Charming, comfortable and spacious property, on two floors, with 3 Bedrooms in the Newington district which is approximately a 20 minute walk into Central Edinburgh.There are views from the house of Arthur's Seat and The Craggs which are iconic topographic landmarks of this beautiful city.
This property has its own front garden and outdoor steps to the main door. It is situated on a main artery and bus route into the centre of the city. In the property, on the first floor, is a kitchen, dining room, sitting room and WC. There is an internal, curved staircase, leading to the bedrooms. Upstairs there are two double bedrooms, and a third bedroom which can be configured as a single bedroom or a twin bedroom. There is a fantastic bathroom with a walk in shower, and free standing (email hidden)e bedrooms are spacious and very comfortable with built in wardrobes. I can also supply a travel cot for babies.
The Newington district boasts many restaurants, bars, supermarkets and local shops which provide everything from everyday essentials to a variety of take-away outlets and good places to experience international cuisines. The nearest small supermarkets are Tesco Metro on Causewayside or Sainsbury Local on South Clerk Street, both about a 5 minute walk from the house.
The buses cost £1.50 per journey and the exact coins are required. A day-pass is available for all routes, all day, for £3.50. Edinburgh is linked by a good regular train service to all other cities in Scotland and from around the UK. Travel to and from Edinburgh Airport is easily done by a No. 100 City/Airport bus link. This costs £5.50 return and takes you directly to Waverley Bridge in the city centre. A taxi from there to the house costs around £6.00 or local buses are frequently accessible too. A taxi from the airport to the house will cost around £26.00GBP.
Parking in Edinburgh can be expensive and a bit of a nightmare! Parking on a single yellow line in all streets close to the house, the best is on Duncan Street, is permissible from 18.30 on Friday until 08.30 on Monday. There is unrestricted parking, all the time, about a 10 minute walk from the house, in the nearby Priestfield Road area. Do check on (website hidden) Maps. It is such an easy city to get around on foot and by public transport that a car is not essential at all.
The house is located very close to the main Edinburgh University Halls of Residence, Pollock Halls, if you are visiting students. It is also well situated to The Queens Hall, Edinburgh Festival Theatre, Summerhall and all the main Festival Fringe venues during August, if you are looking for cultural events.

Beautiful, comfortable house a few minutes walk from the very centre of Edinburgh. Katie was efficient and very welcoming. We heartily recommend this property.
Katie was an incredible host. She welcomed us warmly into her home and gave us a quick lay of the land. The Bijou House itself is a quick walk to the city center and comes complete with loads of charm.
Katie's house was an absolutely perfect home from home. Everything you need and very comfortable. Location was brilliant, easy bus ride (or walk) into town without the noisy hustle and bustle of being in the city centre.
Booking and subsequent communication with Katie was faultless. Katie was really helpful and left lots of information out about the immediate area and city itself. The welcome pack was also great.
The photos don't show it but there is a fantastic view of Arthur's Seat from the front rooms of the house.
From start to finish Katie has been amazing . The house was incredible , and we look forward to returning to Edinburgh soon .
Katie's house is excellent - big, bright and beautiful! The location is perfect for walking into Edinburgh or up Arthur's Seat. All the room's are spacious and comfortable; as is the rest of the house, complete with some extras to make your stay more comfortable (eggs and bread for breakfast) - the massive living room and huge dining room were real bonuses.
Katie was a great host, meeting us outside and taking the time to make sure we were well orientated.
The most beautiful house in Edinburgh (I reckon!) A warm, friendly welcome from Katie made the stay even more lovely. We were left juice, eggs, bread and milk which was very kind. The bath is huge and the whole house is decorated in a beautiful way. The bed was really comfortable and it was such a nice place to use as a base for our weekend in Edinburgh. Although there was only 2 of us we enjoyed having such a large space, although it would easily accomodate larger groups! We quite enjoyed having brunch at opposite ends of the very long table!! It's in a great location with the bus stop literally 20 feet from the gate and the buses run until 4:30am, although we found taxi's affordable with a trip to the New Town even past midnight only £7! When we return to Edinburgh we will be praying that Katie's place is available.

This is a truly wonderful place to stay. It is warm, clean,comfortable and spacious.We appreciated the tasteful decor and artworks. Katy must deal with many guests but she made us feel that she really cared about the quality of our stay, happy to provide a high quality travel cot with comfortable mattress and a welcome pack with eggs, bread and milk etc.which was a pleasant surprise on our arrival and very much appreciated. A bus stop outside the house made travel into the centre of town very easy and there was also a constant stream of cabs on the route but it was also a pleasant walk. We were in Edinburgh for a large family gathering which was a very happy occasion but made even more special by this accommodation. Thank you Katie for giving your guests an opportunity to enjoy this lovely house.
Only one hint: make sure you read the instructions in the house book about the hot water before use to ensure this flows OK
