Hi! I am Andrea and I am YOUR NEIGHBOUR AT THE COLOSSEUM because I live in my b&b and I serve breakfast to guests. Your privacy it is 100% because you can quickly reach the house entrance without meet me. Rooms are large (18/21 sm) and bright: one with double bed and script desk the other with queen size duble bed and a great single bed for a third guest. In the corridor there is a fridge for guests and a big bathroom with bath thub and shower and hairdryer. I have my own bathroom. Breakfast room it is open from 08:00am and 10:00am. WI-FI it is everywhere. You can go and back without time limitation. The house it is no smoking but if you need to smoke ONE cigarette there are solutions. House rules are very simple: no loud noises, we like to sleep here :-) no drugs, no prostitution.
The central area will allow you to reach in an easy way almost all the sensitive point of the town on foot. Hairdresser, laundry, cash dispenser, bar&restaurants and a garage are in the neighborhood.
Rome it is under your foot here: Colosseum, Forum, San Clemente Basilica, Santa Maria Maggiore Papal Basilica, the Servian Wall, and many other vestiges of classical and christian Rome will be 300 mt away from you.
Both subway lines stops in the area (300 mt), most of the main tram and buses stop in via Labicana but you need them only to go to Vatican City.
My accomodation it is at an high floor with elevator, in an hystorical building that is very quiet and fresh. There is a doorman.

Andreas' place is a great room to stay. He keeps things very clean and professional. Everyday, the bathroom and room was cleaned. Rome can be a loud place, but Andreas has thought about this - the unit is 5 floors up (easy by elevator or stairs) and has both a fan and air conditioner to drown out any street noise.
Andreas has put together a list of locations to eat, tours, and other helpful literature. He is very helpful, accommodating, and communicates adequately in English.
The unit is centrally located in between Colosseum and Termini in a safe-feeling neighborhood
Breakfast is served in morning. The one comment I would make would be to not expect a real breakfast - we had pre-packaged food, instant coffee, toast. One might choose to go out after a couple of these.
Regardless, we would choose Andreas' venue again.
By the way, we always took the route towards Colosseum, where it becomes progressively more touristy. Try walking towards Termini for a rewarding change of scenery - local restaraunts, friendlier people.
Thank-you for writing and for suggestions. The italian healt law dpt. does'nt allow to cook/serve food in B&B: pre-packeged it is compulsory. I know most B&B does'nt care about it and they cook/serve cakes, eggs, pork etc. but I do care healt law (please know that pre-packeged plum-cakes/croissant I serve, cost more then 1 cake for 6 person or 6 eggs). Breakfast I do, as stated in the ad, it is continental, that means: orange/fruit juice, tea/coffe/milk, bread, croissant, rusks, butter and marmelade. In addition: I serve yoghurt, barley, Nesquik, Nutella, honey and 2 kinds of sugar. There is istant coffe yes but also 2 MOKA machines to make home made italian coffee in 3 min. I would like to buy an espresso machine but then I wil be forced to serve 1 capsule for each guest an I think in the morning it is better to have more coffe then 1 espresso. Please do not confuse the continental breakfast with the english breakfast that includes eggs, pork, cheese and cereals. Just to be clear.
Andrea is great! He was very helpful upon our arrival to Rome. Getting to his place was quick and easy and he was there to welcome us and give us the keys. Our flight was delayed and then cancelled so we only had one night, but he was very understanding about the changes. Rooms was comfortable, bathroom was clean and he made breakfast for us in the morning.
Only complaint I would have is we thought we were getting an apartment opposed to a B&B. I wish that were made a little more clear on the website, but overall had a great stay and loved the location.
