

CENTRAL HEAT/AIR CONDITIONING: Private controls for heat and central A/C ensure your comfort.

PRIVACY: You have your own front/back entrances with large, secured sheltered patio entrance (e.g. good for lockable bike storage - this is where we keep our family bikes, too).

NEIGHBORHOOD: Petworth boasts a range of stores, bars, restaurants, coffee shops and our apartment is a 10 minute walk from the 11th Street 'hip strip' and just another 3 minutes to the hustle-bustle of Columbia Heights (CH metro is also 1 stop south on green line). Petworth amenities include: Yes!Organic Market, Qualia Coffee, Looking Glass Lounge, DC Reynolds, Corehaus, Domku, Sala Thai, Lion Wines, CVS Pharmacy, RAS, Fusion, Meroni Brothers, and Sweet Mango Cafe. On 11th Street, options include: The Coupe (24 hour restaurant/coffee bar/bar), El Chucho, Room 11, Meridian Pint, Wonderland Ballroom, Red Rocks Pizza, Maple, Columbia Heights Coffee. And in Columbia Heights: Giant supermarket, Target, Bed Bath and Beyond, , Thai Tanic, Chipotle, Five Guys, Lou's Sports Bar, Tynan Coffee & Tea, Starbucks, The Heights, Taqueria Distrito Federal, Pete's Apizza, Pho 14. And more.

KIDS: We're parents, we get it. If you need something (outlet protectors, pak-n-play, high chair, etc.) let us know in advance so we can try and make traveling with little ones a bit easier on you.

SAFETY: We occasionally are asked about safety, or to make judgement calls on how safe our guests will 'feel' in our neighborhood. We obviously want you to feel as safe and comfortable as we do but this is a tough question since we can't know your frame-of-reference. What we can tell you is that this is our home, our neighborhood, and neighbors and we have chosen to raise our family here taking safety into consideration. That said, it's the city and you must to be street smart EVERYWHERE (on the metro don't fiddle with your IT devices by doorways, remove all valuables and lock your car, don't flash cash or wallets on street, be aware of your surroundings, etc.). So please read our reviews to see how dozens of guests have felt about the unit, our neighborhood, and other issues that might help you make your decision.

MOBILITY/ACCESS: There are 6 steps from the sidewalk up to the house and another 3 back down to garden level. The unit's open living space provides flexibility, however the bathroom's smaller size and standing shower might make it a challenging arrangement for those with mobility challenges. If you have specific questions, we are happy to answer in greater detail to help you with your decision.

PARKING: One on-street parking pass is available to borrow (up to you to follow street cleaning restrictions, etc.). Parking is pretty easily available; worst case is you park one block away.

HOSTS: We live upstairs and are generally available to answer basic questions, orient you, offer directions, etc.

TIMING: Check-in is 4PM, check-out 11 AM. However, schedules permitting we will try to be flexible to accommodate special requests (e.g. earlier arrival). Ask in advance.

RULES: Rules are basic: No pets, no smoking, no partying, and do your own dishes. The back yard is for exclusive use of owners and does not convey with the airbnb rental. Replacement fee applies for lost keys or parking pass.

Guest Access

As a guest, you have exclusive use of the apartment and all that's in it. As noted in our overview, we do use the unit's freezer space for some storage but we're always happy to make as much room as you need - just let us know! The unit also has use of its own washer/dryer (we have access to the back room/utility room through a separate entrance, and even so we rarely need to enter during your stay.)

Interaction with Guests

Personal interaction is relatively limited - we give you your privacy, provide a lockbox for self-service arrival/departure, and respect the fact that you're visiting/working/resting in DC on your own agenda. That said, we're always available virtually - especially via text (preferred and most efficient) -- and live upstairs so we're there if you need us.

  • The place worked out good for us. It was close to the metro, so our daily excursions to the city were easy. We cooked a few simple meals but mostly ate out before getting back to the apartment. The new Safeway store just up the road is a great addition. Thanks

  • Everything was exactly as advertised in the listing, and the place is very pleasant, convenient and clean! Jen was a great host, and is one of the best organized people on airbnb. He calendar is always up to date, she communicates quickly and thoroughly, and instructions are simple and to the point. We especially like the annotated menus for local establishments. The neighborhood is nice and is very convenient for access to bus and Metro. We plan to stay her again!

  • I absolutely enjoyed working with Jen. Her home was very comfortable and secure. It was very close walking distance to Metro just as she stated . I would definitely rent from her again! This was my 1st time using AirBnb and the experience was good.

  • We stayed in the apartment for five days during cherry blossom week. Everything was exactly as described if not better! We arrived late at night by taxi and had no problems accessing the apt. There were four of us...myself, my mother, and two teenage kids and we had plenty of space. This was out first AIRBNB stay and we could not have asked for a better experience. The metro is a short, safe walk, we cooked dinner each night in the apartment after shopping at nearby (one stop) Columbia Heights, and slept well each night using the bed, air mattress, and pull out couch. If not for this opportunity, I would not have been able to afford the trip - and I know my kids really enjoyed their time visiting DC. Thank so much!

  • The perfect home base for your stay in DC!
    Our family of 4 (two parents, two kids -13 & 9) loved our stay here. We took a last minute spring break tour to see DC. The place is cozy, clean and has everything you need. The metro is just down the block. Jen was so easy to work with and is one step ahead of you with helpful check-in instructions, etc. We spent most of our time in the city, but did have time to enjoy a wonderful meal at the Petworth Citizen and Reading Room. We'll stay here again on future trips!

  • We really enjoyed staying with Jen! She was super welcoming and the apartment was a warm safe haven from the frigid winter.

    The kitchen is such a highlight...we had a pretty large group and saved a lot of money not eating out. The space is pretty tight for a lot of people but it was just one night. Very accommodating.

    Only issue was the water pressure in the shower... either it needs a new head or adjusting the stream but it was very weak and limited. Other than that, great stay!

  • A great place in a great location. The apartment is spacious, comfortable, clean, and really close to the metro. The ceiling is a bit low in places, but there was only one place where I (6'2") had to duck (by the fridge).

    Jen was a great host. We had a minor issue with the shower (likely fixed now) and Jen not only offered to let us use her shower but also gave us a bottle of wine.

    We would definitely stay here again.

  • Jen and John were great hosts. The checkin process was super easy thanks to the lockbox. The location is very convenient, only a 5 minute walk to the metro with plenty of street parking directly in front of the apartment. Even though it's a basement apartment, I never had any issues with noise from the floors above. The apartment is a great size and fully stocked. Beyond all those things, I'd highly recommend staying at Jen and John's apartment precisely because they are such awesome hosts. During my stay, there was a partial brownout due to a winter storm. John made sure I had a flashlight and extension cords, and Jen's mom even sent down fresh biscotti as a late night treat.

We are New England transplants who have lived in DC for fifteen years. We’ve both lived and worked abroad and as avid travelers, have done everything from roughing it (camping, hostels), to homestays, to fancy hotels. In recent years we’ve dialed it back a bit as we raise our two children. (Considering our own experience, we’re also particularly tuned in to what it means to travel with young kids.)
