About this listing

Private, authentic cosy Riad (Restored Traditional Town House) in Heart of Ancient Medina (World Heritage Site). Spacious Terrace and Great Views.
Quiet, 5 minutes from the Central Square/Main Attractions. Free wifi.
Book one or two bedrooms. Enjoy!

The space

Riad Najmati is built around an enclosed courtyard, on three levels, rising to the terrace with wonderful panoramic views and the spectacular Atlas mountains in the distance. The terrace is designed for relaxing. It has sun-beds, a furnished tent (for shade and cool), fridge and a table for breakfast and dinner. Riad Najmati especially welcomes those who want to experience the very largely unspoilt heart of an ancient North African city renowned for its history, music, culture, architecture, vibrant life and welcoming people. From the moment the manager, or a colleague meets you at the airport or station, if requested, he will look after you and make sure your stay is enjoyable. He prepares and serves your breakfast. If requested he can arrange dinner. The riad has all the facilities and charm you would expect from a faithfully restored building dating back about 300 years. It is offered on a bed and breakfast basis, with self-catering facilities if required. The manager is often on site, for the comfort and security of guests, and when not onsite lives nearby.

Interaction with guests

The riad is usually let on an exclusive use basis, ie no other guests.
Occasionally the owner will be in residence or nearby.

Other things to note

I strongly advise you ask me to arrange that you are met at the airport/station by taxi and taken to the riad. This is the only way you can be guaranteed to find the riad safely and promptly, with the minimum of fuss.

There is a modest charge for this service of 250dh (local currency) payable after you have arrived.
Pricing depends on the number of visitors, length of stay, number of bedrooms used, season of year, and whether you are returning guests, etc.

Bedrooms are let on the basis that if 1 or 2 people make a reservation they will use/share a double bedroom.
If 3 or 4 people make a reservation then they will use the second bedroom.
Please note: if 2 people make a reservation but require a bedroom each a special rate applies. Ask for details prior to booking please.

I send a letter with helpful, practical information to all guests usually about 1-2 weeks before their arrival.

Access to the riad in through narrow, but flat lanes. The nearest a taxi can come to the riad is 500 yards.
There are no specially adapted facilities for those with mobility problems or wheelchairs. Sorry.
There are two steep staircases, with handrails.

The riad has an internal, enclosed courtyard at ground level, with an adjacent salon and kitchen, a semi-enclosed balcony with chaise longue bed on the first floor, and a private terrace on the third level, with tent (very romantic!), sun beds and a barbecue.

Respect for local culture and customs - which is not onerous as Moroccans are relaxed, friendly and open-minded people, with a great sense of humour.

Commonsense, flexibility, a relaxed sense of humour, and a prudent awareness this is North Africa, where poverty and deprivation is the norm, will take you far; so will an understanding that the infrastructure will not always be of the same standard as in wealthier countries. Illiteracy levels are high, and good quality health-care beyond the reach of many.

Safety and Security: as in any urban environment, anywhere in the world, sensible precautions are advisable but there is no need to be anxious especially if you remain vigilant and alert. There are many police in the city, uniformed and plain clothes, as well as security personnel.

Marrakesh is close to the desert. This means wind, heat, and dust are not uncommon especially in the summer months.

It is also a city close to the Atlas mountains. This means rain, and occasional dramatic thunderstorms, as well as snow in the distance, are not uncommon in the winter months.

Smoking on terrace is fine. Please be quiet especially after midnight, out of respect to neighbours. Parties by prior arrangement only. Please consult before bringing any pet(s). Alcohol is permitted.

You must also acknowledge
Must climb stairs - Two flights of stairs. The ground level, requiring no stairs, has the kitchen, salon, wc, and dining area.
No parking on property - There are safe, secure car parks 5 minutes walk away.

The only negative thing we could think of regarding both Richard's riad and Marrakech (and Morocco more generally) is about us: why haven't we been here before? To anyone considering both a trip and whether or not to stay here we would simply say: do it! From start to finish Richard was easily contactable and even when we were forced by circumstances to change our plans he assisted: thanks heaps Richard. His riad is super-clean, extremely comfortable, in an area that is safe and quiet yet literally a few minutes walk from the buckle and bustle of the souks, eating places of all types -- cafes, bars, snack shops and bigger, fancier restaurants alongside typical local eateries. A few metres walk further is the main square. We couldn't think of anything we needed or wanted that we couldn't get, especially with guidance from Moha who primed us for our sty with an orientation walk of there area and the wonderful Leila who prepared our breakfasts every morning. Pardon the hammy pun but Richard's place was also like our oasis where we could relax at the end of the day (and often the start)-- spacious, clean, comfortable and comforting.

Centrally located riad in a quiet street. Pleasant and accommodating host with his staff of Layla (breakfasts) and Moha (taxis and general assistance) made our stay nice and easy without having to go to the expense of a hotel.

Richard's place is amazing. It is centrally located but in a quiet street so really peaceful after a day in the souks and squares. We enjoyed the amazing terrace a couple of afternoons when it was just too hot to go out. Marrakech has been a wonderful experience for us and we look forward to returning soon. Many thanks to Leila and Moha who made our stay extra enjoyable.

Response from Richard:
So pleased all went well. Sounds as if it has heated up earlier than usual but rains may still fall even at this time of year.

We were actually unable to stay at Richard's place due to some sudden urgent work that had to be done to his riad, but he was extremely prompt in letting us know and immediately booked us into a neighboring riad. Due to these circumstances, I cannot say anything for the riad itself, but I can definitely say that Richard is a great host, and I am eager to go back to Marrakech and stay at his place!

Response from Richard:
Relieved and grateful the alternative arrangements worked out so well, and of course I hope you will have the chance to visit my riad when next in Marrakesh.

Richard's Riad is a very special place. If you are looking for authentic Moroccan lodging, his place is just that. The decor is amazing, and the location is tucked away enough to be relatively peaceful, but only a short walk from the souks, restaurants, and the main square. It was lovely getting coffee and breakfast every morning, and Moha the caretaker is very sweet and helped us with anything we asked. My only complaint is that my mattress in the canopy bedroom was very uncomfortable. It seemed old, and after traveling for a few weeks before Marrakech it was disappointing to not get restful sleep. However the couch right outside that room was very comfy, so i slept there all week. Haha. All in all it was a positive experience, and other then the mattress i would definitely recommend Richard's Riad.

Response from Richard:
Thank you for all the positive feedback Brea, and I am delighted breakfast and the contribution made by the staff to the enjoyment of your holiday were appreciated. Sorry to hear the mattress was not to your liking. I will be in Marrakesh in a few days time. This will give me an opportunity to investigate and replace if necessary.
