A Peacefull retreat, nestled in forested hillside over looking the town of Santa Eularia del Riu. This traditional Spanish villa with exposed beam ceilings and sunken living area offers a calm haven away from the masses, yet is still only a 3min. drive (or a ten minute walk) to Santa Eulalia, for beaches,shopping, fine dining, cafes, banks, diving centre,port, sailing, public transport,taxis and night life. Casa Elliott boasts a large sunken living room with rustic fireplace.The house overlooks beautiful gardens and a large pool. The inner dining alcove seats 6 with views to the pool and gardens. The bedrooms have private doors to terraces, to watch the sun rise over the sea or to relax on the roof terrace at night to watch the stars. The main villa has an attached penthouse apartment at it's top with its own private entrance,balcony, sitting room, w/c+shower room and bed room. The villas central attraction, the large swimming pool, contains a wading pool for small children, & a huge covered traditional outdoor Ibicincan dining area, seating 16 for outdoor dining or party next to pool. We also offer english satelite tv,wireless internet & parking for up to 4 vehicles. The villa has two bathrooms in the main villa and one in the apartment, clothes washing machine and dryer, iron etc. there are two fully kitted out kitchens, one in the main house and one in the apartment.We have a large flat screen (website hidden) the main villa and apartment, with english satellite free view channels, dvd player, videos, and sterio with Ipod dock. All guests will be personaly met and brought to the villa and will have someone locally on call should needs arrise. Please email me if you have any questions at all!
Guests have access to the entire grounds and house area. The grounds, house and pool area are totally private and are not shared with any other individuals or guests.
The house is located in a location near to town, but secluded enough from other houses and by a screen of tall pine trees to allow for total privacy and freedom of guests.
there is public transport in town including taxis and a bus station to take you to other parts of the island. The walk from the house to town is a 10-15 minute pleasant and scenic downhill walk. There are 24 hour taxis in town that can bring guests back to the house for approx 6 euro.
NOTE-We have aircon set up in the lounge area which includes the sitting room, dining room, kitchen. The bedrooms all have free standing fans and or ceiling fans.The private flat has a powerfull free standing air con unit.

A VERY WARM WELCOME TO OUR HOME!
The following is a few guidelines to the services and policies in place for all renters to ensure that both you and our staff have the smoothest experience during your stay. Please read at your convenience and let us know if you have any questions. Please sign and return your copy of all pages to staff upon arrival at the villa.
We are most concerned that guests find the house in clean and serviceable condition upon arrival and we perform a multi-point check of appliances and fixtures to insure all is in working order upon arrival. We also strongly encourage guest to perform a full inspection of the house within 24 hours of arrival in order to report any issues that need attention to staff. If there is any area of the house or grounds guests are not satisfied with, please report them within the first 24 hours in writing to both the owner AND manager via email, so that we may record complaints and rectify them immediately. We aim to rectify any problems within 24 hours of being reported at any time during your stay. If guests have small questions or minor problems, they may contact the manager on the phone number provided during working hours only (9am-5pm)
CLEANING AND GROUND MAINTANANCE:
We try to keep disturbance by crew to guests to a minumun to ensure guest privacy.We have a once weekly cleaning and linen change available free of charge. More cleaning can be hired privately, if desired. Please speak to the manager to arrange this. Private payments to cleaners will be paid to them by guests on the day of service only.
We also have a twice weekly full pool treatment and service to ensure top water quality and PH balance; however, because of the mountainous location of the villa, it is inevitable that a few pine needles or leaves may fall into the pool. This does not affect water quality and we have provided a net for renters to use to remove this light natural occurrence between pool cleaning sessions.
Gardeners will be arriving once a week and trash pick-up will be twice weekly. In all cases where staff need access to the property, the manager will inform guests of the times, so that guests can be prepared to allow crew to enter the property for a short period. Staff must always be allowed to enter, as they cannot re-schedule and must be allowed to do their job without interference.
The villa is located in a natural habitat for the islands wildlife. This includes rabbits, lizards, geckos, field mice, birds, bats, owls… etc. Rest assured that Ibiza holds no venomous spiders or snakes! However, part of the natural world is mosquitos and ants. Although a small annoyance, it can be a problem to those unprepared so we encourage all guests to purchase a suitable mosquito repelant. Ants in the area will be attracted by food and sticky drinks, so we also strongly advise guests to follow these four simple rules to avoid attracting these little critters.
1.Sweep floors daily where eating takes place
2.Don’t leave food out
3.Wipe down kitchen counters regularly.
4.Don’t let rubbish pile up around the house.
We also perform a regular ant spray sessions around the property to minimise any potential issues, but the bulk of the responsibility relies on you following the guidelines above!
CHECK IN AND CHECK OUT RULES
We do not accept late check outs (unless agreed in advance and in writing) as we have very often new guests arriving on the same day old guests leave. It is a huge job to prepare the house; therefore we have had to implement a strict policy for check out. Check out is promptly at 10 am, bags are expected to be out of the house at this time and arrangements made for a cab, if needed, to transport you to your next destination on time. Delays to checkout will be charged at €20 per 15 minutes of delay caused. The manager can arrange your cab upon request.
DAMAGES AND DEPOSIT RETURN
Damages incurred to the property or contents that are found to be the fault of guests will incur the cost of replacing broken items and fixtures along with the hourly rate of staff to procure replacements and fix damage of €20 per hour. The crew will perform a check with 24 hours of check out and if no damage has occurred, a full refund will be sent by bank transfer (home away holiday-rentals guests) OR through the Air B&B web site for those that booked through them. The bank transfers and refunds through air b and b should take 3-5 business days to reach accounts after the check has been performed.
LATE CHECK OUT:
If late check out is required please check with host 24 hours before scheduled checkout. Providing there are no new guests arriving on your check out day, a late check out can be arranged at an extra charge of £20 per hour of late checkout required.
Please be aware that running the air conditioning with open windows and doors, at night when sleeping, and when away from the house is not only unnecessary and expensive, but contributes to harm the planets environment. Please be thoughtful and respectful in your use of electricity and turn off things not in use, and have an eco-friendly holiday!
We expect guests to be aware of their own safety and the safety of their children in the pool, on the grounds and in the house at all times. We do not take responsibility for any loss or injuries to persons, property, or third parties visiting the premises at any time and encourage guest to take care and drink responsibly. Guests must be aware of the danger of forest fires. We take this issue very seriously. Smoking is not permitted in the house. It is allowed on the grounds but all cigarette ends MUST be disposed of in ashtrays. Stray butts found disposed of on the grounds of the property after check out will result in a €50 fine being charged to the damage deposit.
