Location, location, location! This well-designed, comfortable 800 SF private entrance studio apartment offers quick walking access to the famous restaurants and bars on Division and Clinton. Fancy a trip to the mountain or coast? We are only 90 minutes away by car. Cooking at home is easy in the well-appointed kitchenette (microwave, induction hot plate, fridge, toaster/mini oven). Easy street parking and good public transport, car share, bike/scooter rental access.

The space
We have created this space as a guest accommodation for visiting family and friends. We put it on Airbnb when it is not being used by us. We have put a lot of love into the space and have created an Airbnb in which we ourselves would like to stay. It is clean, safe, affordable, family-friendly, fits four people and is authentic to the neighborhood and people who live in it. There is a TV with local station access, a blue tooth speaker, and dongles and and an hdmi cable so you can connect your phones to the TV.

Our four person family (two local college professors and two teenagers) live upstairs. We have been told you can hear footsteps and muffled voices from upstairs, but not music or conversations. You may hear some street noise on recycling day or as neighbors start and drive their cars. By city standards it is very residential and quiet. Most of our guests (including those with napping/sleeping children and infants) report feeling quite comfortable with the level of overhead and street noise.

The parking spot in front of the Airbnb entrance (under the carport) is for owner use. There is plentiful parking on the street for Airbnb use.

Please always lock the front door upon leaving. You will need to your code on the keypad to activate the locking mechanism. Then you must MANUALLY turn the deadbolt on the outside of the door. Please push fully down in the door handle to open the door. Please close and lock all windows when you leave the apartment.

The studio has two beds (one pull-out couch) and one queen bed. Coffee and tea supplies are there.

We can help arrange babysitting with red-cross certified local teens with references. If you think you will want child-care it would be best to mention this while booking so we can help you find an appropriate match whom you can communicate with in advance.

Winter use: The studio has its own heating unit which you control with a wall thermostat. Please note that the heating unit warms up the entire apartment and it is located on the wall next to the bed. If you are too warm at night you will need to turn the thermostat down/off and then turn it back on in the morning. The bathroom has heated floors and secondary heating/fan unit in the ceiling. Please turn off all heating by turning thermostats off/down before you check out.

Summer: Because the apartment is on the ground floor and shielded from direct sun even on hot days it is still comfortable in the apartment. There is a fan for ventilation. On the hottest days (90 degrees plus) you will want to leave the windows closed during the day and open at night with the fan in front of it.

We ask that our guests leave the apartment in a similar state to which they found it with dishes cleaned and put away, food emptied from the fridge, and trash, recycling and yard waste put into the proper containers. Trash and recycling bins are hidden in the pull-up shed accessed at the very
front (west side) of the carport. Yard waste green bin and yellow recycling container is visible and located on the east side of the carport. This is a "shoes off" apartment.

Any damage to the unit or contents will incur a damage fee and this can be set and mediated through Airbnb. Any disputes can be handled directly through Airbnb.

The neighborhood is a sought after area; a five block walk from all the shops and restaurants on Division St. and well connected to public transport and public bike rentals. There is a great parks for kids within walking distance (Piccolo park, Powell Park, Kenilworth Park) and some excellent restaurants like Áve Gene's, Oma’s Takeaway, and Little T's American Bakery (a breakfast/lunch delight). There are some cool bars like the Imperial bottle shop and Richmond Lounge. And ice-cream at Salt N Straw is famous (go at 3PM for no line!)
