House Rules

The general rule is: please treat our home with the same care you would your own. Pets will not be considered. Prefer arrivals from 3:00 pm on, and departures by 10:00 am. If more flexible times desired, please call to arrange, (our primary constraint is to be sure we have enough time to clean between rentals, but this can usually be worked out).

We hate "no's", but here they are: absolutely no smoking, no overnight persons in excess of number reserved (max. 6 persons), no excessive noise or loud music (our town has very strict noise ordinances), alcohol only in moderation, no illegal substances. If you wish to entertain a significant number of additional people, please consult us in advance, and generally permission will be granted. Park only in designated area.

Please use kitchen disposal for all vegetable, meat/fish/poultry wastes, but not bones. Upon departure, please leave house tidy: dishes and utensils washed; trash placed in provided containers; sheets and pillow cases (for any beds that were used) stripped and placed on beds; used towels should be left in bathtub. If any light bulbs need replacement or any other issues need to be addressed at any time, please advise ASAP.

ADDITIONAL TERMS: $75 per night charge for each guest after 4 (6 person maximum occupancy), regardless of age; JUNE and SEPT, Thanksgiving, Christmas and New Year - minimum 7 night stay; OCT through MAY, except as previously noted - minimum 7 night stay; weekly or longer rentals require $150 cleaning fee, and $500 security deposit; JULY and AUG - minimum 1 week rental, SAT to SAT, $4,000/week (no extra charge for 5th and 6th guests), $150 cleaning fee and $500 security deposit; OCT through MAY, monthly rentals require $175 monthly utilities fee(URL HIDDEN)

My husband and I truly enjoyed the serenity of the location, the sincere hospitality of Don, and the charm of the Yellow Farmhouse. My husband uses a walker and the first floor master bedroom and bath made our visit relaxed and safe.Our daughter, age 26, enjoyed the privacy of the upstairs master bedroom and bath. This was the perfect setup for us. We hope to return in the near future. Teri

Don is a most generous and warm hearted host! We are very happy that we got to know him. If there was a question, he was always there to help us and share his rich knowledge about the area, no matter whether it was about beaches, sightseeing, going out or the next way to groceries. We enjoyed meeting him, whenever there was time to do so. The house is cosy and beautifully set in a former farmhouse ground and offers lots of space. It is very well equipped, in fact WE missed nothing! Don even organized our laundry within a few hours. Located in Cotuit it allowed exploring the Cape easily. We loved being at Don's little farmhouse and highly recommend it to everybody who gets the rare chance to book it! Thank you for everything, Don!

We had a wonderful stay at Don and Manijeh's Yellow Farmhouse. The grounds are beautiful, the area rife with things to see and do, and the house very charming. We came as a family of 5 with kids ranging from 10 to 15 and all of us had a great experience. Our hosts thought of everything we would need from beach towels, chairs and umbrella to coffee bean grinder in the kitchen. They are very knowledgeable about the area and points of interest and provide an annotated manual for guests to peruse and use as a planning tool. Don and Manijeh were very warm and welcoming and offered a perfect blend of privacy balanced with helpfulness. For the house specifically, the main floor of the house has a well-equipped kitchen and it's stationed a bit out of the way so the kids could relax in the living room when we were cooking or having a quiet visit in the dining area or on the front porch, just off of that. The two main floor bedrooms adjoin and offer a great choice of privacy or connectedness between guests. This was perfect for our kids. One of these rooms has a queen size bed and the other has two twins. All rooms are of a good size with appropriate cupboard space for storage. There is a main floor full bathroom that is accessible from the twin beds room or the common space. Upstairs, there is an oasis for parents! Here you will find a large space with queen bed, sitting room, light-up closet, and also a full bath. There is a wonderful breeze that will travel across this space with the windows at both ends open. At night, we enjoyed listening to the crickets, birds, and frogs singing us to sleep. It was quiet and dark and restful in all the rooms. The yard is spacious and has a place to relax with your tea, breakfast, and book out front or to open up the BBQ and have a family meal out back. The yard was big enough that we set up our travelling badminton net for the kids and still had plenty of room for boccie and general play space. Do not miss the unique pleasure of the fabulous outdoor shower! We were sad to leave and will miss the farmhouse, the verdant grounds, our favourite swimming spot, our lovely hosts, and the little chipmunk living in the front yard. And the heavenly outdoor shower. Did we mention that???

We had an amazing 10 days in The Yellow Farmhouse. Don was a fantastic host, very friendly, provided everything we required, shared local area information and even took us on a trip of the local area to find the best beaches! You honestly could not ask for a better host. The cottage is well maintained and very comfortable. The garden is a nature lovers treat,with chipmonks, rabbits and squirrels joining you for breakfast. The area of Cotuit is a gem of a place - the people are exceptionally friendly and welcoming. The local grocery store provides all your basic needs, but within a couple of miles there is supermarkets for your convenience. This has been one of our best family holidays and we will definately be returning in the future.

We thoroughly enjoyed our stay at the Yellow Farmhouse. The house itself is well-maintained, clean and charmingly appointed -- a perfect peaceful refuge. The "special sauce" that made it a wonderful place to stay was the host, Don Emery. Knowledgeable, helpful and kind, Don did everything possible to ensure that our stay was pleasant. My only concern is that we didn't stay long enough to completely soak up all that was wonderful. We'll have to come back!

What a wonderful time we had in the Yellow Farmhouse! Don was extremely gracious and very helpful. He is a wealth of information about restaurants and things to do in the area! We felt very welcomed and cared for. The house was clean and is beautifully designed. There were plenty of towels, blankets, linens. The property is lovely. The Yellow Farmhouse is truly a delightful place to stay while in Cotuit and Don is an outstanding host! We would highly recommend it!

Don was very welcoming, and gave us a great tour of the house and surroundings. Lots of history and beautiful beaches. House was spotless and had all the amenities as noted. 2 minute walk to the bay, with access to all local beaches. Would recommend this place to any friends or family, great for a relaxing weekend getaway!
