Lovely and spacious apartment in the HEART of ROME, walking distance to the COLOSSEUM, Roman Forum and many other tourist sites such as the Basilica di Santa Maria Maggiore and San Giovanni in Laterano. The apartment is in a pleasant residential neighborhood (called Esquilino, one of the seven hills) yet just a short walk from the Termini train station, where you will arrive if you take the express train from Fiumicino Airport or arrive on a long distance train. A big and convenient supermarket is downstairs, another one 100 meters away on the same street! Right downstairs is an excellent bakery and on the corner is a popular restaurant. Other restaurants, shops, caffés, and gelato shops are nearby.
Besides being very convenient for walking to many tourists spots, the apartment is ideally situated for using public transportation. It's just 100 meters to the Metro A line, or a short walk to many bus and tram lines. It's a ten minute walk to Termini station and the Metro B line. From the Termini station you can take the express train to the Fiumicino airport.
The apartment is on the third floor, with a lift in the building.
Very quiet, bright, charming, colorful and spacious. Big living room with double sofa bed, bedroom with king-size bed, bathroom, kitchen. Many accessories/amenities like dishwasher, washing machine, A/C, 32'' TV Sony + DVD reader with USB, wi-fi internet connection, microwave oven, toaster, hair dryer, iron, ironing board, etc. Furnished with outstanding ANTIQUES (mid 1800). Fresh linens and towels are provided.
The apartment accommodates 4 people. A folding bed for a 5th guest can be added upon request.
PLEASE NOTE: Two-nights stays are possible but should be discussed with me (If you're interested, please send a message).
Please note that check in is after 2 PM and check out is before 10 AM. This is to allow cleaning and maintenance service between one guest and another.
Guests are expected to take a good care of the property, to keep it clean and to return it in the same state as it was found at check-in.
The trash-can should be emptied every time is full and the day of departure.
Smoking is not allowed.
The host does not live there or nearby. Therefore it is highly recommended to have cell phones or computers to allow communication during the stay.
Luca kindly let us leave our luggage at the apartment prior to check in after maintaining excellent contact with us prior to our arrival. He then met us at the apartment, and gave us a great introduction to it and the neighbourhood! Luca is a lovely person and we felt right at home from the moment we met him. We were so grateful for the lovely fruit and other essentials Luca left for us in the apartment, which is even more better than the photos! There is a small supermarket and two mini markets across the street and a larger one a block away, as well as the fabulous bakery/cafe/delicatessen downstairs. Luca gave us some dining out recommendations and urged us to look at the guest comments book that groaned with ideas - both Luca and the book were great resources.
The apartment was well insulated from traffic and other street noises and our family of four slept extremely well.
The Metro station is a stone's throw from the apartment and the Colosseum, Roman Forum and other major attractions are just 10 minutes walk from the apartment.

We had a wonderful time at Luca's place. The location was very convenient; walking distance within the termini, metro was right around the corner and supermarket right in front of the apartment. Luca was very easy to get in touch with and we met him at the apartment. He took the time to explain everything what we needed to know about the place. It is very spacious and has a full kitchen with all utensils. I would highly recommend this place and would love to come back to Roma and stay again! Thanks Luca!
The apartment is well equipped and beautiful and near the metro (1 stop from Roma Termini) which makes is convenient to travel around rome. Once we figured out the route, walking to the colosseum took us only 15mins. There is not much around the apt so no point walking around but there are two supermarkets (1 opposite and another 1 min to the right of the apt) which made shopping for food and drinks easy. The only issue I faced and which Luca tried to resolve over the phone was the heating. I could not turn on the radiator at night which made the nights rather cold and from my understanding the timing for radiators have been programmed but I could not override it. So we ended with cold nights and warm afternoons, we would have preferred it the other way around. Other then this, it is a beautiful apt and we enjoyed our stay. Thanks Luca!
Luca is a great host and has always been available to help whenever we needed.
The house is fully equipped, next to the station and to many restaurant, shops, pharmacies, sights, etc.
We will definitely come back to Rome and his property will be our first choice!

My husband, teenage son and me spent five wonderful days in Rome. Luca's flat was perfect for us. When we arrived there was some juice in the fridge and a bowl of fruit on the table in case we felt thirsty or hungry after our long flight. The flat is spacious and comfortable. It is also well-equipped and within easy reach of public transport. All in all, Luca's flat is worth recommending!

This is a good place to stay in Rome. Luca met me at the apartment and explained everything, no problems. The apartment is a little older, so if you want "shiny and brand new," it would not be for you. However, the place is clean with just about everything you need: washer, dishwasher, utensils, moka pot, and a some spices, balsamic, sugar, etc. There is also pretty good wifi that allowed me to do work online, which was a necessity for me.
The location is excellent. It's within walking distance to most of the famous historical sites, and it's a minute walk to the Metro to go anyplace else. There's also a good little grocery across the street and a larger Conad up the street a little.
The only negative was that someone in the building was renovating one of the apartments, so there was noise from that part of the time. This will happen in these old buildings, though, and was probably a temporary thing.
Overall, I would recommend this place to anyone wanting to spend a few days in Rome.
