English style home on 35 acres of magnificent oak trees. It's a spacious guest room and bathroom with its own entrance. It's a 6 minute drive to the village of Arroyo Grande. Horse boarding available for an additional fee. Close to beaches
This is a very spacious guest room with a full bath. I have provided a coffee pot( complete with coffee), and a small refrigerator for drinks and snacks. It is also home to deer, fox, raccoons, bob cats and occasionally a mountain lion. Don't worry you will be perfectly safe. We have hiking and horseback riding trails. Horse boarding available for an additional fee. We are close to the beach and you can actually ride your horse on the beach in our area. It is a very quiet, rural area but minutes to shopping, beach, movies, hiking & biking trails, fishing.
You will enter the guest suite by walking by the Koi pond and thru the garden. The small yard is shared by my friendly puppy. There is not any internet available

We live in a very rural area that is close to town. It's very quiet, meaning no city lights or street noise. You can hear the occasional coyote in the distance
There is no public transportation available near us.
Other Things to Note
If you want the country experience or are traveling with your horses, you'll enjoy our home. Two night minimum stay, please.
We do not allow smoking, pets, or hunting.
Karen & Jim were great. The setting is very rustic, peaceful, and quiet. I arrived a day early and Karen refused my offer to pay for the extra day. Good luck finding any hotel chain sulking to do that. The mini fridge was full with everything from soda to juice to water to iced tea to milk (no kidding). She had many healthy snacks including apples. I am a so-called Gold Hilton Honors member and I get 2 free bottles of water when I check into hotels costing twice as much. You can see the difference. Karen & Jim are 2 of the nicest people you can ever meet. I dropped a shirt in the driveway one day Inc the way to work and Karen offered to make a 90 minute RT to Atascadero to bring in to me. Fortunately, I did not need to inconvenience them but I have no doubt that they would have brought it to me, asking nothing in return. And we all know the cost of gas these days. I was working and therefore cannot comment on local tourist attractions but I can comment on the breath-taking views of the Pacific as you drive down 101 and enter Pismo Beach area in the way to their house. The house itself is in a forested area. Karen and Jim have horses, at least two dogs, and a cat (I think) all equally friendly-actually I think the horses, and cat and did I mention goat, could care less. For me, this was more a retreat than a vacation and not only would I recommend staying there to others but I plan to stay there on my next retreat.
I don't think I can express how happy I was with the cottage as well as with Karen. She was/is an impeccable host.
The property is spectacular. I wanted to get away from the city but didn't want to stay in a mundane hotel room. Her place is just off the 101 fwy and hidden in the hills of central California. The property plays host to animals of all kinds. Horses, turkeys, dogs...etc. Her horses in particular enjoyed their carrot snack. The cottage is off of the main house and hosts a separate entrance. It is spacious and very quiet. The bed was very comfortable. Plenty of blankets, towels, and bathroom amenities. She has plenty of snacks and cold drinks of all kinds to enjoy at your pleasure. She even has a chalk board sign with the guests names to indicate where to park. Her attention to detail is unparalleled and she leaves nothing to question. Her directions to the property are extremely detailed and very easy to follow...Some could say its off the beaten path, but not more than a 7-10 min drive off the 101, and that is only because you are headed into the hills...can't exactly go 60 mph. Long story short, the place is perfect to get away from the city. Its a short drive to Morro Bay and Paso Robles. We drove to both and still had time to hang on the property and take a walk. Plenty of restaurants and stores located just off the exit for Karen's property, in case you left something at home. I really can't say enough how much I loved the place. I will definitely be back sooner than later.
Ok.It’s off the beaten path, slightly. That said, if you wish to experience the central coast in a rural setting, Karen’s Cottage is magical! From the moment that we arrived, Karen waiting on the porch, we knew that we had chosen the perfect place for our central coastal stay. The amenities that she provides: sodas, waters, gourmet coffee, containers filled with nuts, chocolates,and jelly beans! (to mention a few), echo the warmth we felt both of our nights. A perfect location to spend the weekend, especially if you’re attending a wedding celebration on the Central Coast! Thanks Karen.

Both Karen and Jim have great knowledge of the local area and excellent recommendations on things to do and places to eat. The space is of a reasonable size and very cosy.
And to our surprise Karen had left a tasty and diverse range of snacks.

With a fantastic secluded location, this spotless clean completely detached guesthouse is a beauty, offering everything you need in the middle of the Central Coast Wine Country. Is very quiet, away of the city & traffic, and is surrounded by wild oaks and quiet nature on a large property managed by our lovely host Karen. She provides everything you need for your stay (plus healthy snacks, chocolates, great coffee variety and a fridge full of drinks!) and she will offer you complete privacy after that. There is a separate entrance and you are completely independent during your stay. We saw horses, deer and wild turkey during our stay on her property. Extremely close to the beach, wineries, and towns. We love it and we’ll be back.
