Cost of electricity is expensive in Boracay therefore we prefer tenants to pay per consumption. This helps keep rental costs low for those who rarely use air conditioning. We will ask for a cash deposit upon check in, which will be used to pay for your electric and water consumption. Cash deposit is P3000 for weekly guests and P5000 for monthly.

This is our vacation home, which we visit only a few months a year. Instead of being vacant, we prefer to share it with you and your friends so you can fill it with love and lots of great memories. Welcome to our tropical paradise!
Enjoy a fully furnished one bedroom apartment at Shambala Terraces. Your bedroom has a king bed and mattress, good for 1-2 persons. Soak in the sun on our huge terrace or take a refreshing dip in the pool. If you appreciate contemporary art, the art on the walls were hand painted by us. A guest book is available with restaurant recommendations, delivery menus and info on island activities.
Shambala Terraces is only a 10 minute tricycle ride from the center and 20 minutes from the Jetty Port. Located hillside at Balinghai with access to its secluded beach just a 10 minute walk away. Shambala Terraces offers high quality apartments in a prime destination overlooking lush jungle and beautiful sea views.
We have a maid and maintenance guy living on the property and available to assist you with any questions or repairs 6 days a week.
This is a private property with 7 units owned by 4 expats. If you are fortunate enough to meet the owners, they are very friendly and have a wealth of information about the island and Philippines.

Interaction with Guests
We do not live in the Philippines, therefore all communication is via email. We answer emails promptly within 24 hours. You will meet our maid and maintenance guy. If the property managers are on the island, you will meet them, too. They are very friendly and social.
Shambala Terraces is close to:
- Small shops "sari saris" which sell essentials: cigarettes, drinks, snacks, eggs and other convenient items, 1-3 minute walk.
- Lavandera laundry service, 3 minute walk, opens daily 8h-22h.
- Balinghai Beach (less tourists with 1 restaurant), 10 minute walk.
- Puka Beach (less tourists), 5 minutes by tricycle or 15 minute walk.
- Diniwid Beach (less tourists with 3 restaurants/bars), 5 minutes by tricycle.
- Mamas Restaurant, which offers the best German/Austrian food, Rated #1 by TripAdvisor.
- Shangri-La Resort & Spa, the only 5-star hotel on the island, 5 minutes by tricycle
- Fairways & Bluewater Golf Club, which offers an amazing 18 hole golfing experience with spectacular views, complete with bar, restaurant and private beach, 5 minutes by tricycle.
- And of course, the center with D'Mall, markets, shopping, unlimited bars/restaurants, and Famous White Beach and Bulabog Beach, 10 minutes by tricycle.
Boracay Island is 7km long and 1km wide at the center. Everything is close and can be reached by foot, tricycle or bicycle for the cycling enthusiasts! Bicycles (push bikes) and motor bikes are available for rent at the center. Ask the maid for rental information.
Shambala Terraces is only a 10 minute tricycle ride from the center and 20 minutes from the Jetty Port. The closest beach is Balinghai Beach, located 10 minutes away by foot.
Other Things to Note
This is a private property with 7 units owned by 4 expats. Two of the owners live in Boracay full-time. If you are fortunate enough to meet the owners, they are very friendly and have a wealth of information about the island and Philippines.
Quiet hours: 10pm - 9am.
Smoking allowed only on the terrace.
No pets allowed in the Apartment and within Property.
Tenant shall use the Apartment only for residential purposes. Tenant shall not use or allow the use of the Apartment in any way that interferes with other tenants' use and enjoyment of the Apartment or neighboring property. Tenant shall not use the Apartment for any illegal or improper use, i.e., no drugs or loud parties. Additionally, the Tenant shall comply with all Zoning Ordinances, Protective Covenants and Deed Restrictions.
The Tenant agrees to accept responsibility for the following:
a. General care of the premises, including plants on terrace
b. Notify Host and maid of any repair needed as soon as practicable,
The Tenant shall comply with all obligations imposed upon tenants by applicable provisions of building, housing, and health codes; maintain the Apartment in good condition during the entire length of this Agreement and shall neither cause nor allow any abuse of the facilities therein. The Tenant shall, at his expense, maintain the Apartment in a clean and sanitary condition free from noxious odors, disturbing noises, or other nuisances. Any damage on any part of the Apartment caused or done by the Tenant may be repaired by the Landlord for the account of and at the expense of the Tenant.
Common areas shall always remain open. The sidewalks, entries, passages and stairways of the property shall not be obstructed or used by the Tenant for any purpose other than for ingress and egress to and from the building’s property; the same common areas and space open for use by all tenants and the public.
Spacious king size bed and mattress with dimmer lights, ceiling fan, remote controlled air-conditioning, armoire with built in safe box big enough for laptop, and sea view.
My girlfriend and I had a wonderful time over our 10 days here. Jim the maintenance guy was really helpful, and Beverley was great too. She gave us lots of information about where to go and what to see.
The place itself is great. The balcony is enormous and an excellent place to look at the stars from. During the day you can see the whole side of the island, and kind of plan your day from there based on the clouds. It is a little far away from the main White Beach area, but a quick 20 peso (non special) ride is available just down the street.
Also, it's really close to Diniwid and Puka beach, as well as the Sol Marina Resort. It's a quick ten minute walk away (tell the security guard that you're having lunch, and would like to use the pool) and you can use their giant pool and beachfront (which it shares with the fancy Shangri-La hotel) for a 500 peso consumable fee (just goes towards the price of food and drinks you'd use anyway).
This place was amazing and pretty much exactly like the pictures, but better. WiFi must have been upgraded because all the reviews suggesting it only worked on the terrace did not seem to be the case with me.
Jim the maintenance guy was really friendly and stocked my fridge with a case of beer the first day when I had gone down to White Beach. What more could you ask for?

It is a quite bit away from the main White Beach area, but we hired a scooter for the whole time we were there so had no problem getting around, at least once you get used to the crazy traffic and drivers...lol.
Unfortunately the pool was out of service for our whole stay which was disappointing, but am sure it is nice when it is accessible.
Staff were very friendly and helpful, and had a fantastic dinner with our neighbours Lorenzo and Beverley, thanks again !
For anyone wanting a lovely place to stay, a bit away from the hustle and bustle of Main beach then this is great.

Very nice apartment, with sea and sunset views from the huge balcony! The apartment is located past station 1 (seen from the jetty), in a quiet "kampong". There's plenty of opportunity to interact with the (true) locals of Boracay and you'll have a quiet nights rest as the noise from station 1 doesn't reach till here. Downside might be that you'll need transportation for basically everything, luckily the trikes are (still) cheap on Boracay: basically you can reach anywhere for under a €. Do not forget to also visit the beaches of Balinghai and Pukka, as these are probably even nicer than White Beach.
Die Ankunft verlief reibungslos. Rosalyn war gleich da und hat uns alles für das Apartment erklärt. Die Wohnung ist sehr geräumig und schön eingerichtet und sehr sauber. Die Terrasse ist der Wahnsinn um am Abend den Sonnenuntergang anzusehen. Die Küche ist sehr gut ausgestattet, so das man sich problemlos selbst verpflegen kann. Die Fahrt zum White Beach dauert ca 10 min. Für alle Fragen ist Rosalyn erreichbar! Es gab ein paar mal einen Stromausfall aber glaube das ist hier nichts ungewöhnliches. Wir würden das Apartment auf alle Fälle weiterempfehlen !
Вилла просто кайф. Все чисто , уютно . Есть все необходимое . Только есть несколько "НО" мы не поняли , почему заплатили дополнительно за воду и электричество . Воду использовали исключительно 20 минут в день , в душе, кондиционер вообще не врубали . На вилле находились только вечером , свет горел в сутки Макс часа 2. С нас взяли депозит и отдали не весь . Не много конечно , но пои съеме жилья с таким сталкиваюсь впервые . Нас предупреждали , что за чрезмерное использование электричества попросят доп оплату , но это как ? Надо вообще не включать свет и воду ? Еще , если вы едите на короткий срок , то не стоит , вилла находиться в минутах 15 езды от 1 станции , и приходиться постоянно тратить деньги на дорогу туда и обратно . Вилла находиться не в каком то крутом коттеджном поселке а в деревенском поселке с петухами и прочей деревенской ерундой . А так если едите на долгий срок , то это конечно очень хороший вариант , учитывая еще то , что она по цене очень уступает другим виллам , а по качеству все хорошо ! Все чисто и уютно . Для семейного отдыха просто идеально! Советую .
Maria, thank you so much for your review! Our price is lower than our competitors because we don't include utilities. Water is cheap, but electricity is very expensive. Of course, use of light and water is not a problem. It's the use of the air conditioner that inflates the costs, i.e., if the a/c is left on all day, the electricity bill can cost up to $100USD per week. Sure, we can include this in our price, but some of our guests rarely use the air conditioner so we decided to keep it fair by only charging guests what they consume.
