Description

The Space

I personally GUARANTEE you have never seen a house like this! The pictures even though are great doesn't compare to seeing it in person. If there is more than 3 guests staying you will have access to another bedroom, which gives you 2 rooms for the price of 1 essentially! This is not the place for you if you plan to use the place for a party or a large gathering. I reserve the right to enter the home after notifying airbnb at anytime if there is any noise disturbance or complaints from neighbors. Thank you.

Please clean up after yourself during your stay as other people may be in the house as well. This includes personal hygiene (hair brushing or toe nail clipping for example) which should be done in bathroom or bedroom (if you wish).

There is sharp items in the room. If this is the room that your kids will be in I ask that you watch them please so they don't get hurt. Also, let me know if your kids need a bed pad and I can get one no problem.

I will attempt to answer any of your questions promptly.

-If you are uncomfortable with me in the home with my girlfriend then I will be staying in locked basement apartment (not part of airbnb) if I do not have arrangements elsewhere or if I am not away on vacation.

-Shoes are to be removed on first floor to help keep the carpets cleaned upstairs.

-There will be a house manual sent to you with directions, codes, and information as soon as you book your stay to further answer your questions about your stay.

Information about the house:

The House:
The room has been thoroughly sanitized and reset for each guest. There are signs to help direct guests to the Guest Room, dishware, Wifi, bathroom, guest use products, and etc. to help guide you through the home with ease. All shoes must be removed on the first floor of the house to help keep the floor clean (Carpets are steamed cleaned every three months.) Visitors are allowed, not to exceed 2 people, but you are responsible for their mess and any damages. No visitors allowed to stay overnight after midnight please or there will be an extra charge.

The Guest Room:
The guest room holds a full size bed with fresh sheets, a dresser, and a closet. A 20 inch tv is also in here for your convenience along with an Apple TV. There is a large window that views the backyard and a door with a lock. You also will have a seasonal fan, outlets, table, plus use of all amenities.
**There is another guest room along with a Queen Air Bed for up to 4 additional guests if needed.

The Kitchen:
The Kitchen holds cooking amenities, fridge and storage. There is Britta Filtered water pitcher in the fridge for your use. We do share the house so I will have food in the fridge and an occasional dish in the sink, but I do my best to keep plenty of space for you.

The Living Room:
There is a 55 inch Smart TV with Dish Network Cable Service, couch, extra blankets, seasonal fan, chaise lounge, and a table to eat and for your leisure.

The Bathroom:
The bathroom will be shared, but I tend to keep this room the cleanest. There is Filtered Shower Water, clean towels provided, bathroom and first aid amenities, and locked door. There is an additional half bathroom on the first floor for your convenience as well.

The Back Yard:
You are welcomed to enjoy the seasonal back yard. There is a deck with seats and this has been designated as the only smoking area of the house.

Internet:
The home has Comcast Hi-Speed WIFI Internet ready for your use. The code is found in the manual, and noted in the guest room.

Parking:
There is free parking out front of the house and in surrounding areas. You do not have to pay for parking. Simply find a parking spot close to the house, and park.

The Neighborhood:
I am located in Logan/Germantown area of the city. Public transportation (Bus and train) is easily accessible down the street which can take you to any part of the city. There is a hospital and police station down the street and a fire station around the corner. The neighbor hood may seem sketchy at first, but this is Philadelphia. You have low poverty families, living next door to rich college kids. It just is what it is.
I find most guests who have said something, are just being stereotypical, or have just never experienced true ‘Philadelphians.'
Rule of thumb for traveling to Philadelphia: ‘If you ignore them, they ignore you.‘

Multiple Guests:
If you need space for more than 4 guests, there is a full sized air mattress, and plenty of floor space available for your use. Each room fits 3 people comfortably. Children at any age count as an extra guest.

Multiple Guest Sleeping Arrangements:

**Extra bedroom only available for 3 or more guests during time of initial booking**

Two or three in the 1st guest room (Asian room) bed, Two or three in the 2nd guest room (Italian room), Two on the 2nd guest room floor (full size air mattress available). Every blanket and pillow that I own will be available for guests over 4 people.

Guest Access

You will have Full Access to the house and guest amenities mentioned with the exception of my personal bed room, office, dining room, 2nd guest room (only for 3 or more guests), the basement, and back yard (for smoking only).

Checking In and Out:
Check in is after 3pm, and check out is before 11am.

Interaction with Guests

I do live in the house, but I tend to keep to my self. Just do your thing, I'm here if you need me.

Please clean up after yourself during your stay as other people may need to use the house as well. Place all bathroom items in one area of the bathroom or in your room. Upon leaving please place all dishes and glasses in the dishwasher.

This mostly goes without saying but due to past guests I must have this in writing.

The Neighborhood

Street Parking & Neighborhood Safety:
There is Free Street Parking in front of the house and surrounding area. The house is in a highly secure area due to Philadelphia Police Station nearby. There is a 'Check-Point' on my block in front of church. There is a Fire Department around the corner, and a Police station a couple blocks away. There are several churches in this neighborhood for those with religious beliefs. I have never had a problem in this area, nor have my previous guests.

Getting Around

Transportation:
Transportation to and from the house is very simple and manageable. The house is located near Logan, on North Broad Street. The area is surrounded by public transportation (SEPTA) and plenty of free parking in front of the house. SEPTA rides are $2.25 each way.
-There is a bus stop for the Septa Bus Route 4 at the end of my block.
- It is a 30-minute car ride from the Philadelphia International Air Port (a $45 taxi ride), 15-minutes from 30th St Station for Amtrak, Mega/Bolt Bus, Trains ($15 Taxi Ride from Amtrak Station) and 25-minutes from Center City (approx. $25 Taxi Ride).

Nearby Attractions:
The house is a few blocks away from Logan Station, Temple University, Northern Liberties, the Great Northeast Mall and many more fantastic locations.

Other Things to Note

While this is not a luxury estate, it is the perfect home for those who are simply looking for a nice, cozy place to stay for an affordable price.

Early Check In: For guests who receive approval to arrive early, please refrain from the entering the guest room until confirmation so I am able to clean the room without interfering with your belongings.

Late Check Out: With prior approval guest may leave belongings in the living room until check out. Guests must check out of room and leave key in mailbox for the next guest.

*Early check in with out prior approval will cost $20 as an inconvenience and will be issued to the guest before you.

Keys Retrieval: I have a magnet key box inside the mailbox out front. There is no time limit for when you would like to enter or exit the house. You are free to live within the room as you like.

Price Explanation: Below is an explanation of price and charges.

Pricing:
Listing Price: The listing price is based on my mortgage, not including utility cost. Its cheap, because it is fair.

Cleaning Fee: The cleaning fee covers a clean guest room, clean blankets and towels, plus an included flat rate utilities usage fee. If I am unable to clean the room before your arrival, I will first inform you, then I will refund you a portion of your cleaning fee.

Security Deposit: There is really no need for me to ever take from your deposit. Things break, I get it, we are all human. All I ask, is be nice to the house. If something happens, just tell me and well work it out together.

Below is an explanation of the only cases why a security deposit charge would occur. I have never actually charged anyone, but I explain it just so everything is clear.

**Security Deposit Withholding Fees:

Unreturned Keys: Failure to return keys at check out will be a charge up to $30. The charge depends on the cost of me returning to the house to let the next guest in, and the price to replace the keys. Unreturned keys to the mailbox will be $20 inconvenience fee, lost keys/unreturned will be $30. If keys are not returned that day, this charge will take immediate effect. If you are able return them within 2 days, cost will be reduced to $20 for inconvenience.

Dining room table use: This listing explicitly states not to use table. Guest agrees by checking in to the house with no prior questions of table use. Inconvenience fee of up to $40 may be charged not including costs for any damage.

Parties or more than 2 outside guests without notifying me and getting approval. Cleaning and inconvenience fee up to $20.

Late Check Out fee without host notification and approval, $20.

Excessive cleaning fee: Guests must clean up after themselves and dispose of all garbage in rooms and public areas of the house. Guests must dispose of all items in refrigerator that they own and place trash in outside garbage can if there is excessive trash. Inconvenience fee of up to $40.

Late Check Out fee: Guests must check out on time or notify me a day prior if they would like to request a late checkout. $20

Unlocked/Un-shut Front Door: There is really no charge for this, unless the door is not fully shut and the wind push opens the door leaving my house vulnerable to unwanted guests. If I am informed the front door is open, your security deposit will not be returned.

Utilities: Utilities are the highest cost of the house. The charge will be $10 per light that is left on while we are both away from the house. This is due to the ridiculously high prices for utility usage in the city. I understand things happen and people are forgetful, so I am fairly lenient.

Absolutely no smoking in the house and no foods or beverages in the room, unless it is water. You can smoke whatever you like outside on the front porch area or in the backyard deck area. The refrigerator will have room to store your items and feel free to use living room area to eat meals.
