Lovely and spacious apartment in the HEART of ROME, walking distance to the COLOSSEUM, Roman Forum and many other tourist sites such as the Basilica di Santa Maria Maggiore and San Giovanni in Laterano. The apartment is in a pleasant residential neighborhood (called Esquilino, one of the seven hills) yet just a short walk from the Termini train station, where you will arrive if you take the express train from Fiumicino Airport or arrive on a long distance train. A big and convenient supermarket is downstairs, another one 100 meters away on the same street! Right downstairs is an excellent bakery and on the corner is a popular restaurant. Other restaurants, shops, caffés, and gelato shops are nearby.
Besides being very convenient for walking to many tourists spots, the apartment is ideally situated for using public transportation. It's just 100 meters to the Metro A line, or a short walk to many bus and tram lines. It's a ten minute walk to Termini station and the Metro B line. From the Termini station you can take the express train to the Fiumicino airport.
The apartment is on the third floor, with a lift in the building.
Very quiet, bright, charming, colorful and spacious. Big living room with double sofa bed, bedroom with king-size bed, bathroom, kitchen. Many accessories/amenities like dishwasher, washing machine, A/C, 32'' TV Sony + DVD reader with USB, wi-fi internet connection, microwave oven, toaster, hair dryer, iron, ironing board, etc. Furnished with outstanding ANTIQUES (mid 1800). Fresh linens and towels are provided.
The apartment accommodates 4 people. A folding bed for a 5th guest can be added upon request.
PLEASE NOTE: Two-nights stays are possible but should be discussed with me (If you're interested, please send a message).
Interaction with Guests
Since I do not live there or nearby, it is highly recommended to have cell phones or computers to allow communication during the stay.
I can be reached anytime through phone calls, texts, (website hidden), emails, airbnb message system.
Please note that check in is after 2 PM and check out is before 10 AM.
This is to allow proper cleaning and maintenance service between arrivals and departures.
Guests are expected to take a great care of the property, to keep it clean and to return it in the same state as it was found at check-in.
Also we expect guests to be respectful with the neighbors and people, to avoid noises, to close the elevator's doors (otherwise it won't work and the neighbors would have to climb the stairs!!)
A manual with instructions and rules is available at the apartment and it is sent before the arrival. Guests are expected to read it carefully and to follow the rules.
The trash-can should be emptied every time is full and the day of departure.
Smoking is not allowed anywhere in the apartment and in the building.
Luca was absolutely wonderful! His apartment was so conveniently located and perfect for all of the tourist attractions we wanted to visit. He was quick to respond to anything we messaged him before our arrival and during our stay. He recommended this wonderful restaurant down the street that we absolutely loved! If we ever return to Rome, we will definitely be staying at Luca's apartment again.
Luca's apartment is super comfortable as Luca has thought about every little aspect in advance. It is beautifully furnished, tastefully decorated and we loved staying in it.
We are a family of husband, wife and teenage daughter and spent 3 nights at Luca's apartment.
It is easily accessible by Metro and you can walk from here to the Colosseum and Roman Forum. If you are wiling to walk for 30 -45 minutes, you can also walk to the Pantheon, the Trevi fountain and the Spanish steps besides most of the museums.
Luca was also kind enough to help with a taxi booking and provided clear instructions to reach the apartment. He was present during the check in and our check out was hassle free

This is my second time at Luca's apartment, and again it was perfect. We were allowed to check in early, and we're able to get in a good day of sightseeing at the Forum and Palitine Hill. Rome is a great walking city and if you are in reasonable shape all the major sights including the Vatican are within walking distance from the apartment. If you are not so inclined, the subway (metropolitano) is just steps away.
Luca was very accommodating and provided us with all the useful information. The flat is amazing and its location is also great! I will definitely user his flat again if I go back to Rome.

The apartment is beautiful, clean and comfortable in an excellent location! You are on a street with most all of your grocery needs, blocks away from Termini for easy public transportation access anywhere. But... You can walk to the Colossseum and most of the other major sights. Luca is a perfect host. He is easy to contact! I would recommend this to anyone!

My husband and I had a fantastic time in Rome. This was our first visit to Italy. We found Lucas' apartment to be very charming. It was clean and nicely decorated. The bed was quite comfortable. The building is maintained well and secure. I enjoyed the experience of staying in a neighborhood with local residents instead of a hotel-less touristy. I would recommend Lucas' apartment.

I am a scientist who loves music, arts and photography. I have lived for 5 years in San Diego, California and, since then, my heart belongs to both US and Italy. Quite different cultures, I have to admit, but probably one fills the gap of the other.
I have decided to return to Rome because I truly love the Eternal city, its beauty and its charm. I couldn't live anywhere else. I always hope that my guests will share this feeling about this amazing city.
