I personally GUARANTEE you have never seen a house like this! The pictures even though are great doesn't compare to seeing it in person.

Please clean up after yourself during your stay as other people may be in the house as well. This includes personal hygiene (hair brushing or toe nail clipping for example) which should be done in bathroom or bedroom (if you wish).

Information about the house:
The room has been thoroughly sanitized and reset for each guest. There are signs to help direct guests to the Guest Room, dishware, Wifi, bathroom, guest use products, and etc. to help guide you through the home with ease. All shoes must be removed on the first floor of the house to help keep the floor clean (Carpets are steamed cleaned every three months.)
The Guest Room:
The guest room holds a full size bed with fresh sheets, a dresser, and a closet. A 20 inch tv is also in here for your convenience along with a Mac Mini. There is a large window that views the backyard and a door with a lock. You also will have a seasonal fan, outlets, table, plus use of all amenities.
**There is another guest room with a Queen Air Bed for up to 4 additional guests if needed.
The Kitchen holds cooking amenities, fridge and storage. There is Britta Filtered water pitcher in the fridge for your use. We do share the house so I will have food in the fridge and an occasional dish in the sink, but I do my best to keep plenty of space for you.
The Living Room:
There is a 55 inch Smart TV with Dish Network Cable Service & AppleTv (Netflix, Movies, TV shows, Pandora, etc. provided), couch, extra blankets, seasonal fan, chaise lounge, and a table for your leisure.
The bathroom will be shared, but I tend to keep this room the cleanest. There is Filtered Shower Water, clean towels provided, bathroom and first aid amenities, and locked door. There is an additional half bathroom on the first floor for your convenience as well.
The Back Yard:
You are welcomed to enjoy the seasonal back yard. There is a deck with seats and this has been designated as the only smoking area of the house.
The home has Comcast Hi-Speed WIFI Internet ready for your use. The code is found in the manual, and noted in the guest room.
There is free parking out front of the house and in surrounding areas. You do not have to pay for parking. Simply find a parking spot close to the house, and park.
I am located in Logan/Germantown area of the city. Public transportation (Bus and train) is easily accessible down the street which can take you to any part of the city. There is a hospital and police station down the street and a fire station around the corner. The neighbor hood may seem sketchy at first, but this is Philadelphia. You have low poverty families, living next door to rich college kids. It just is what it is.
I find most guests who have said something, are just being stereotypical, or have just never experienced true ‘Philadelphians.’
Rule of thumb for traveling to Philadelphia: ‘If you ignore them, they ignore you.‘
If you need space for multiple guests, there is a full sized air mattress, a couch, and plenty of floor space for your use. The room fits 2 people comfortably, while the house can fit up to 8/9 people. Children at any age count as an extra guest.
Multiple Guest Sleeping Arrangements:
**Extra bedroom only available for 3 or more guests during time of initial booking**
Two on the guest room bed, Two on the air mattress in the 2nd guest room, One on the 2nd guest room floor, One on the couch, One on a chair with leg rest and One or Two on the floor. Every blanket and pillow that I own will be available for parties over 5.
You will have Full Access to the house and guest amenities mentioned with the exception of my personal bed room, office, 2nd guest room (only for 3 or 4 total guests), the basement, and back yard (for smoking only).
Checking In and Out:
Check in is after 2pm, and check out is before 11am.

Interaction with Guests
I do live in the house, but I tend to keep to my self. Just do your thing, I'm here if you need me.
Please clean up after yourself during your stay as other people may need to use the house as well. Place all bathroom items in one area of the bathroom or in your room. Upon leaving please place all dishes and glasses in the dishwasher.
This mostly goes without saying but due to past guests I must have this in writing.
Street Parking & Neighborhood Safety:
There is Free Street Parking in front of the house and surrounding area. The house is in a highly secure area due to Philadelphia Police Station nearby. There is a 'Check-Point' on my block in front of church. There is a Fire Department around the corner, and a Police station a couple blocks away. I have never had a problem in this area, nor have my previous guests.
Transportation to and from the house is very simple and manageable. The house is located near Logan, on North Broad Street. The area is surrounded by public transportation (SEPTA) and plenty of free parking in front of the house. SEPTA rides are $2.25 each way.
-There is a bus stop for the Septa Bus Route 4 at the end of my block.
- It is a 30-minute car ride from the Philadelphia International Air Port (a $45 taxi ride), 15-minutes from 30th St Station for Amtrak, Mega/Bolt Bus, Trains ($15 Taxi Ride from Amtrak Station) and 25-minutes from Center City (approx. $25 Taxi Ride).
The house is a few blocks away from Logan Station, Temple University, Northern Liberties, the Great Northeast Mall and many more fantastic locations.
Other Things to Note
While this is not a luxury estate, it is the perfect home for those who are simply looking for a nice, cozy place to stay for an affordable price.
* All reservations work off of a 'First Come, First Served' booking due to the Instant Book feature.
*Prices are non-negotiable.
*Absolutely no smoking in the house, outside only.
Early Check In: For guests who receive approval to arrive early, please refrain from the entering the guest room until confirmation so I am able to clean the room with out interfering with your belongings.
Late Check Out: With prior approval guest may leave belongings in the living room until check out. Guests must check out of room and leave key in lock box for the next guest. The key will remain there until your check out, then lock box code will be changed.
*Early check in with out prior approval will cost $20 as an inconvenience and will be issued to the guest before you.
Keys Retrieval: I have set up a lock box on the front door so you are able to check in at your leisure, at anytime of the day or night. I will send you the lock box code before your arrival. There is no time limit for when you would like to enter or exit the house. You are free to live with in the house as you like. The lock box code will be changed after you check out.
Price Explanation: Below is an explanation of price and charges.
Listing Price: The listing price is based on my mortgage, not including utility cost. Its cheap, because it is fair.
Cleaning Fee: The cleaning fee covers a clean guest room, clean blankets and towels, plus an included flat rate utilities usage fee. If I am unable to clean the room before your arrival, I will first inform you, then I will refund you a portion of your cleaning fee.
Security Deposit: There is really no need for me to ever take from your deposit. Things break, I get it, we are all human. All I ask, is be nice to the house. If something happens, just tell me and well work it out together.
Below is an explanation of the only cases why a security deposit charge would occur. I have never actually charged anyone, but I explain it just so everything is clear.
**Security Deposit Withholding Fees:
Unreturned Keys: Failure to return keys to lock box at check out will be a charge up to $30. The charge depends on the cost of me returning to the house to let the next guest in, and the price to replace the keys. Unreturned keys to the lock box will be $20 inconvenience fee, lost keys/unreturned will be $30. If keys are not returned that day, this charge will take immediate effect. If you are able return them within 2 days, cost will be reduced to $20 for inconvenience.
Unlocked/Un-shut Front Door: There is really no charge for this, unless the door is not fully shut and the wind push opens the door leaving my house vulnerable to unwanted guests. If I am informed the front door is open, your security deposit will not be returned.
Utilities: Utilities are the highest cost of the house. The charge will be $10 per light that is left on while we are both away from the house. This is due to the ridiculously high prices for utility usage in the city. I understand things happen and people are forgetful, so I am fairly lenient.
Absolutely no smoking in the house and no foods or beverages in the room, unless it is water. You can smoke whatever you like outside on the front porch area or in the backyard deck area. The refrigerator will have room to store your items and feel free to use living room area to eat meals. Please do not use the Dining Room table.
Dev was a great host to my parents and I. We had a wonderful time staying at his place, and we felt welcomed into the home. Transportation to the city was also very nice since that home is close to Philly!
This house was great and very clean! Dev was accommodating to our needs, we had to come early and leave late and he made that very easy to do.
The area was perfect for my friend and I. It's an urban neighborhood, but I felt very safe and the neighbor across the street was very nice and helpful. There are also a lot of stores in the neighborhood with hot food. It wasn't too far from any place we needed to go. We usually took an uber which could get expensive if you use it for every trip, but there is a bus stop on the block and their metro is near the house as well.
Philly was by far one of my favorite trips of the year, and this was one probably my best AirBnB. I definitely recommend :)

I rented the entire home for my one evening stay in Philly expecting to be in a safe, clean and easy-to-park area as described by Dev. Unfortunately, none of these things were accurate. To start, when you rent an entire home from someone, that someone is NOT supposed to be there. As a young woman looking to stay in a foreign city, I was quite dissapointed and concerned that once I arrived at Dev's house, he informed me that he would be in and out and that "entire home" meant I would have access to two rooms in the home and he would actually stay there. I do not know this man and this made my mother and myself extremely uncomfortable. For this, I invited a close friend to come sleep with us in the two rooms that he graciously said we could use after we've already paid for an accomodation that was descriptive of the ENTIRE HOME.
About the Area:
I had two requirements for his space- safety and ease of parking. Neither of them were met. Dev's home is located in a crime ridden area of Philadelphia and my now broken door on my mobile boutique is proof of this. I'm guessing someone tried to pry the passenger entrance doors open and took the door off the henge. I own a cosmetic brand and we have built a $35,000 moblile boutique, naturally it's eye catching so I wanted our evening stay in Philly to be an area of complete safety and one where I could park this marketing vehicle easily. The street he said I could park on, had no street parking for trucks, it actually explicitly said no truck parking but bc we were crunched for time, we had no other choice but to park there. Luckily the car didn't get towed in addition to the attempted break in.
To be fair, Dev didn't to break in and i'm sure he didn't create the parking rules. However, I told him my concerns prior to me booking his place and ultimately, he wasn't up front. Because of this, I don't believe Dev is an ideal airbnb host. I've used this service in 4 different countries and over 20 times stateside. My experience with him been the worst. He didn't even take the time to clean up. His home was dust filled especially the main room pictured. There is a disgusting sheet of dust covering the dressers and the mirror hasn't been cleaned in what looks like months ( i have pictures). The bathroom toilet had urine stains along the bottom rim and get this, he imposes a no eating in your room rule, cool perfectly fine. That's fair and normal. But then, he imposes a no eating at the dining room table rule. What? I'm sorry, where do you suggest that I eat? The only other table in the home was a coffee table that was also filthy with finger prints and grease stains. Just Great!
I communicated to you in full detail about my listing, the area and about parking and you still decided to book me. Your large van trying to find parking late at night in any area of Philadelphia is not feasible. I stated before and after you reserved that j would be in the home and you did not voice any concern whatsoever with that. You even brought a guest, which used resources, and stayed you would pay for them and never did. Even after we agreed you would pay you never did. I had to escalate to airbnb to get funds owed which is unacceptable. The room and bathroom was cleaned by housekeeper so I'm not sure about the dust and the stains your referring to. The living room had adequate table room and space for you and your guests to eat comfortably. I've had many guests stay with me the past few years that did not complain about cleanliness and the issues you mentioned. You state you have used this service many times however your reviews don't reflect that since being a member only for a year. I have been doing this since being a member for approx. 3 years. I wish you well in your future endeavors.
He did a great job. The place was quaint and well appointed. What you see on the outside (which is great) compares in no way to what you see on the inside. This is a stellar accommodation.

About the Host, Dev
I am originally from Brooklyn, NY and have been living in Philadelphia for the past 15yrs. I enjoy going to various beaches around Philadelphia and relaxing on the weekends with friends and family.
Currently I work as an IT technician in the city of Philadelphia for a University.
Favorite travel destinations so far is Las Vegas, Nevada and of course New York City. I hope to travel to California soon.
